Palma Vista and Avalon Home Sales 2018 First Half

Five homes sold in Palma Vista and two in Avalon in the first half of 2018. They seem to be moving slower as they all took over two months to sell and five of the seven took over 100 days, and prices seem to be down.

Palma Vista

The highest price for both neighborhoods was $655,000 for a 6 bedroom, 3700 square foot two story at 21074 Bella Vista Circle in Palma Vista. The house had been rented out the past couple years. Overall Palma Vista home prices seem down a bit. It’s possible that the new “Uptown Boca” development to be built just northeast of the community is affecting values but we’re not sure if that’s it. Two of the homes were bank owned foreclosures. One of them sold for only $372,000 with 4 bedrooms and 2800 square feet all on one floor.

The other foreclosure was a large 3800 square foot house that sold for only $546,000. The best deal for a seller was 9736 Palma Vista Way selling for $526,000 with just 2500 square feet.

The community has a location with unique benefits, in particular the ability to walk into the Jewish Federation campus for the Jewish schools and JCC.

Avalon

21830 Cypress Palm Court sold for $585,000 with 5 bedrooms in 3550 square feet. The house has deluxe finishes in the kitchen and at least one bathroom.

9786 Parkview Avenue sold for $580,000 with 5 bedrooms in 2900 square feet. The interior is a mix of recent upgrades with some dated features like flooring and windows.

Avalon, Palma Vista and Boca Reserve: Homes Sold 2017

We’re finishing up the 33428 zip code with three smaller neighborhoods that sold well in 2017. Palma Vista and Avalon are on the east side of US-441 between Palmetto and Glades, while Boca Reserve is between Loggers’ Run and Boca Winds on the south side of Palmetto Park Road.

Avalon
Four homes sold in Avalon this past year, all on Parkview Avenue with 5 bedrooms, 3-4 baths, and 3-car garages, and all built in 1998. They sold in 5 weeks or less. There were no transactions on Cypress Palm Court.
Two of the sales were 3400 square models with 4 full baths, one for $680K and the other for $690K. The smallest of the homes at 2800 square feet sold for $578K with 3 full baths while a slightly larger model with 3 1/2 baths sold for $565K.
HOA fees in Avalon are about $300/month. The average home price for 2017 was $628,000.

Palma Vista
Palma Vista Way saw nine homes sold while one sold on La Vista Circle. All the homes were built between 2000 and 2002.
The lowest price was 9772 Palma Vista Way at $499K with 4 bedrooms and 3 full baths in 2500 square feet. On the high end 21180 La Vista Circle sold for $735K with 6 bedrooms and 5 1/2 baths in 3800 square feet. That was the only one over $700K. The same model sold for $690K at 9713 Palma Vista Way.
The most average of the homes sold was 9839 Palma Vista Way selling for $600,000 with 5 bedrooms and 3 1/2 baths in 3400 square feet.
HOA fees in Palma Vista are about $350/month. The average price for the development was $596K. They’re not moving fast as all the homes took at least one month to sell and the average was over three months.
Palma Vista is particularly attractive to people who appreciate the easy access to the Jewish Federation campus and the JCC. The neighborhood is also within walking distance to West Boca Medical Center and the Westwinds shopping plaza (Publix and Home Depot).
Boca Reserve

Two homes sold in the small and fairly new Boca Reserve development. Both were built in 2013.
12090 Boca Reserve Lane sold for $730,000. The 4000 square foot 5 bedroom has 4 1/2 baths. It sat on the market off and on for over a year mainly due to a high original list price of $899,000. It sold quickly after the list price was lowered to $749,000. It was purchased new from the builder in 2013 for $637K.
The smaller 12106 Boca Reserve Lane sold for $715,000 with 4 bedrooms and 3 1/2 baths in 3000 square feet. This one sold in 8 days with an original list price of $749,000. The seller had just bought the house in February 2016 for $675,000, and the previous owner got it from the builder for $570K.
HOA fees in Boca Reserve are about $200/month.

Avalon and Palma Vista Real Estate Report


Home prices in Avalon and Palma Vista Estates are up in 2016, at least at the low end. Both are smaller gated communities with prices generally ranging from $500K to $700K.
Avalon is on the north side of Palmetto Park Road east of 441 and the Lowe’s plaza. Palma Vista is on the east side of 441 just north of West Boca Medical Center. They’re different neighborhoods but their numbers are similar.

There aren’t enough transactions to make strong conclusions. Avalon had 19 transactions over the past three years. Palma Vista had only 15. But with that said it looks like the low end has risen and the average price in 2016 rose to $619,000, up from below $600K the previous two years.
The lowest price in Avalon for 2016 was $520K and the other 6 transactions were all over $600K. Palma Vista only had 3 transactions last year with the lowest at $575K. In the previous two years Avalon had 8 deals under $600K and Palma Vista had 5 transactions under $500K.

Both neighborhoods are zoned for Sandpiper Shores Elementary, Eagles Landing Middle, and Olympic Heights High School.
21831 Cypress Palm Court sold for the highest price in Avalon for 2016 at $671K. It has 5 bedrooms and 4 1/2 baths including an attached 1 bedroom, 1 bath guest house, all in 3400 square feet. Recent Home Sales in Loggers Run, Palma Vista, Boca Falls and Boca Winds

Zip code 33428 is located west of Lyons Road, south of Glades Road, and north of Loxahatchee Road and the county line. Many neighborhoods can be found here including Mission Bay, Boca Falls, Boca Winds, Loggers’ Run, Avalon, Vineyards, Boca Woods, Boca Lago, and Boca Dunes. The area is close to shopping and the South County Regional Park.

The Loggers’ Run development consists of fifteen subdivisions. Most of the subdivisions are not gated. The development features a common swimming pool, tennis courts and a playground. There are also jogging and biking trails. Students go to Sandpiper Shores Elementary School, Loggers’ Run Community Middle School and West Boca Raton High School.
This beautiful home at 11922 Waterwood Drive in the Winding Lakes section of Loggers Run, a gated community, sold by our brokerage for $687,500. It has 7 bedrooms and 4.1 bathrooms in 4379 sq. feet of living space. This ranch home sits on almost 1 acre on a waterfront lot. The updated kitchen has 42 inch wood cabinets, granite counter tops and stainless steel appliances.
The breakfast area has french doors overlooking the lake and a large pool. There is also a large screened in patio.
Cherry wood floors are throughout the home. The bathrooms have been renovated also. The skylight in the living room brings in lots of light. A unique feature is the large office/in law suite with a separate entrance. Built in 1987, it was purchased for $260,000 in 1997. It had been on the market in the past under other brokerages but finally sold through Signature International Real Estate.
Gables Palma Vista is a gated community located south of Glades on the east side of US-441, a short walk from West Boca Medical Center and also near the Westwinds of Boca shopping plaza (Publix and Home Depot). Amenities include a new clubhouse, exercise room and community pool. There are also sidewalks and tennis courts. Students go to Sandpiper Shores Elementary School, Eagles Landing Middle School and Olympic Heights Community High School. The neighborhood has had some crime problems recently, with car and home burglaries. Residents have complained about issues with gate security. Despite the home values remain strong.
The Mediterranean style home at 9821 Palma Vista Way sold for $670.000. It has 6 bedrooms and 5.1 bathrooms in 3735 sq. feet of living space. This bright, two story home has a large den and 3 car garage. The kitchen has a big island and is open to the family room. There are solid oak floors on the staircase and 2nd floor. There is a guest bedroom with full bath the the 1st floor. The home is situated on the waterfront. It was built in 2001 for $491,630.
Boca Falls is a gated community with manned entrances west of 441 between Glades Road and Palmetto Park Road. The community has a clubhouse with a new exercise room, a full-size basketball courts and several tennis courts. There is also a large resort-style pool and kiddie pool as well as a covered playground. There are amazing sidewalks and biking paths and a private entry for the elementary school. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.

The traditional home at 12829 Hyland Circle sold for $515,000. It has 5 bedrooms and 3 full bathrooms in 2818 sq. feet of living space. This waterfront home sits on a pie shaped lot. The updated kitchen has wood cabinets, granite counter tops and stainless steel appliances. The family room and kitchen overlook a screened in patio, deck with marble pavers and in ground pool. Built in 1997 for $243,200, it was sold for $457,500 in 2008.
The ranch home at 12428 Clearfalls Drive sold for $490,000. It has 5 bedrooms and 3 full bathrooms in 2772 sq. feet of living space. Located on an oversized private corner lot, it has a circular driveway and plantation shutters. There is a split floor plan with master suite and office on one side of the home. The kitchen has new appliances and a breakfast area with built in seating. There is a large oversized patio and pool deck with a fenced in yard. Built in 1996, this home was originally purchased for $248,100.

Boca Winds is a large community west of 441 on Palmetto Park Road. Community amenities include a clubhouse, basketball and tennis courts, a pool and sidewalks. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.

The large home at 22300 Collington Drive sold for $525,000. It has 5 bedrooms and 4 full bathrooms in 3547 sq. feet of living space. This home boasts a den in addition to the bedrooms as well as many unique upgrades. It has a great floor plan and french doors leading to the back patio. The backyard is oversized and features a pool and large grassy area. The home was built in 1995 for a purchase price of $223,700.
The two story home at 12792 Tulipwood Circle sold for $485,000. It has 5 bedrooms and 3 full bathrooms in 2890 sq. feet of living space. This lake front home has marble travertine floors on the 1st floor and wood floors on the 2nd floor. The kitchen had granite counter tops and 2 bathrooms have been remodeled. The backyard has a screened in pool and patio. The home, which was built in 1994 for $231,500, was sold for $485,000 in 2007.

The beautiful home at 12295 Cascades Point Drive sold for $700,000. It has 5 bedrooms and 3 full bathrooms in 3254 sq. feet of living space. The master bedroom is located on the first floor. The large master bath has dual sinks and separate shower and tub. The backyard has an in-ground pool overlooking the lake. Located on the cul de sac, the home was built in 1997.
This is a high price for a house of this size in Boca Falls and good news for sellers in the near future. The house was previously purchased in 2007 for $680K, before the market fell. Our information indicates the sellers invested a lot in upgrades including top of the line appliances (including two dishwashers), custom cabinets and a summer kitchen.

21473 Halstead Drive sold for $575,000. It has 5 bedrooms and 3 full bathrooms. It’s a similar model to the $700K house above, but the location is not as good. It has no waterfront, is not on a cul de sac, and its backyard faces Boca Falls Drive through a hedge.
12220 Kenton Way
12220 Kenton Way sold for $645,000. It has 5 bedrooms and 3.1 bathrooms in nearly 3500 square feet on one floor. It is in Crystal Pointe, one of the two premium subdivisions in Boca Falls. It does have a lake view but the location is at the entrance to the subdivision meaning somewhat more traffic both in and out and along Boca Falls Drive.
Boca Winds
Boca Winds is a sister community to Boca Falls, also at the far west end of Palmetto Park Road, on the south side. The southern edge of the community borders the Loxahatchee Canal and Broward County. Community amenities include a clubhouse, basketball and tennis courts, a pool and sidewalks. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School. Unlike Boca Falls there is no gate.
