Burglaries in Boca Falls & Boca Madera; School on Lockdown

Update: A homeowner in Bayberry (Boca Winds) said she saw two black males in a older white pickup “casing the neighborhood”. They were not young, perhaps in their 30s or 40s, and she saw them two or three times. The location is very close to the Boca Falls burglary in this story and the description seems to match what the homeowner saw when she walked in on the burglars.

Two burglary incidents attracted a lot of attention in the past 24 hours, one yesterday afternoon in Boca Falls and early this morning in Boca Madera.

Readers alerted us to an incident yesterday in and near Boca Falls at the west end of Glades Road and Palmetto Park Road. Several police cars were seen, some on Glades Road near the Boca Falls entrance with others on or near Palmetto. Readers also saw a police helicopter. We arrived on the scene about an hour later and saw one police car at Palmetto and Riverside along with the helicopter.
One of our readers described the incident as he heard it:

[The homeowner] walked into her house and her house was being robbed! She saw them and they saw her and then they ran out the back and she ran out the front. They did take items from her house. From what she said, they came in by piggybacking through the gate.
Hopefully word will get out and our neighborhood will take precautions and this doesn’t happen again!

Various sources tell us that police were looking for two black males in a white pickup; the pickup “piggy backed” through the gate near Waters Edge Elementary School; Waters Edge went on a “Code Yellow” lockdown for about an hour; and that Boca Falls was already considering measures to improve gate security and this incident is likely to accelerate changes.
The reference to piggy backing is when an unauthorized vehicle follows closely behind an authorized vehicle to get through a gate before it closes.
Another reader forwarded us this notice from Waters Edge Elementary:

Please know that for everyone’s safety, we were on a Code Yellow today from approximately 12:25-1:25 pm due to some unusual activity in Boca Falls– we are now “All Clear”. All students and staff remained in the building and they did a fabulous job following our expectations. We appreciate everyone’s support during this time.

So far there’s no indication as to whether the burglars were caught or not.
We should note that crime maps show incidents like this are rare in gated communities, and West Boca has one of the lowest crime rates in Palm Beach County and South Florida.

Early this morning there was a burglary in the Boca Madera neighborhood which is on the east side of Jog Road north of Glades near the St. Andrews School. It’s inside the city line but still what we consider West Boca (west of Military Trail). Boca Raton Police notified the community (via Facebook and Twitter) of the incident and warned residents to stay inside.

Not too long after they followed up with an all-clear notice:

WPTV reports that two men were arrested after a search was conducted by Boca Raton PD and a PBSO helicopter. We do not see any blotter entries that fit yet, but it was only a few hours ago and usually takes longer than that for them to show up.
Note that the correct spelling of the neighborhood is Boca Madera (Madera is Spanish for wood), not Madeira (a Portuguese wine).

Real Estate Analysis: Boca Falls

We’ve been doing real estate reports for a while now, but to help our readers better understand the market, we’re starting a new series of reports analyzing real estate data to get a better sense of market trends specifically for West Boca.
We’re starting with Boca Falls. We looked at closed real estate transactions in the first half of 2015, and compared them with the second half of 2014 and the first half of 2014 as well. Our spreadsheets are at the bottom of the article for those who want to get into the nitty gritty.


Average transaction prices were up compared to a year ago, but on a $/sq.ft. basis there was not much change. Houses do seem to be selling more quickly.


Overall prices seem steady with some hints of increases. The average transaction price of non-REO* sales in Boca Falls in the first half of 2015 was $556,990, just a few hundred dollars less than the second half of 2015. This is significantly higher than the first half of 2014, which was $495,763.

*REO (generally meaning bank-owned) transactions tend to be lower prices and of less interest to readers thinking of selling their house.

The average price in per square foot hasn’t changed much, staying pretty close to $177/sq.ft. For the more recent two data sets we broke them down by number of floors. Single-story homes sold for roughly $10-20 more per square foot but there is still plenty of variability.
Non-REO homes did move more quickly in the first half of the year, selling on average in 53 days, 23 days quicker than in the previous six-month period. Transaction prices are nearly 95% of the original list price, with a few sales at the listing price. Back in the first half of 2014 we saw houses selling for closer to original list price, suggesting that sellers are asking for more now but not getting much more.
REO homes are selling for closer to 90% of the original list price, and that actually declined in the first half of 2015.
We’ll do some more neighborhoods over the next few weeks and eventually try to tie it all together with a larger analysis of neighborhoods that have a lot in common.

Recent Home Sales in Boca Falls, Boca Winds, Mission Bay, Loggers Run and Palma Vista

Zip code 33428 is located west of Lyons Road, south of Glades Road, and north of Loxahatchee Road. Many neighborhoods can be found here including Mission Bay, Boca Falls, Boca Winds, Loggers’ Run, Avalon, Vineyards, Boca Woods, Boca Lago, and Boca Dunes. The area is close to shopping and the South County Regional Park.

The community has a clubhouse with a new exercise room, full-size basketball courts and several tennis courts. There is also a large resort-style pool and kiddie pool as well as a covered playground. There are sidewalks and biking paths and a private entry for the elementary school. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.

The beautiful home at 12295 Cascades Point Drive sold for $700,000. It has 5 bedrooms and 3 full bathrooms in 3254 sq. feet of living space. The master bedroom is located on the first floor. The large master bath has dual sinks and separate shower and tub. The backyard has an in-ground pool overlooking the lake. Located on the cul de sac, the home was built in 1997.
This is a high price for a house of this size in Boca Falls and good news for sellers in the near future. The house was previously purchased in 2007 for $680K, before the market fell. Our information indicates the sellers invested a lot in upgrades including top of the line appliances (including two dishwashers), custom cabinets and a summer kitchen.

21473 Halstead Drive sold for $575,000. It has 5 bedrooms and 3 full bathrooms. It’s a similar model to the $700K house above, but the location is not as good. It has no waterfront, is not on a cul de sac, and its backyard faces Boca Falls Drive through a hedge.
12220 Kenton Way
12220 Kenton Way sold for $645,000. It has 5 bedrooms and 3.1 bathrooms in nearly 3500 square feet on one floor. It is in Crystal Pointe, one of the two premium subdivisions in Boca Falls. It does have a lake view but the location is at the entrance to the subdivision meaning somewhat more traffic both in and out and along Boca Falls Drive.
Boca Winds
Boca Winds is a sister community to Boca Falls, also at the far west end of Palmetto Park Road, on the south side. The southern edge of the community borders the Loxahatchee Canal and Broward County. Community amenities include a clubhouse, basketball and tennis courts, a pool and sidewalks. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School. Unlike Boca Falls there is no gate.

The large home at 9779 Palma Vista Way sold for $666,500. It has 4 bedrooms and 4 full bathrooms in 3749 sq. feet of living space. The home was built in 2002. The kitchen has granite counter tops, an island, 2 wall ovens, stainless steel appliances and a walk in pantry. The resort style backyard has a heated pool and hot tub and overlooks the lake.

The total square footage is 5381 sq. feet. Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.

The seller was the original owner who paid $325K in 1996.

A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288-Rock-Ridge
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.

21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.

Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.

21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.
