Boca Woods Homes Sold 2017

Good news for Boca Woods homeowners in 2017 with a total of 29 homes sold at an average price of $230,000, up from $216,000 last year. The number of transactions is down about 50% from last year’s 44.
At the low end seven homes sold in Boca Woods for less than $150,000, all below $70 per square foot. On the plus side seven homes sold for $300,000 or more including two for $410,000 each. While the average home sold for $94 per square foot, two of them sold for over $160 per square foot. Most were $130 per square foot or below.
10391 Boca Woods Lane sold for $410,000 with 3 bedrooms and 3 1/2 baths in 3100 square feet.
The smaller 10840 Boca Woods Lane also sold for $410K with 3 bedrooms and 2 1/2 baths in 2500 square feet.
The closest to an average transaction was 10990 Boca Woods Lane selling for $230,000 with 3 bedrooms and 2 1/2 baths in 2400 square feet.

Home Sales: Boca Falls, Boca Winds, Loggers Run, Lexington Estates, Boca Woods and More

This reports includes homes over 2000 square feet in zip code 33428, plus the northern part of Mission Bay and Loggers’ Run. We covered smaller homes in an earlier report. Zip code 33498 will be up next.
Boca Falls saw three transactions since early August.

12387 Clearfalls in Boca Falls sold for $615K in late August; image by Google.

The highest price was 12387 Clearfalls Drive in Mystic Bay at $615,000. It’s a 5 bedroom, 3 bath house on one floor. While the location is not particularly special, the house features substantial upgrades including marble floors, a pool and a whole house generator. The listing also had excellent photography.
12265 Rockledge Circle in the Mystic Cove subdivision sold for $577,500. While roughly the same  size as the above, it has four bedrooms and substantial waterfront, though no pool.
12806 Hyland Circle in Emerald Isles sold for $535K with 5 bedrooms and 3 baths in 2800 square feet on two floors with no waterfront.
Loggers’ Run

22188 Waterside Drive was the biggest transaction in zip code 33428 at $690,000 for 5 bedrooms, 2 and a half baths in 3600 square feet. The location includes waterfront and is a short distance to the middle school, Publix, and Windjammer Park.
On the north side of Glades in the gated Island Lakes, 11818 Island Lakes Lane sold for $405K with 4 beds, 2 baths and 2300 square feet.
21799 Little Bear Court in Cimarrron sold for $410K with 3 bedrooms and 2 1/2 baths in 2600 square feet.

21550 Woodchuck Court, also in Cimarron, sold for $395K with 4 beds and 2 baths in 2200 square feet.
21091 Woodspring Avenue in Country Landing 3 sold for $395 with 4 beds and 2 baths in just over 2000 square feet with substantial upgrades.
Two doors over, 21071 Woodspring Avenue sold for a much lower $323K with a very similar size. The listing indicates the house was a short sale that needed “TLC”.

22095 Altona Drive sold for $435K with 4 beds, 3 baths and just under 2300 square feet. The house was in good shape with some upgrades and has an excellent location with a lake view backed up to the future Fran Reich Preserve.

Also selling for $435K was 12490 Baywind Court with 4 beds and 3 baths in 2200 square feet. Situated on a cul de sac this house has tremendous waterfront and great lake views. This is another listing with great photography including drone shots but unfortunately the interior photos showed off the need for upgrades.
Two houses sold for $400K even, both with waterfront.
12658 Maypan Drive has 3 bedrooms and 2 1/2 baths in 2100 square feet.
21943 Palm Grass Drive also had 3 beds and 2 1/2 baths with a floor plan only slightly larger.
Landlocked but on a cul de sac, 22146 Candle Court sold for $352,500 with 4 bedrooms and 2 baths in 2000 square feet.
Lexington Estates
10076 Umberland Place sold for $480K. The house has 5 bedrooms and 3 baths on 2 floors with 3200 square feet.
One of the smaller models in Lexington Estates, 22138 Cressmont Place sold for $395K with 3 beds and 2 baths in 2100 square feet.

Mission Bay
10781 Santa Laguna Drive sold for $395K with 4 beds, 3 baths and 2300 square feet. It’s on the south side of Glades in 33428.
On the north side in 33498, 20508 Sausalito Drive sold for $450K with 3 bedrooms, 2 1/2 baths and 2500 square feet.
20295 Vera Cruz Lane had 4 beds and 2 1/2 baths in 2250 square feet and sold for $432K.
10381 Buena Ventura Drive sold for $417K with 4 beds, 2 1/2 baths and 2500 square feet.
Boca Woods
There were three promising sales in Boca Woods with higher prices than we are used to seeing.
11044 Boca Woods Lane selling for an unusually high $325K with 3 bedrooms and 2 baths in 2000 square feet. Usually the golf club requirements drag prices down but this home sold well and relatively quickly in under two months.
Two others sold for $290K, each after 5 months on the market: 10935 Boca Woods Lane with 3 beds and 2 baths in 3000 square feet, and 10759 Boca Woods Lane with 3 beds and 3 baths in 2400 square feet.
It drops from there with 10718 Boca Woods Lane selling for $215K after well over a year on the market. The house has 3 beds and 2 1/2 baths in 2400 square feet.
And at the bottom, 10376 Sunset Bend Drive sold for $100K with 2 bedrooms and 2 baths in 2000 square feet.

Boca Woods Country Club is a gated community located on 441 between Palmetto Park Road and Glades Road. The country club has a two championship golf courses, 8 har tru tennis courts and a state of the art fitness center. There is a large resort style pool as well. There are swimming pools, tennis leagues, social events and more. HOA fees vary.

The total square footage is 5381 sq. feet. Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

The master bedroom and kitchen were recently remodeled. There is a screened patio and an in ground pool. The house was built in 1997. The previous owner took a hit, having paid $724K back in 2005.

This two story home at 21516 Halstead Drive sold for $550,000. The home has 6 bedroom and 3 full bathrooms in 3000 sq. feet of living space, also on one floor. The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.

This stunning ranch at 21780 Marigot Drive sold for $634,350. The home is located in the higher end “Crystal Pointe” subdivision of Boca Falls and features a large pool, patio and outdoor kitchen overlooking the lake. The home has 6 bedrooms and 4 and a half bathrooms in 3500 sq. feet of living space. The master bedroom is on the ground floor and has engineered hardwood floors. The seller was the original owner who paid $325K in 1996.

A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288-Rock-Ridge
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.

21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.

Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.

21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.

9719 Palma Vista Way, on the east side of 441 just north of West Boca Medical Center and just south of the Home Depot and Publix plaza, sold for $675K. The house has 6 bedrooms and 5 bathrooms in 3700 square feet on two floors.
21805 Old Bridge Trail, in Boca Woods, sold for $625K. It has 4 bedrooms and 4 baths in nearly 3500 square feet, and a golf course view.

3 Burglaries in Boca Woods

A reader alerted us to problems in Boca Woods. Per the West Boca Crime Map, there have been three burglaries reported on the 11200 and 11100 blocks of Boca Woods Lane in the last five days.

Boca Woods is north of Palmetto Park Road and west of 441. The main entrance is on 441 north of the Target store in West Boca Square, and across from the West Boca Medical Center entrance. There is also a residents-only entrance on Palmetto.

Hobby Lobby Grand Opening: Photos and Video

Hobby Lobby is finally open. The grand opening was this morning at 9 am. We missed the ceremonies but got there before 10 am. There seemed to be a lot of customers for a weekday morning and it looks like a good start.

There has been a lot of controversy surrounding Hobby Lobby for various reasons, related to their identity as a “Christian company.” When I walked in I was greeted by Jacqueline Chavez (below, far right), of the firm’s Management Ministries.

I think some of the critics don’t get how serious the company is about being Christian. Having Ms. Chavez there at the front door is a sign of it. The “Management Ministries” staff are part of that:

The focus is to exhibit a Godly culture by making a positive impact on the lives of the management teams. I believe this position is one of equipping men and women, right where they are and that is in the workplace. It is exciting to see biblical principles touching and changing lives across the country. Jesus said “And I, if I be lifted up from the earth, will draw all men unto me.” (John 12:32) The goal of Management Ministries is to let them see Jesus!

I met the two co-managers and they were happy with how things were going. The soft opening was Saturday and business was strong even though it was essentially unadvertised. This is not the first Hobby Lobby in South Florida – they told me there are stores in Davie and Kendall. From the store website there are plans to open another one in Coral Springs in a few weeks.
The store does seem to be running well, but from a business perspective I was surprised at how uncomfortable and unprepared they were for questions about the controversies. In light of an incident of alleged antisemitism in New Jersey where the Hobby Lobby President apologized, I asked about whether they would be carrying merchandise for the Jewish holidays. They had no idea whether or when Hanukkah merchandise would be coming to the store, though the store has plenty of Christmas merchandise on the shelves already.
The managers seemed unaware of the significant Jewish population around them. The West Boca Square plaza borders Boca Woods, which is mostly Jewish, and the Jewish Federation campus is not far away on the other side of 441.

I asked about the decision to locate a Christian store in an area that has such a large Jewish population and they simply said it was a decision made by the company’s real estate division and they didn’t know about it. To me it doesn’t come off as antisemitism but rather that they’re tone deaf. For a more critical perspective see this article in Coral Springs Talk.

Serious Accident Closes 441 Northbound: Scene Photos & Video

Update: Per a reader the road is still closed as of 11:40 pm on Friday night.

A friend alerted us tonight to an accident scene on the northbound side of 441 near Target and West Boca Medical Center. We went to the scene and took several photos as well as video. A brief video summary is below, but it was early in our investigation and we learned more afterward.

At the scene this reporter was able to see various items of debris in the roadway and on the shoulder. In particular there was a shoe or sneaker, a flip-flop, and a hat, all in the travel portion of the roadway.

I also saw two different skateboards, an orange one just off the shoulder at the south end of the scene, and a green one further into the grass at the north end of the debris area. In the picture below, the orange skateboard is at the lower left corner and you may be able to see the shoe in roughly the middle of the picture.

I’m not sure why this worked with my camera but the shot below gives a good sense of the amount of debris in the roadway behind one of the cars that was on the scene:

Later on deputies from PBSO were spray-painting the roadway where the items were and then collecting the items as evidence, as seen in the two videos below:


Piecing it all together based on my experience in handling criminal and personal injury cases including accident reconstructions, certain details stand out. First of all the shoe, flip-flop and hat in the roadway suggest that the pedestrians were in the roadway when they were hit. It is somewhat common for a pedestrian to be literally knocked out of their shoes when hit by a car. In this case it would appear that two different pedestrians were hit, as it seems unlikely that one person would be wearing a flip-flop on one foot and a shoe on the other.
There is not much lighting on the northbound side of the road and it may have been difficult for a driver to see skateboarders crossing the road in the dark. We were notified of the accident after 8:30 pm and it was dark.
Shortly before we left the scene the individuals we saw at the side of the road were allowed to leave. It’s unclear if they were just witnesses, or if one of their vehicles had been involved in the collision. I did not see any damage to either vehicle though the lighting was poor and I was not allowed to get close to the vehicles.
I should also note that a reader told us:

Two teenagers on the ground by west boca medical center. Looks like they must have been hit by a car or something.

Also, per CBS 12: “Three people were riding skateboards in the bike lane when they were hit by the vehicle. The vehicle then fled the scene and the driver was later caught, according to The Palm Beach County Sheriff’s Office.”

US-441 Improvements Coming?

The Florida Department of Transportation (FDOT) is working on plans to improve US-441 (State Road 7). They’re looking specifically at the stretch from Glades Road in West Boca down to Sample Road in Broward County. FDOT is making a presentation to the Palm Beach County Metropolitan Planning Organization on Thursday at 9 am, which is considering whether to endorse the plan:

The plan recommends (in bureaucratic language of course):

Context Sensitive Alternative with multimodal solutions
– Bicycle and pedestrian facilities
– Transit stop infrastructure and access improvements
– Intersection improvements to improve traffic flow
Transportation systems management and operations (TSM&O) initiatives
– Traffic signal system operations
– Traveler information and incident management
– Transit service and operations

A lot of the discussion deals with “transit” which is another word for buses. Palm Tran and BCT (Broward County Transit) are mentioned by name in the document we reviewed.

The biggest change we see in pictures like the one above are the “Premium Bus Stop.” While much of the focus is on transit, there are some minor intersection improvements in the conversation, and most are in West Boca. This may be a smaller part of the document but it looks like a much bigger chunk of money.

The plans would add or expand turn lanes at Marina (SW 18th), Sandalfoot, Judge Winikoff, Palmetto Park, Boca Woods, and Glades Road. Some of these make little sense to us. For example, the plan says to “add a westbound right-turn lane” at Palmetto Park Road. There is already a long right-turn lane there and we’ve never seen it back up.

The proposal to add a “westbound left-turn lane” at Boca Woods Lane makes even less sense. Boca Woods Lane, by that name, sits entirely west of 441. The east side, where a westbound left-turn lane would be, is named N Central Park Blvd. That’s the loop that serves West Boca Medical Center. It already has a left-turn lane.

Adding a westbound turn lane at Sandalfoot would probably require a bridge upgrade, which we mentioned before is in the works.
The most important change mentioned is increasing storage capacity for the southbound left-turn lanes on 441 at Glades. These back up quite a bit, though we don’t see a lot of room for that because of the northbound left turn lane into Mission Bay Plaza.

Most of it again sounds like efforts to improve busing, such as signs to provide updates on transit information (such as how far away the next bus is). Others may not appreciate giving buses priority on traffic signals.
For the next five years transit improvements will be limited to traffic signals and signs for bus status updates. There’s also talk of creating a hub at West Boca Medical Center to connect Palm Tran and BCT, as well as upgrading bus stops.
If all goes ahead as planned the intersection improvements would start about five years from now.
