Multimillion Dollar Sales in Woodfield, Fieldbrook Estates, Le Lac & St. Andrews

Fieldbrook Estates is a prestigious guard gated community with spectacular waterfront estates. The community is located minutes away from fine dining and shopping and major highways, airports and beaches. It is on the west side of Jog Road, just north of Clint Moore. Students attend Calusa Elementary School, Omni Middle School and Spanish River Community High School.

The Mediterranean mansion at 17709 Fieldbrook Circle N sold for $3.8 million. It has 6 bedrooms and 7.3 bathrooms in 8374 sq. feet of living space. Located on the waterfront, this estate sits on one lush acre. It has high end finishes including marble floors and impact glass. There are 4 garage spaces. The master bedroom is located on the ground floor and has separate shower and tub. The very large covered deck with wood ceiling overlooks an oversized resort style pool. It was built in 2010 and purchased for $2.2 million in 2012.
The estate home at 17760 Fieldbrook Circle W sold for $2 million. It has 7 bedrooms and 5.2 bathrooms in 8731 sq. feet of living space. The large entry and living room features large 2 story windows with beautiful views and a fireplace. The gourmet kitchen has state of the art appliances including Thermador, Miele, sub-zero and bosch. There are marble floors in the main living areas and wood flooring in the family room and hand crafted mahogany office. Located on the waterfront, there is a heated pool and spa and views of the golf course. Built in 1999 for $1.170 million, it was sold for $2.3 million in 2011.

The traditional home at 6821 Lions Head Lane sold for $1.675 million. It has 4 bedrooms and 4.2 bathrooms in 4628 sq. feet of living space located on a cul-de-sac half acre lot with long lake views. The beautiful master suite has wood floors and a large bath with double showers and vanities. There is a gourmet kitchen with sleek white cabinets and a double wall oven. The master bedroom has tremendous closets and separate baths. The outdoor screened patio overlooks the pool along with a tee box and nearby green.  The home was built in 1989 for $240,000.

Megahouses Sold in Le Lac, St. Andrews and Woodfield

This custom estate home in Woodfield Country Club sold for $1.910 million. 3748 Coventry Lane sits on over 1/2 acre and has a lush backyard featuring a pool and heated jacuzzi. There is a large screened-in lanai as well.

The home has 6 bedrooms and 6.1 bathrooms in over 5700 sq. feet of living space. The gourmet kitchen has state of the art appliances and the family room features a home theatre. The master suite is on the main floor and the master bath features a shower and steam room. Built in 1998, it was previously purchase in 2002 for $1.7 million.
The buyer is a Delray personal injury lawyer with a cute website name – RUHurt (Are you hurt?) – dot-com. The seller is a big player in commercial real estate.

This exquisite lakefront estate, located in Le Lac, sold for $3.1 million. Le Lac is a gated community on the north side of Clint Moore east of Jog Road, with 32 multi-acre estates. The Mediterranean home at 6030 Le Lac Road has 5 bedrooms and 5.2 bathrooms. The 5,773 sq. feet of living space was totally renovated in 2009. The home boasts marble and wood floors, walk in closets and a gourmet eat in kitchen.
Built in 1992, the home sits on over 2 acres of land. It has a spectacular backyard with a large heated pool and exterior fireplace overlooking a lake and a private dock. There is even a 4 car garage. The home was previously purchased in 2008 for $2.791 million.
Seller Gary Schultheis is a prominent figure in the internet domain name industry. One of his previous companies, TLO.com, filed for bankruptcy in 2013. County records don’t show the name of the buyer yet.

The stunning estate home at 17060 Brookwood Drive sold for $2.775 million. Located in St. Andrews Country Club, it sits on almost 1/2 acre in a quiet cul de sac. The impressive entrance features marble floors and a beautiful ceiling. The chef’s kitchen has 2 dishwashers and a double-wide gas stove. There are 4 bedrooms and 5.2 bathrooms in over 6500 sq. feet of living space. The large master bedroom is on the ground floor.
The home has impressive lake and golf views and a 4 car air conditioned garage. The sundeck has an outdoor kitchen, infinity pool and separate spa. The property was purchased for $950,000 in 2000 and the home was built in 2001.
Seller Steven Schonfeld is a long-time Wall Street player. County records do not show the buyer yet.

Another high end house in St. Andrews, located at 7699 Fenwick Place, sold for $2.4 million. This European style home was built in 2009 and features 5 bedrooms and 6.3 bathrooms in over 7700 sq. feet of living space. Special amenities include a chef’s kitchen, an elevator, marble and wood floors, a sauna, wine cellar and home theater.
The home has views of the golf course both front and back. There is a private pool in the backyard and a 3 car garage, plus impact windows and a 30kw whole house generator.

West Boca McMansions – Real Estate Trends and Analysis

We’ve been looking at recent real estate trends in West Boca. We started with neighborhoods, discussing Boca Falls in one article and Boca Isles in another.
For this article we’re taking a different approach. We looked at large houses, over 6000 square feet, and we included southwest Delray Beach because the market is similar. There are so many different housing options for those who are interested in them, not only in West Boca but also Texas through somewhere like Houston real estate, with many finding their own form of their home. These “McMansions” sales were clustered in a fairly small area as shown on the map below:

Transactions in this class consistently average over $2 million, and around $300 per square foot of living space. When starting to review this we separated houses into two groups – inside and outside a membership club. Some of the most common membership clubs in our data include St. Andrews Country Club, Mizner Country Club, Boca West, Polo Club, Addison Reserve and Woodfield Country Club. Top neighborhoods that do not require membership include Long Lake Estates, The Oaks, The Bridges, Azura, Stone Creek Ranch, and Le Lac.
We do not see a big difference in values between these two groups. At this end of the market country club memberships do not seem to have much impact on real estate prices. Either way the neighborhoods are exclusive.

It’s also hard to identify clear trends because individual homes tend to be more unique. Some can have features that dramatically change the price. Or there could features that may be valued differently by Lynchburg realtors compared to a realtor in this area. At the low end some houses sold for as little as $1 million at $150/sq.ft. or less, while two houses went in the $600/sq.ft. area and the most expensive went for nearly $10M and over $900/sq.ft.
Still, here’s what we see:

  1. Large home sales increased dramatically in total numbers. There were 23 such transactions in the first half of 2014, 17 in the second half of 2014, and that rose to 35 transactions in the first half of 2015. There was a particularly big turnover of homes in St. Andrews.
  2. The total size of the market also increased, from $57M in the first half of 2014 to $76M in the first half of this year. In 2014 the value was driven by a few very high-end homes. In 2015 it’s the total volume that’s driving things.
  3. Average prices dropped. In both the first and second half of 2014 the average transaction was close to $2.5 million. In the first half of 2015 the average transaction was under $2.2 million. The average in 2014 was around $320/sq.ft. and that dropped to $290/sq.ft.

The biggest lesson we see in all of this is for sellers. If you have a large house there is a very wide spread in prices. Consequently, if you now feel ready to make a real estate investment of your own, you might also find this Roofstock guide on investing 20k useful. Furthermore, these trends seem to be driven by the features of the houses involved and by finding the right buyer both for that house and for the community. The most patient sellers get more value by holding out for that buyer, be they one looking to the 1031 exchange requirements or to other areas, but may wait a year, two years or even longer to get a sale done.
