Multimillion Dollar Sales in West Boca

Real estate in Florida is booming. Many people are investing in property and finding that they can make a good profit when selling it. Some are purely selling because they’ve invested a lot into the property and are now looking for a return on that investment, some are looking to get a home with more space and some are selling as they’re relocating to the coast and like the look of condo renovations in Naples Florida. Four West Boca houses sold in the past couple of months for prices in excess of $2 million. All were in zip code 33496, with two of the sales in Long Lake Estates, one in St. Andrews Country Club, and the fourth in Fieldbrook.

The biggest sale was in mid-March, when 8747 Twin Lake Drive sold for over $3.85 million. The buyer won a $50M Canadian lottery jackpot in February and we’re happy to welcome him to West Boca.
As you might expect, it’s a big house:

The house has six bedrooms, seven full bathrooms plus a half bath, all in just under 8000 square feet of living space. On top of that it has five garage spaces for cars and a total of nearly 12,000 square feet including the garages and patios. Built in 2005, it was previously owned by a successful entrepreneur in the supplements industry who bought it in 2007 for just under the current sale price.

The house sold quickly, in just about a week. The vacant lot next door was purchased in 2014 for $800K.

Selling for just over $3.4 million, 7091 Queenferry Circle is located in St. Andrews Country Club with a lake and fairway view. The sale price is a big drop from the original listing at $5.2M, and it was on the market for over a year.
The home, built in 2014, has six bedrooms, seven full bathrooms and three half baths in over 9000 square feet. The buyer is a family trust in the name of a CEO who runs a military clothing company. The seller is a corporation that may be connected to another Florida executive who was accused of a stock kickback scam by the SEC a few years ago, and also to a major real estate player with a federal cocaine conviction back in the 1980s.

18118 Daybreak Drive in Long Lake Estates sold for $3.25 million, down from its original listing at $4M. It was on the market for 11 months. This is another 9000+ square foot house with a total of eight bedrooms and 9 1/2 baths, plus 5 garage bays and a tennis court. It has a particularly nice lake view though it may get some road noise from Clint Moore. The house was built in 2002.

County records don’t identify the transaction or the buyer yet. The sellers are a British couple. The husband appears to run a railway signalling company in the UK and the wife is a television producer there.

Last, and least in this group, 17776 Fieldbrook Circle West sold for just under $2.2 million. Fieldbrook is a small community on the west side of Jog Road, north of Clint Moore. The sellers are a local couple and the husband is a real estate agent who sold the house himself. They bought the house at the bottom of the market in 2011 for $1.35 million, making this a great turnaround.
He listed it last fall for three months at $2M, then took it off the market and put it back on again for a quick sale in January, closing in late April.
Built in 1995, the house has 6 bedrooms and 5 1/2 baths in 5900 square feet. There’s a fairly shallow backyard filled with a large swimming pool. It backs up to another exclusive neighborhood called Boniello’s Acres. The front of the house has a large circular driveway and lake view, and there’s a tennis court on one side.

The single family home at 21760 Club Villa Terrace sold for $605,000. Located in Town Place Club Villas, the home is on an oversized lot overlooking the lake. It has 4 bedrooms and 3 bathrooms in 2562 sq. feet of living space. Built in 1985, the kitchen was recently renovated with new marble counter tops and custom cabinets. The master suite and bath was also renovated with marble counter tops and floors. The large backyard has an in ground pool. It was purchased in 1994 for $266,000.
Also in Town Place Club Villas, the house at 21721 Town Place Drive sold for $575,000. The large lot faces a lake and a quiet park. The home has 4 bedrooms, 3 full bathrooms and a 3 car garage. The home has ceramic tile and wood flooring, stainless steel appliances in the kitchen, and a beautiful courtyard. Built in 1984, it was originally purchased for $271,700. It was sold for $377,500 in 2003.

A Mediterranean style home at 21718 Club Villa Terrace sold for $579,500. This lake front lot has 4 bedrooms, 3 bathrooms and a 3 car garage. It has 2765 sq. feet of living space and was built in 1986. The gourmet kitchen has granite counters, custom cabinets and stainless steel appliances. The large covered patio overlooks a beautiful pool and gardens. The home sold for $302,300 in 1985 and $470,000 in 2008.
Via Verde
Estancia IV is a gated community on the south side of Glades Road, across from Boca West between the Turnpike and Powerline Road. Amenities include bike and jogging paths, sidewalks and tennis. Students go to Del Prado Elementary School, Omni Middle School and Spanish River Community High School.

This ranch at 7417 Estrella Circle, located in Estancia IV of Via Verde, sold for $501,000. Built in 1980, it has 4 bedrooms and 3 full bathrooms in 2966 sq. feet of living space. The covered patio and large pool overlook the lake. The original purchase price was $345,000.
In the Paseos section of Via Verde (east of Powerline), 20784 Soneto Drive sold for $535K, not far below its listing price of $550K. The ranch has four bedrooms and two baths in 2400 square feet of space. Features include a marble foyer, stainless and granite in the kitchen plus an induction cooktop, and a built-in wine cooler.
Boca Pointe
23376 Mirabella Circle South is in the Valencia subdivision of Boca Pointe on the south side of SW 18th. The house sold for $500K even. It has three bedrooms and two baths in just over 2000 square feet.

Currently for sale in Boca Pointe by our brokerage is 7135 Mariana Court, in the Encantada subdivision just east of Valencia. Listed for $824,900, it has four bedrooms along with 3 1/2 baths and over 4100 square feet of living space. There are many features including a media room with eight recliners and a very nice pool in the back yard.

Also in Encantada, 7242 Montrico Drive sold for $500K even. The ranch house has 4 bedrooms, 3 baths in 3200 square feet, plus a 3-car garage.
In the La Corniche subdivision within the main development, 7782 La Corniche Circle sold for $545,000. The house has four bedrooms, four and a half baths in over 3400 square feet of space. The corner lot home includes a salt water pool.
In the Esplanada subdivision, 22532 W Esplanada Circle W sold for $597K. The large 4-bedroom, 4-bath house has over 3800 square feet of living space.
Our brokerage also has a rental available in Boca Pointe, at 7535 La Paz Court, unit 305, for $2200 per month. It’s a large two bedroom model with granite and high end appliances.
A 3-bedroom condo, 7567 Imperial Drive unit 701, sold in Boca Pointe for $525K. It’s considered a lower penthouse and has over 2500 square feet with lake, golf and pool views.
An even larger condo, 7351 Promenade Drive, unit 501, sold for $510K. This unit has 3 beds, 2 1/2 baths and just under 3400 square feet.
Boca Grove
Boca Grove is a gated community is located on Glades Road, just east of the Florida Turnpike. Amenities include a large clubhouse, exercise room, golf course, tennis, pool and hot tub. There are basketball courts, and bike and jogging paths as well. Owners must purchase equity membership for $70,000. Students in this community go to Del Prado Elementary School, Omni Middle School and Spanish River Community High School. We’ve also heard rumors that pop star Austin Mahone and/or his mother own a house in Boca Grove.

The contemporary home at 7826 Afton Villa Court in Boca Grove sold for $1.199 million. This incredible home has a beautiful lake view, and a master suite with sweeping views of the pool, lake and golf course. There are 6 bedrooms and 5.1 bathrooms in 5250 sq. feet of living space. The master bathroom has marble floors and exotic wooden custom cabinetry. The master suite and 2 bedrooms are located on the ground floor. The patio and pool deck are covered with Jerusalem Stone and there is an outdoor fire pit and waterfall. Built in 1984 for $530,000, it was purchased in 2005 for $1.07 million. This particular home is located near the western edge of the development, which has a back entrance and exit to Glades Road near the Turnpike.

Boca Del Mar
Boca Del Mar is a large development with many subdivisions, south of Palmetto Park Road running to Military Trail. Some think it’s the basis for the “Del Boca Vista” community in the Seinfeld comedy series.

6760 Villas Drive East sold for $500K even, about 10% off its listing price of $549K. The ranch home has three bedrooms and three baths in just under 2800 square feet, a cul de sac location with a golf course view out the back.

Recent Sales in Boca Reserve, Boca Falls, Loggers Run and Mission Bay

Zip code 33428 is located west of Lyons Road, south of Glades Road, and north of Loxahatchee Road. Many neighborhoods can be found here including Mission Bay, Boca Falls, Boca Winds, Kestrel Loggers’, Avalon, Vineyards, Boca Woods, Boca Lago, and Boca Dunes. The area is close to shopping and the South County Regional Park.

Boca Reserve is a gated community located off Palmetto Park Road, west of 441. The community has landscaped walkways and is close to shopping. Students go to Loggers’ Run Middle School and West Boca High School. We previously wrote about the development in 2014 and earlier in 2013.

The house at 12066 Boca Reserve Lane sold for $910,000. It has 4 bedrooms and 4 and half bathrooms. The total square footage is 5381 sq. feet. Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

Boca Falls
Boca Falls is a gated community with manned entrances on Glades Road and Palmetto Park Road, west of 441. Amenities include an large resort-style pool, several tennis courts and a full-size outdoor basketball court. The clubhouse has a recently renovated and enlarged fitness room along with a covered playground. There are amazing sidewalks and biking paths and a private entry for the elementary school. Students go to Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.

The home at 21420 Gosier Way sold for $530,000. Located in the gated community of Boca Falls, it has 4 bedrooms and 3 full bathrooms in 2700 sq. feet of living space on one floor. The master bedroom and kitchen were recently remodeled. There is a screened patio and an in ground pool. The house was built in 1997. The previous owner took a hit, having paid $724K back in 2005.

This two story home at 21516 Halstead Drive sold for $550,000. The home has 6 bedroom and 3 full bathrooms in 3000 sq. feet of living space, also on one floor. The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.

This stunning ranch at 21780 Marigot Drive sold for $634,350. The home is located in the higher end “Crystal Pointe” subdivision of Boca Falls and features a large pool, patio and outdoor kitchen overlooking the lake. The home has 6 bedrooms and 4 and a half bathrooms in 3500 sq. feet of living space. The master bedroom is on the ground floor and has engineered hardwood floors. The seller was the original owner who paid $325K in 1996.

A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288-Rock-Ridge
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.

21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.

Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.

21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.

9719 Palma Vista Way, on the east side of 441 just north of West Boca Medical Center and just south of the Home Depot and Publix plaza, sold for $675K. The house has 6 bedrooms and 5 bathrooms in 3700 square feet on two floors.
21805 Old Bridge Trail, in Boca Woods, sold for $625K. It has 4 bedrooms and 4 baths in nearly 3500 square feet, and a golf course view.

Three Houses for Sale in Saturnia for $750K and up

Saturnia has a unique location sheltered from the rest of the world by South County Regional Park, and conveniently located across the street from highly rated schools: Eagles Landing Middle and Sunrise Park Elementary.

Prices are likely to go up since GL Homes is going ahead with a 43-home high-end development just south of Saturnia. Those houses will start somewhere north of $1 million, and that kind of addition tends to boost neighboring home values.


Two of the homes in this report are on one floor and were built in 2001. Brand new on the market is 19211 North Creekshore Court, listed at $809,900.

This is a large home for only one floor. It has five bedrooms and 4 baths in nearly 3700 square feet of living space. It’s also a fairly big lot at a third of an acre and it’s on a cul-de-sac with a pool and a pleasant lake view.

One particularly notable feature is the kitchen. It has gorgeous dark wood floors, upgraded cabinets, stainless appliances and exotic granite countertops.

Of course the house has a spacious master and its windows look out on the pool and lake. The master bath has a nice tub, separate shower, and separate “his and hers” vanities.

Next up is another large one-floor home with 6 bedrooms and 3 1/2 baths in just over 3400 square feet. 11741 Watercrest Lane is listed for $799,000 and has been on the market for less than a month.

Twelve houses away on the same street, 6173 NW 23rd sold for $550,000. The ranch has 3 bedrooms and 2 and a half bathrooms in 2521 square feet. It is on the same lake and has an in-ground pool. The kitchen has granite counters and stainless steel appliances. Built in 1994, it was sold in 2007 for $660,000. Before that it was purchased in 2001 for $484,000.

This ranch was built in 1982 and has a 3 car garage. It was last purchased in 1997 for $315,500. The kitchen and bathrooms were recently updated. Students in this community go to Omni Middle School and Spanish River Community High School. Woodfield Hunt Club is a gated community located on Jog Road just south of Yamato Road. The community has two parks, 5 tennis courts and basketball courts as well as a clubhouse.
