Boca Isles, Boca Greens, Saturnia, Shores: 2020 Real Estate

The first half of 2020 shows wide variation based on neighborhoods. Homes in Saturnia, Boca Isles both sold well. Boca Greens continues to surge with more sales at higher prices. There was less activity in The Shores but pricing remains strong for sellers.

Saturnia

Saturnia homes sold well in 2019 and that continues in 2020 so far. Sixteen homes have closed this year, ahead of the 2019 pace. Prices are on par with last year or a bit higher.

Four homes sold for $700,000 or more with a top price of $790,000 for 19276 Natures View Court. It has 5 bedrooms and 3 baths in 3500 square feet. That matches the top price last year, also on the same street.

The same model at 19251 Creekshore sold for $780,000. Both have 3-car garages, private pools and water views.

Others in the 7s include:

  • 11827 Bayfield – 6 bedrooms, over 4700 square feet, $750,000
  • 19450 Saturnia Lakes – $700,000 for 5 bedrooms in 3500 square feet

The lowest price was $530,000 for 19477 Estuary, a 4-bedroom with 2700 square feet. That’s $35,000 over the low price in 2019.

A total of 7 houses sold under $600,000. Four of them were close in price between $530,000 and $545,000. Another group of four homes sold in a range from $620,000 to $635,000.

Median price was $621,000 and the average price was slightly higher at $629,000. All homes sold in Saturnia had at least 4 bedrooms and at least 3 full bathrooms. All but 3 of the homes had 3-car garages.

5 transactions are in some form of pending status. As elsewhere inventory is low. There are 4 homes listed at the moment with prices from $570,000 to $700,000.

On average homes took nearly 4 months to sell. 9 listings failed in the first half of the year, either expired or canceled.

Boca Isles

Boca Isles also saw increased volume in the first half of 2020 with 34 closed transactions. That’s more than half of the 53 deals in 2019.

Boca Isles North was busier with 20 homes sold, while Boca Isles South had 14 sales.

Both communities had fairly similar pricing. Boca Isles North deals averaged $566,000, a bit higher than the $564,000 in Boca Isles South. Pricing in Boca Isles North was also slightly higher on a dollars per square foot basis.

The biggest sale price was for 20130 Palm Island at $725,000 for a 5 bedroom with 3400 square feet, in Boca Isles South. Just a few doors down the slighty smaller 20160 Palm Island sold for $670,000.

The highest price in Boca Isles North was for 19239 Redberry, a 6-bedroom over 3400 square feet that sold for $710,000 after 7 months on the market. 19243 Bayleaf, a 5 bedroom under 3000 square feet, was next at $675,000.

For statistics geeks the median price in Boca Isles North was much higher at $582,000 vs $518,000 in Boca Isles South.

The lowest price was $413,000 for a 2100 square foot 3 bedroom at 19448 Preserve in Boca Isles North. The same model sold for $499,000 at 10856 Tea Olive.

20144 South Key Drive was the low price in Boca Isles South at $440,000 with 4 bedrooms and 2600 square feet. A large 5-bedroom went for $468,000 in a short sale at 20216 Ocean Key.

In both communities the average home took 2 1/2 months to sell. Inventory is low, particularly in Boca Isles North with only 3 homes listed ($530,000 – $745,000). There are 6 listings in Boca Isles South ($515,000 – $700,000).

Each neighborhood has 7 listings in some form of pending status. 6 listings failed in Boca Isles North and another 10 listings failed in Boca Isles South.

Boca Greens

Boca Greens homes have been rising in price for years and 2020 continues that trend. 21 homes sold in the first half of the year and prices jumped higher.

In 2019 four homes sold over $500,000 for the whole year. In the first six months of 2020 five homes have already sold over $500,000. Two homes sold for over $550,000, over last year’s top price under $540,000.

10370 Camelback was the big winner, selling for $565,000. It’s a 4-bedroom with 2500 square feet.

Just below that, 20202 Back Nine Drive sold for $555,000, a 3-bedroom home with 2500 square feet.

The low price was $290,000 for 19740 Back Nine Drive, an 1800 square foot 3-bedroom. The low in 2019 was $257,000.

The median price was $447,000 up from $429,000 last year. The average price was similar at $446,000.

While the average home took nearly four months to sell, that’s affected by two outliers which took over 500 days each. Leaving those two out, the average was closer to 2 months.

There are only 8 homes listed in Boca Greens ($430,000 to $650,000). 6 deals are pending and 6 listings failed.

The Shores

The Shores at Boca Raton saw only 7 transactions in the first half of the year, below the 2019 pace. 25 homes sold last year.

Prices continue to rise in The Shores. 11102 Blue Coral Drive broke the 700 ceiling at $715,000 with 5 bedrooms and 3400 square feet. Last year the top deal was $680,000 for a larger house.

11166 Sea Grass Circle was the low price at $392,000 for 3 bedrooms in 2100 square feet. This is substantially higher than the bottom two from 2019 ($330,000 and $375,000).

It’s a big jump up to the next deal at $490,000 for 11155 Sea Grass Circle (4 bedrooms, 2600 square feet). Last year several homes sold for less than that.

The media price so far in 2020 is $549,000.

Homes are selling fast, in less than 2 months. A couple listings failed, and 3 are pending.

4 homes are listed at the moment with prices from $525,000 to $570,000.

Prices Down in Boca Isles – Home Sales for First Half of 2018

28 houses sold in Boca Isles in the first half of 2018, 18 of them in Boca Isles South. None were over $700,000 though 7 of the sales were for over $600,000. In 2017 four homes went over the $700K mark. The low end was also lower with two homes selling under $400,000, compared to one for all of last year. The average price for all of Boca Isles was $531,000, down 2.4% from last year. The number of sales this year is also a little lower so far, while houses still average getting to contract in just over two months.

Boca Isles South

The four highest prices were all in Boca Isles South. All four have five bedrooms and 3200 or more square feet, and the top price went to 10897 Bal Harbor Drive at $695,000 with 3400 square feet.

Also above the $600K mark was 20111 Palm Island Drive at $623,000 with five bedrooms in only 2800 square feet, all on one floor.

Six homes sold in the 500s from $520,000 up to $580,000. 10611 Saint Thomas Drive sold for $555,000 with four bedrooms and three baths in 2900 square feet in a two floor model.

It was a big drop from there to the next group of four-bedroom houses selling from $414,500 up to $439,000. Three of the five were bank-owned foreclosures. Three of these lower prices were for the 2300 square foot four bedroom model. Keep in mind that last year we sold one of these models for $480,000.

Warren’s listing at 19641 Biscayne Bay Drive sold in 2017 for $480,000.

The bottom price was $369,000 for another bank-owned 4-bedroom, though with 2900 square feet. Also under $400K was 19832 Dinner Key Drive, another four bedroom in 2300 square feet, which sold for only $376,210 despite a complete remodel. That’s over $50,000 less than the nearest comparable sale. The house was listed by a Miami Realtor and the photography was terrible.

Boca Isles North

There were 10 sales in Boca Isles North in the first half of 2018. Two sold above $600K. With five bedrooms in 2800 square feet on one floor, 10863 Japonica Court closed at $630,900. The house has a somewhat larger than usual backyard and had undergone some remodeling.

19433 Black Olive Lane sold for $610,000 with four bedrooms in 2700 square feet on two floors. The house has been off and on the market since 2014, was foreclosed in 2015, and then underwent a complete renovation including a new roof in 2015, but still took three years and substantial price drops to get sold.

A five bedroom, 3000 square foot model at 10752 Maple Chase Drive sold twice in three months, first for $565,000 in January and then for $584,000 in April. This is an odd thing we see once in a while, and it’s funny to see how different listings of the same house have different details including year built and HOA fees.

Three more houses sold in the 500s from $520K for a 4-bedroom with 2700 square feet to $560K for a 4-bedroom with 3000 square feet.

Two more 4-bedrooms sold in the high 400s ($475K and $489K) with around 2700 square feet each. And the lowest price in Boca Isles North was $412,500 for that 2300 square foot 4 bedroom model at 19400 Preserve Drive.

Boca Isles Homes Sold 2017

Boca Isles South has a nice community pool area and clubhouse.

2017 saw 65 homes sold in Boca Isles, 29 of them in Boca Isles North and another 36 in Boca Isles South. Four houses in Boca Isles South broke the $700K barrier with two more over $690K.
The average for both communities together was a 2700 square foot 4-bedroom selling for $544,000 at just under $200 per square foot in a little over 2 months.
Boca Isles South
Boca Isles South wins a close race this year. The average price was $550,000, selling slightly quicker and slightly larger than Boca Isles North.
The top sale was 10922 Bal Harbor Drive at $720,000 for a 5-bedroom with 3200 square feet. It took 5 months to sell but for the seller it was worth the wait to find a buyer who appreciated all the upgrades in this gorgeously remodeled home.
Five more of these 5-bedroom, 3200 square foot models sold for prices between $695,000 and $705,000, all in Boca Isles South.
We were pleased to sell 19641 Biscayne Bay Drive, a 2300 square foot house, for $480,000.

That was the highest price for that model in Boca Isles South in 2017. Several others of that model sold for prices ranging from $360,000 to $465,000.
At the low end in Boca Isles South, three houses sold for $420,000 or less. Two were 3-bedroom models with just under 2000 square feet selling for $400K and $420K.

Boca Isles North
By comparison Boca Isles North was stronger at the low end. Only two homes sold for less than $470,000, one of them a short sale at $409,000 and the other a small 3-bedroom for $435,000.
Five homes sold between $472,500 and $495,000. The remaining 22 transactions were all for $510,000 or more.
The most typical of Boca Isles North was 19665 Black Olive Lane, a 2700 square foot 4-bedroom that sold for $535,000.
Homes in Boca Isles North did sell for a bit more on a dollars per square foot but they also took a few more days to sell.

Boca Isles, Saturnia, Boca Greens, Shores, Lakes at Boca Raton: Real Estate Report

We report on 17 homes sold from $330K to $735K in zip code 33498. Mission Bay and Island Lakes were covered in a previous article.

18636 Cape Sable Drive in Lakes at Boca Raton sold for $470K.

Saturnia
Saturnia generally has the highest prices west of US-441. This report is no exception with two of the top three prices in Saturnia. Mainly this is due to the homes being large.
19354 Skyridge Circle sold for $735,000. The house has just over 4000 square feet with 5 bedrooms, 4 bathrooms and a variety of nice features including a screened in pool with a lake view and a large second floor patio inside the screen.
Nearby 19245 Skyridge Circle sold for $670,000 with 5 bedrooms and 3 bathrooms in 3300 square feet. It has extensive remodeling including the kitchen, master bath and marble tile.
Boca Isles
Boca Isles is a large development between Yamato and Glades on the west side of Cain. It includes two sections, North (closer to Yamato) and South (closer to Glades).
20070 Ocean Key Drive in Boca Isles South sold for $705,000, a pretty high price for that community. The house has 5 bedrooms and 3 baths in just under 3200 square feet, with extensive remodeling.
19078 Cloister Lake Lane in Boca Isles North sold for $605K with 4 bedrooms and 3 bathrooms in 2700 square feet on one floor. Again this home had substantial remodeling and also has a screened in pool.
Back to Boca Isles South, 10933 Bal Harbor Drive sold for $569K with the same “Palm Beacher” 5 bed, 3 bath model as the one on Ocean Key Drive. The kitchen was nicely remodeled. Bathrooms and some floors could use an update and there’s no lake view but overall this buyer got quite a bargain by comparison.
Still in South, 19753 Dinner Key Drive sold for $545K with 4 beds and 3 baths in 2900 square feet on two floors. The house has some upgrades but some curious design choices may have reduced buyer interest.
In Boca Isles North again, the smallest model at 19496 Preserve Drive sold for $495K. It has 3 bedrooms and 2 baths in 2100 square feet. A new roof and various upgrades likely increased the value.
The slightly larger at 10864 Tea Olive Lane sold for $479K with 4 bedrooms and 2300 square feet. Again a new roof helped the price. This is why if you’re looking to sell your home on the market for a decent price, its best to make sure everything looks perfect which might mean you need to reach out to a company like Prime Roofing to repair or install a new roof.
The lowest price in Boca Isles goes to 20113 N Key Drive (Boca Isles South) at $455K with 4 bedrooms and 3 baths in 2800 square feet. The price was lower than usual because it’s a bank-owned property after a foreclosure last year.
The Shores at Boca Raton
Unusually large for The Shores, 11307 Sea Grass Circle sold for $665K with 7 bedrooms and 4 1/2 baths in just over 4000 square feet on two floors. It’s a relatively high price for the neighborhood but a good deal for the buyer on a dollars per square foot basis and the house has some nice features as well.
We see more typical pricing with 18524 Ocean Mist Drive selling for $534K with 5 bedrooms and 3 1/2 baths in 3400 square feet. The price still works out cheap in dollars per square foot.
Boca Greens
Boca Greens is a gated golf course community but membership is not mandatory. Most homes are on one floor.
10353 Milburn Lane sold for $549,000. It has 4 bedrooms and 3 bathrooms in 2700 square feet. This is after substantial renovation including new roof, new air conditioning, kitchen, floors and more.
The larger 10367 Camelback Lane sold for $480K with 4 bedrooms and 2 1/2 baths in 2900 square feet. The substantial backyard is probably a magnet for sliced tee shots.
10556 Fenway Place went for the lowest price in Boca Greens this report at $350,000. The 2 bedroom, 2 bath home has 2100 square feet and sat on the market for over five months, due to a high original listing price ($435K).

Other Communities:
18636 Cape Sable Drive (image at top of this article) in Lakes at Boca Raton sold for $470,000. The house has 4 bedrooms and 3 1/2 baths in 2800 square feet on two floors.

18171 181st Circle S in Boca Chase sold for $383K with 4 beds and 2 baths in 2100 square feet. It took over six months to sell.
Stonebridge homes usually sell low due to the mandatory club membership. 17887 Stonebridge Court did better than usual at $330K with 4 bedrooms and 3 baths in 3100 square feet.

May Home Sales II: $185K to $750K

In Part Two of reviewing sales in May, we look at houses that sold for less than $800K. This is for homes west of the Turnpike (as far north as Atlantic) with over 2000 square feet of living space. Most of these transactions were west of US-441 and south of Clint Moore.  So, let us now review property sales in May.

Boca Falls: $473K to $721K
21351 Falls Ridge Way in The Estates sold for $721,000 after four months on the market. The large home has 7 bedrooms, 4 full and 2 half baths in nearly 4600 square feet, and 4 garage spaces. It’s on a corner lot with no lake view. At $158 per square foot it looks like a bargain though the house could use some updating in the bathrooms.

Also in The Estates, 21278 Falls Ridge Way sold for $590K after just 4 days on the market. The 5 bed, 3 bath house has just under 3200 square feet of living space on one floor.
The low end for Boca Falls was $473K for 12336 Antille Drive in the Cascades subdivision. The 4 bedroom, 3 bath house has nearly 2800 square feet on two floors, with no waterfront and no pool.

Boca Isles: $360K – $699K

10885 Bal Harbor Drive in Boca Isles South sold for just under $700,000. The 5 bedroom, 4 bath home in 3300 square feet has many upgrades including a circular driveway, gorgeous pool deck and high end kitchen.
19916 Dinner Key Drive sold for $360K with 4 beds and 2 baths in 2300 square feet. The smaller home needs updating and the lot backs up to the road noise from Cain Blvd.

  • $390K – 18269 Clear Brook Circle, 4 beds, 3 1/2 baths, 2800 sq.ft.

Boca Greens: $439K – $490K

  • $439K – 20112 Back Nine Drive, 3 bed, 2 bath, 2100 sq.ft.
  • $465K – 10070 Crosswind Road, 3 bed, 3 bath, 2250 sq.ft.
  • $490K – 10152 Canoe Brook Circle, 3 bed, 3 1/2 bath, 2900 sq.ft.

Boca Winds: $400K – $510K
12737 Tulipwood Circle sold for $510K. The house has 5 bedrooms and 2 1/2 baths in 2900 square feet, including a lake view, small backyard pool, and recent updates to the kitchen and bathrooms.
All five Boca Winds homes in this report have water views.

  • $400K – 22225 Collington Drive, 4 bed, 3 bath, 2200 sq.ft.
  • $425K – 21910 Palm Grass Drive, 4 bed, 2 1/2 bath, 2400 sq.ft.
  • $437K – 12332 Cabot Court, 4 bed, 2 1/2 bath, 2300 sq.ft.
  • $495K – 22313 Vista Lago Drive, 4 bed, 3 bath, 2700 sq.ft.

Loggers’ Run: $355K – $750K
21406 Sweetwater Lane sold for $750K. The renovated 29 year old home has 5 bedrooms, and 4 baths in 4450 square feet, mostly on one floor on a 3/4 acre lot. There is a 550 square foot bonus room on the second floor.

  • $355K – 11661 Timberwood Road, 4 beds, 2 baths, 2050 sq.ft.
  • $380K – 11885 Sunchase Court, 3 beds, 2 1/2 baths, 2100 sq.ft.
  • $535K – 11325 Island Lakes Lane, 4 beds, 3 baths, 2700 sq.ft.

Mission Bay: $357K – $441K

Saturnia: $505K – $800K
In Part One we mentioned one Saturnia home that sold for a bargain $800K with 4700 square feet. An even bigger bargain was 11845 Bayfield Drive at $690K with 5 beds, 4 1/2 baths also in 4700 sq.ft. While the listing does not indicate short sale or REO, we do think it was some form of distressed sale.

  • $505K – 19101 Skyridge Circle, 4 beds, 4 baths, 2800 sq.ft.
  • $533K – 11554 Big Sky Court, 5 beds, 3 baths, 3000 sq.ft.


Saturnia Isles: $535K – $695K
Saturnia Isles is on the east side of 441 between Clint Moore and Atlantic. Four homes, all about 15 years old, sold there in the past month or so:

  • $535K – 15807 Menton Bay Court, 6 beds, 4 baths, 3300 sq.ft.
  • $587K – 15766 Menton Bay Court, 5 beds, 3 baths, 2900 sq.ft.
  • $625K – 9765 Napoli Woods Lane, 4 beds, 3 1/2 baths, 3700 sq.ft.
  • $695K – 9539 Barletta Winds Point, 6 beds, 4 baths, 3800 sq.ft.

Other notable sales at the high end of this report include two in The Bridges, one in Mizner Country Club, and one in Palma Vista:

  • $740K – 16854 Bridge Crossing Circle, 4 beds, 3 baths, 2600 sq.ft.
  • $725K – 8821 Valhalla Drive, 5 beds, 5 1/2 baths, 4600 sq.ft.

In the $400K range, 22329 Rushmore Place sold for $485K in Lexington Estates, with 4 bedrooms and 3 baths in 3000 squre feet. At the same $485K, 22486 Martella Avenue in Boca Rio has 4 beds, 3 baths and 2400 sq.ft.
In Timbers of Boca, 21131 White Oak Ave sold for $434K with 4 beds and 3 baths in 2100 sq.ft.
Moving into the $300K range, two homes sold in Escondido. At $399K, 8769 Escondido Way has 3 beds and 2 baths in 2100 sq.ft., and 21150 Escondido Way with an extra half bath sold for $370K.
In Stonebridge, 10562 Harich Lane sold for $352K with 3 beds, 3 baths and 3100 square feet. Three other homes sold in Stonebridge between $260K and $290K.
Two homes sold in Boca Woods. 11037 Clover Leaf Circle sold for just $185K with 3 beds and 2 baths in 2000 sq.ft. 11116 Boca Woods Lane sold for $250K with 3 beds, 3 baths, and 2700 sq.ft.
