Boca Falls is a gated community of 720 single family homes. Typical houses range from 4 bedrooms, 3 baths with 2400-2700 square feet starting in the $400K range up to 6 bedrooms and over 3500 square feet rising to $800K or. There have been foreclosure-related deals at the low end under $400K (none in 2016) and an occasional large home goes for closer to $1M. The development is at the far west end of West Boca, between Glades Road and Palmetto Park Road.

Boca Falls is at the edge of the Everglades and the Loxahatchee Wildlife Refuge. Immediately west is the Fran Reich Preserve. South County Regional Park and West Boca High School are to the north. The Loggers Run development is on the east side, and Boca Winds is to the south. Waters Edge Elementary sits on the corner of the development with an automated gate for residents.

Amenities include a clubhouse with a resort style pool, a fitness room (upgraded and expanded in 2014), several tennis courts, sidewalks in the subdivisions and paved walking paths along Boca Falls Drive. HOA fees work out to a little over $300/month.
Recent improvements include new signs for the subdivisions, upgrades to the Palmetto and Glades entrances, and substantial improvement to the waterfalls at those entrances.
