In this report we cover single family homes with less than 2000 square feet, sold in August.
By far the biggest price in this report goes to 12306 Antille Drive at $475,000. This is the smallest model in Boca Falls with 3 bedrooms, 2 1/2 baths and a 2-car garage in 1980 square feet. The house has a pool in the back (excessively featured in the first 14 MLS photos), French doors with impact glass, and a nicely remodeled kitchen. For a corner lot with no lake view $240/sq.ft. seems is a good price for the seller, and it sold in less than a month.
Only one other house under 2000 square feet sold for over $400K. Just east of Lyons Road is the gated Escondido neighborhood, where 21110 Escondido Way sold for $415,000 in only 3 days on the market. The house has 3 bedrooms and 2 baths in 1930 square feet, with a remodeled kitchen, large screened in patio and lake view in the back.
18086 Clear Brook Circle sold for $375,000. With just under 2000 square feet, the house has 3 bedrooms and 2 1/2 baths in the Coral Bay subdivision. The backyard faces a canal, a large parcel owned by the water management district, and then the Loxahatchee refuge. This house also had kitchen and bathroom remodeling. It sold in just 2 days. With its location and features, a patient seller who priced it higher would have gotten $400K or more.
Also in Boca Chase, 10836 Buttonwood Lake Drive sold for $355K with 4 beds, 2 1/2 baths in 1930 square feet. The house was on its second listing and had been on the market for a total of over seven months.
Two smaller homes sold in Loggers’ Run, both 3 bed, 2 bath models around 1900 sq.ft. in the Cimarron subdivision. 11403 Woodchuck Lane sold for $370K and 21500 Woodchuck Court sold for $342K.
Four houses under 2000 square feet sold in the Palmetto Pines area all in a tight price range. The best price was $340,000 for 22306 Doran Avenue, with 3 beds, 2 baths, a pool, lake view, and remodeled kitchen and baths.

In nearby Boca Springs, 10092 Country Brook Road sold for $332 with 3 beds and 2 baths in 1750 square feet.
Just north of that, two houses sold in Allegro. 10080 Fanfare Drive sold for $307K with 3 beds and 2 baths, while the slightly larger 10110 Fanfare sold for $295K.
East of 441 in Sandalfoot Cove, two houses sold that are almost next door to each other, each for $275,000: 22646 SW 64th Way (3 beds, 2 baths, 1450 sq.ft.) and 22656 SW 64th Way (3/2, 1540 sq.ft.). Not far away 9390 SW 2nd St. (3/2, 1510 sq.ft.) sold for $273,500.
East of Lyons and just north of SW 18th in the Trends community, 2960 Floralwood Lane sold for $335K with 3 beds and 2 baths in 1610 square feet, while 23091 Sunfield Drive (3/2, 1490 sq.ft.) sold for $290K.
North of Glades and just east of Shadowood, 9691 Carousel Circle S sold for $295K with 3 beds and 2 1/2 baths in 1700 square feet.
The last pocket of homes in this report is close to Yamato Road between 441 and Lyons.
Two houses sold in American Homes – Southwind Lakes on Edgemont Lane. 9208 Edgemont sold for $330K with 3 beds and 2 baths in 1500 square feet. Apparently purchased by an investor, it was almost immediately put back on the market as a rental listed at $2400 a month. Two doors over, 9200 Edgemont sold for $290K with 3 bedrooms and 2 bath and under 1300 square feet.
Three homes sold in the Boca Landings / Boca Vista Estates neighborhood just north of Yamato.
