There is an office/library with built-ins on the main floor also. The backyard features a lushly landscaped pool area with a fountain. Built in 1992, it was originally purchased for $1.150 million.

The home overlooks the golf course and has an in-ground pool. It was built in 1987 for $330,000 and last purchased in 2006 for $830,000.
7327 Ballantrae Court sold for $675,000. It has 3 bedrooms and 4 full bathrooms in 3927 sq. feet of living space.
17168 Northway Circle sold for $625,000. It has 3 bedrooms and 4.1 bathrooms in 4355 sq. feet of living space.

The Oaks is a gated family community with a large clubhouse and pool, 12 court tennis center and luxurious spa. Students go to Sunrise Park Elementary School, Eagles Landing Middle School and Olympic Heights Community High. Bordering Clint Moore Road, 441 and Lyons Road, it is close to shopping and dining.
The newly built Mediterranean style home at 17646 Cadena Drive in The Oaks sold for $1.465 million. There are 5 bedrooms and 5.2 bathrooms in 6679 sq. feet of living space. The home has a large kitchen and his-and-her bathrooms in the master suite. There is a separate office, game room and media room. The home overlooks an in-ground pool and spa. It’s backyard faces Lyons Road. The community has a large wall, but that didn’t stop a home invasion on this street in November of 2014.

The courtyard home at 17693 Circle Pond Ct sold for $1.15 million. It has 6 bedrooms and 7.1 bathrooms in 4734 sq. feet of living space. The master bedroom with his-and-her baths is on the first floor. The kitchen has granite counter tops and a walk-in pantry. The breakfast area overlooks the pool and the living room has a view of the lake. Built in 2003 for $932,430, it was purchased for $1 million in 2006.
Just a few houses away, 17717 Circle Pond Ct sold for $887,250. It has 5 bedrooms and 6 full bathrooms in 4916 sq. feet of living space. Both are close to 441 and the community clubhouse.
9604 Bridgebrook Drive in The Oaks also sold for $1.15 million. It has 5 bedrooms and 4.2 bathrooms in 4358 sq. feet of living space.


The Seasons community is located on the west side of Jog Road between Yamato and Clint Moore Road, just north of Omni Middle School. The gated community has a large clubhouse, exercise room, basketball, tennis and a pool. Students in Seasons go to Calusa Elementary, Omni Middle and Spanish River High.

Originally purchased in 1994 for $580,000, it has been through a few owners and was last sold for $865,000 in 2008.

Students here go to Calusa Elementary School, Omni Middle School and Spanish River Community High School.

6422 Montesito Street, located in Azura, sold for $1.148 million. Built in 2014, it has 3 bedrooms and 3 full bathrooms in 3505 sq. feet of living space. The home has views of the lake and a master bedroom on the ground floor. The master bedroom has a sitting room and bathroom with separate shower and spa tub.  There is a built in grill and covered patio.
6405 Montesito Street sold for $1.173 million. It has 4 bedrooms and 4 and 1/2 bathrooms in 3764 sq. feet of living space.
Woodfield Country Club

The gated community of Woodfield Country Club has a clubhouse, jogging and biking paths, a pool and tennis courts. It has been recognized as a 5 star Platinum Club of America since 2006. Owners must purchase membership equity in the club which features an 18 hole championship golf course and pro shop. It was originally purchased in 1989 for $410,000.

Million Dollar Homes in The Oaks

Recently we had the opportunity to visit new homes ready for quick move-in. The Oaks is a gated community on the north side of Clint Moore between US-441 and Lyons Road with new homes selling for $1 million and up. It’s a great location in many ways. For shopping and restaurants it’s across from The Reserve with a Publix, Villa Rosano, Fit Foodz Café, It’s All Greek, Tempura House, Ben’s Deli and more. Delray Marketplace is just north on Lyons at Atlantic. For commuting Clint Moore is one of the easiest east-west drives during rush hour and it’s close to two Turnpike exits – Atlantic to the north and Glades to the south.

There are two builders selling homes in The Oaks. In our recent visit we saw models from Richmond American. Click on any picture to see a larger size.

The first model we saw was large and loaded with features. The Kingsmill is over 5400 square feet with five bedrooms including guest suite on the ground floor. It starts at just over $1.1 million but the model we saw would be quite a bit more.
The kitchen is an example of the high-end features. It has a wraparound counter around a large island that includes a second sink.

The gas range is extra wide and there are actually two dishwashers. The gas can also be extended to the dryer in the laundry room and the grill on the deck.

Our favorite feature in the kitchen is the walk-in pantry closet that is hidden behind regular cabinet doors.

The kitchen looks out on the backyard through something we hadn’t seen before – a sliding glass door that opens at a corner.

The master bedroom and bathroom are gorgeous, again with the high-end features you’d expect at this price.

After the Kingsmill we also saw the Westgate model, which is even larger at over 6500 square feet and starts just short of $1.3 million.

Unlike the first model this one has been left wide open to let the buyer’s imagination go to work. It is, of course, spacious inside.

The island in the kitchen is very large.

The Westgate comes with a nice architectural feature – a curved staircase which produces the curvature on the front of the house.

The size allows for a feature we have seen before and like, separate his-and-hers master bathrooms off the master bedroom.
We also saw another model, the Cheval. This is the master bath.

One more feature we saw in the Cheval that goes beyond interior square footage is a large second-floor balcony off the master suite. This model was still under construction when we saw it.

Recent Home Sales in 33496 With Warren Redlich

Early January saw the sale of 7699 Fenwick Place in St. Andrews Country Club for just over $2.1 million. The house has 5 bedrooms, 6 full and 3 half baths in nearly 8000 square feet under air. The golf course view includes the tee area of one hole with a green a bit further away. That position means relatively few mishits will end up in this backyard.
The previous owner bought the lot in 2005 for $750K and then built the house in 2009. Showing the quirks of high-end real estate, Zillow estimates the house value at over $4.2 million and the county appraiser has it at 2.9 million. We suspected this was something other than an arms-length transaction but can’t find any obvious connection between the seller (a New Jersey oral surgeon) and the buyer (family trust of a local executive).

The ranch home at 4184 Briarcliff Circle sold on December 18th for $802,000. It has 4 bedrooms and 3 full bathrooms in a bit over 3000 sq. feet of living space. Located in Woodfield Country Club, it has a pool and lake views. It was built in 1997.
This is a substantial price increase from the 2013 purchase for just under $700K and a promising sign for sellers in the sub-million dollar range.

Also in Woodfield, 6577 Landings Court sold for $1.08M on January 5th. It has 4 beds, 4 full and 2 half baths in over 4000 square feet and a cul de sac location with a golf course view.

Just outside Woodfield, 5853 Hamilton Way in The Hamptons sold for $860K in late January. It has four bedrooms and three baths in under 3000 square feet. The price might be explained by its proximity to the highly rated Omni Middle and Spanish River High, as well as convenient shopping.

This pleasant house at 6421 NW 31st Terrace sold for $959,000. Located on lakefront in The Seasons (southwest of Clint Moore and Jog Road), it has 4 bedrooms, 3 full bathrooms and 2 half bathrooms. Previously sold in 1992 for $450,000 it has 3,617 sq. feet of living space and a 2 car garage. The designer kitchen has custom cabinets and stainless steel appliances.

5047 Suffolk Dr, located in the Polo Club, sold for $582,5000. It has 4 bedrooms and 3.5 full bathrooms. Built in 1989 for $412,000, it has 2,905 sq. feet of living space. The property has an in ground pool and a sprinkler system.

9397 Grand Estates Way in The Oaks sold on December 8th for $1.224 million. The house has 5 bedrooms, 6 full bathrooms and 5,940 sq. feet of living space. This is a substantial price drop from its original purchase price of $1.875 million in 2008. Features include a circular drive, 3 car garage and gourmet kitchen. In addition, it has a heated pool and spa, summer kitchen and guest house.

Also in The Oaks, 17736 Vecino Way sold for $960K on December 10th. It has 5 bedrooms and 5 baths in just under 4000 square feet, and sits on a corner lot.

Another house in The Seasons sold for $878,000 on December 1st. 6485 NW 32nd Way has 3 bedrooms and 3 full baths along with a guest house that has 1 bedroom and 1 bathroom. It has 3210 sq. feet of living space and was built in 1994. The upgraded kitchen has custom cabinets and state of the art appliances. This lakefront home has an in ground pool with screened in patios.

Two pricey homes sold in Fieldbrook Estates in December. At nearly $2.8 million, 17837 Fieldbrook Circle has 6 beds, 7 full and 2 half baths, in over 8000 square feet. The appraiser shows this transaction as taking place in October but Realtor.com puts the sale on December 5th. The previous owner acquired the lot in 1999 for $800K and built the house in 2001.
The smaller 17735 Fieldbrook Circle, just a few doors down, sold for $1.425 million with 5 bedrooms, 3 1/2 baths, and over 4000 square feet. The appraiser has this sale in November and the house over 5000 square feet. The sale price is up from a 2010 transaction for under $1.2M, which appears to have followed a foreclosure.

Felony Battery: Knockout Takes Sean Downes Down

Update: We received a phone call from Mr. Downes’ grandmother (as well as a Facebook comment – see bottom of article). In the call she informed us that we have no right to publish such an article (First Amendment be damned) and that her grandson is a sweet kid. She also admitted that he was involved in the fight described in the affidavit, though she disputes some of the facts and had all kinds of negative things to say about the alleged victim and the witness. She then threatened to sue us, saying: “You’ll find out how much money you have.” Nice family.


Events at a West Palm Beach party in September has “Sean Downs” facing felony battery charges and his alleged victim left with permanent facial scarring and disfigurement. The Sheriff’s records indicate this Mr. Downs is a resident of The Oaks, a gated community on the north side of Clint Moore. As best we can tell this is actually Sean D. Downes. If we are correct (we’re pretty sure but you can never be positive), his father Sean P. Downes is CEO of Universal Holdings, Inc. who received an eye-popping $9.4 million last year in executive compensation according to BusinessWeek at only 44 years old.


According to the probable cause affidavit, the younger Downes was at a house party with a bunch of teens, running around looking for a fight. When the victim was leaving Downes confronted him to start a fight. The victim turned to leave and Downes then hit the victim in the left temple, knocking him out and to the ground. While the victim was unconscious on the ground, Downes continued punching him as many as ten times.

The victim woke up in the ER, had suffered four large bruises on his face, multiple cuts on the left side of his mouth requiring sutures and likely to leave substantial and permanent scars, and an additional injury on the back of his head where it hit the pavement.
West Palm Beach police referred the matter to the State Attorney, who waited over 3 months before filing this case in court in early January. Mr. Downes was booked Wednesday morning, minutes before his “first appearance” court session began and released a few hours later on $3000 bond. The timing suggests that he may have been represented by an attorney who surrendered him at the right time to make sure things moved smoothly. Court records do not yet indicate any attorney appearance, nor how the bond was posted.
The home address for the younger Downs listed in the blotter is owned by Lori Downes, who is divorced from the father. The 7-bedroom, 7000 square-foot house was purchased for $1.4M in 2013. The date of birth for the arrested Sean Downs matches this Sun-Sentinel article showing his birth in 1996 to parents Sean and Lori Downes.
A couple years ago Downes was an avid basketball player with the St. Thomas Aquinas school in Fort Lauderdale.

It’s unclear why but he’s no longer on the team roster. As always, anyone arrested is innocent until proven guilty.
