Foreclosures Depress Boca Isles Prices

Home prices in Boca Isles fell by nearly 4% in 2016 compared to 2015. The average transaction price was $492,000, a drop of $20K from the $512,000 average in 2015. The numbers are still higher than they were in 2014 ($478K).
As we noted in our mid-year report on Boca Isles, these numbers are a bit misleading. There were a large number of “REO” (bank owned) transactions in 2016 and these tend to sell at lower prices. Removing the REO transactions from both years showed no significant changes in price from year to year with average price in both years around $512K.

Measured in dollars per square foot, the overall average for 2016 was $182/sq.ft. Removing non-REO homes raises that average to $188/sq.ft, about the same as 2015 but well above the 2014 numbers.
Leaving out the REO homes, prices ranged from a low of $392K to a high of $670K. Seven of the REO homes sold for less than $390K. Most homes in Boca Isles have four or five bedrooms ranging from 2300 to 3200 square feet. There are a few exceptions.

There were roughly 60 transactions in each of the last three years. Excluding REO homes, homes sold a little quicker in 2016 with the average selling in a bit less than two months and the median at only 34 days.
Boca Isles includes two neighboring gated communities zoned for Olympic Heights High, Eagles Landing Middle, and Sunrise Park Elementary. They are located on Cain Blvd south of Yamato, with South County Regional Park to the west.

Boca Winds Home Prices Up 8% and Selling Faster

Homes in Boca Winds sold quicker and for substantially more in 2016. The average home price rose to $369K, up from $360K. That’s a 2.5% increase. The price rise was more pronounced on a dollars per square foot basis, at $174/sq.ft. in 2016, up 8% from $161 in 2015 and $159 in 2014.
Boca Winds is an ungated community at the far west end of Palmetto Park Road. It is bordered on the south by the Loxahatchee Canal and the county line, to the west by the Fran Reich Preserve, Boca Falls to the north and Boca Reserve to the east. It is zoned for the nearby Waters Edge Elementary, Loggers Run Middle, and West Boca High schools.

Our data show 82 transactions in 2016, up from 61 in 2015 and 60 in 2014. Homes are also selling quicker, averaging 42 days (median 26) vs. 57 in the two previous years. This is a pattern that is being noticed across a number of areas, so if you’re thinking of selling, it may be time to contact Monument CO realtors or ones closer to your area in order to get the best price for your home. The 2016 numbers include 7 REO transactions and 2 short sales. The busiest street was Sea Bass Drive with 9 transactions. These sales are higher than last year despite many of the houses needing work done to them as they have existing issues. The buyers are needing to have projects like WDR Roof Repair but are still willing to pay a higher price than last year.

Homes sold in 2016 ranged from 1400 to 3600 square feet with prices typically ranging from the low $200s with 3 bedrooms and 2 baths up to the mid-$500s with up to 6 bedrooms. They were built from 1985 through 1999.
22466 Tuna Place sold for the lowest price in Boca Winds in 2016 at only $155K. The 2500 square foot home has 4 bedrooms and 2 1/2 baths. The price is so low we think something is fishy and are checking with the listing agent. We suspect this is a typo and that it actually sold for $355K.

This increase in the price of homes is generally seen across the States. Just ask any Winston Salem real estate agents and they will be sure to tell you the same thing is happening in North Carolina, for instance. It appears now would be a good time to start owning properties, before prices increase even further.

Boca Falls 2016 Real Estate Report – Prices Up But …

Boca Falls homes sold for higher prices in 2016 compared to previous years, but the numbers are mixed. The average transaction for the year was just under $593,000, up dramatically from the averages of $538K in 2015 and $522K in 2014. That’s a price increase of over 10% compared to the previous year.

When we dig into the numbers we find it’s not that simple. The reason for the increase appears to be the result of larger homes being sold. The average size in 2016 was nearly 3400 square feet (living area), up from 3100 square feet in 2015 and under 3000 square feet in 2014.

Measured in dollars per square foot the 2016 average was $178/sq.ft, up from $174/sq.ft. in 2015 (a 2% increase). The number in 2014 was $177/sq.ft. Looked at this way Boca Falls home prices have not increased significantly in the last two years. We checked the numbers after taking out REO (foreclosure-related) and short sale transactions. It did not make a noticeable difference.

Recent Home Sales in Boca Fontana, Colonnade, New Floresta, and Woodfield Hunt Club

We don’t often see houses west of the Turnpike in zip code 33434 selling for $400K or more. The ranch home at 19867 Latona Place sold for $400,000. It has 5 bedrooms and 3 full bathrooms in 2740 sq. feet of living space. Located on a cul de sac, it has beautiful lake views. A special feature is the in law quarters with a private kitchenette,  bathroom and front and rear entrances. The home has a kosher kitchen with stainless steel appliances, 2 dishwashers and 2 garbage disposals. There is a large formal dining room and family room. The bathrooms have been renovated. The outside area has an air conditioned patio/sunroom and a screened in pool.  Built in 1985, it was previously sold for $295,500 in 2012.
Colonnade at Glen Oaks is a community located just south of Yamato on St. Andrews. Amenities include sidewalks, bike and jogging paths, basketball and tennis courts. Students are zoned for Calusa Elementary School, Omni Middle School and Spanish River Community High School.

The patio home at 4350 NW 26th Avenue sold for $422,000. It has 3 bedrooms and 2 bathrooms in 2229 sq. feet of living space. Special features include high vaulted ceilings with beautiful pine wood and a large eat in kitchen that opens into the family room. There is a formal living room and dining room with a fire place. The master bathroom has been recently updated. The home is situated on a spacious lot with lush landscaping, a screened in patio and a pool. Built in 1979, it was previously purchased for $213,000 in 1997.

The traditional home at 2669 NW 38th Street sold for $530,000. It has 4 bedrooms and 2.1 bathrooms in 2311 sq. feet of living space. pool. There is a large family room with an open kitchen. The home boasts a formal dining room and sitting room with hard wood floors. The outdoor entertainment area features a screened in pool. Built in 1986, it sold for $485,000 in 2014.
New Floresta is a small community on Potomac Road between Jog Road and St. Andrews Blvd. There are sidewalks throughout the community and large lots. Students attend Omni Middle School and Spanish River Community High School.

The Mediterranean style home at 2865 NW 29th Drive sold for $600,000. It has 4 bedrooms and 4 bathrooms in 2806 sq. feet of living space. This spacious two story home has a newly renovated kitchen with granite counter tops and wood cabinets. Two of the bathrooms have also been recently renovated. The spacious yard has a diamond bright pool. It was built in 1989 and sold for $280,000 in 1990.
Woodfield Hunt Club is a gated community located on Jog Road just south of Yamato Road. The community has two parks, 5 tennis courts and basketball courts. There is a large clubhouse as well. Non-equity memberships in Woodfield Country club are available to residents. Students attend Omni Middle School and Spanish River Community High School.
The two story home at 3880 St. James Way sold for $450,000. It has 4 bedrooms and 3 bathrooms in 2579 sq. feet of living space. pool. The updated kitchen has wood cabinets and granite counter tops. The family room has a wood burning fireplace with a coral stone surround. The home sits on an oversized lot and has a screened in pool. Built in 1983 for $250,900.

The large estate home at 3015 Equestrian Drive sold for $830,000. It has 6 bedrooms and 4.1 bathrooms in 4285 sq. feet of living space. The foyer features an oak spiral staircase and beautiful wood floors. There is a dramatic fireplace in the main living area. The formal living room has a beautiful view of the lake. The gourmet kitchen has a one of a kind acid washed granite counter top, stainless steel appliances, custom wood cabinetry and an extra large island. The outdoor entertainment area has a summer kitchen and tropical pool with long lake views. Built in 1991, it was last sold for $570,000 in 2000. The house sits on a corner lot and appears to have one driveway on each street.

Recent Home Sales in Mission Bay, Lexington Estates, Boca Reserve and Boca Grande

The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is just west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School. There are swimming pools, tennis leagues, social events and more. HOA fees vary.

The Mediterranean style home at 10968 La Salinas Circle sold for $410,000. It has 4 bedrooms and 3 full bathrooms in 2261 sq. feet of living space. Special features include an updated kitchen with maple wood cabinetry, granite counter tops and new stainless steel appliances. The master bedroom suite has a double door entry and 2 large walk in closets. French doors lead to a screened in patio and pool. There are no rear neighbors. Built in 1993, it was purchased for $184,000 in 1995.
Lexington Estates is a gated community located on Palmetto Park Road, west of 441. Amenities include basketball and tennis courts as well as a community pool and picnic area. Students attend Coral Sunset Elementary School, Loggers Run Middle School and West Boca Community High School.

The contemporary ranch home at 10300 Lexington Estates Blvd sold for $442,000. It has 4 bedrooms and 3 full bathrooms in 2762 sq. feet of living space. The home has a 3 way split bedroom floor plan, high ceilings and lots of natural light. The kitchen has granite counter tops and stainless steel appliances. There is a new washer and dryer. A special feature is the custom built cherry wood bookcases from floor to ceiling in the den. The outdoor entertaining area includes a screened in patio and pool and a fence backyard.  Built in 1996, it was sold for $225,200 in 1997.
The traditional two story home at 10114 Lexington Estates sold for $465,000. It has 5 bedrooms and 3 full bathrooms in 2964 sq. feet of living space. The master bedroom and a guest bedroom are located on the ground floor. The custom kitchen has spacious counter tops, wood cabinetry and designer accents. The bathrooms have all been updated. Additional renovations include 18 inch tile and beautiful wood laminate flooring. Built in 1992, it was sold for $585,000 in 2005.
Boca Reserve is a gated community located off Palmetto Park Road, west of 441. The community has landscaped walkways and is close to shopping. Students go to Loggers’ Run Middle School and West Boca High School. We previously wrote about the development in 2014 and earlier in 2013.

The large ranch home at 12257 Boca Reserve Lane sold for $637,500. It has 5 bedrooms and 3.1 full bathrooms in 2979 sq. feet of living space. There is carpet and ceramic tile throughout. The custom kitchen opens to the family room. It has wood cabinets, granite counters and stainless steel appliances including a double wall oven. The master bath has dual sinks with separate shower and tub. The home also boasts a 3 car garage. The home was built in 2014 and originally purchased for $583,320.
Boca Grande is located on Palmetto Park Rd West. The community features large homesteads with room for stables and horses.

The large traditional home at 21640 Cartagena Drive sold for $1 million. It has 4 bedrooms and 4.1 bathrooms in 4363 sq. feet of living space. The open floor plan has lots of room to entertain and plenty of natural light. The chef’s kitchen has an island, pantry and breakfast bar. There is a grand entry, custom bar and soaring wood ceilings. The great room has a fireplace surrounded by stone. The backyard boasts a built in grill and screened in patio with a pool. This home is situated on 5 acres with a 4 stall barn and mature trees. It was purchased for $190,000 in 1985.
