In today’s real estate news, we report on houses sold in the 33433 zip code, shown below on our goofy map of West Boca.
Sold last week for $715,000, 7774 Tennyson Court is in the Boca Hamlet subdivision of Boca Del Mar. The house has four bedrooms, two full and one half baths, and over 3000 squre feet on 1/4 acre of land.
Built and sold in 1986 for $225,700, the seller doubled his money after buying it for $345K in 1999. If it’s the same “Norman J. Mordkofsky,” he’s a NY attorney who’s made quite an impression on the civil courts of both New York and Florida. He even sued the widely respected Judge Guido Calabresi back in 2005.
The property is an easy walk for Orthodox Jews to the Boca Raton Synagogue, and the Mordkofsky’s do appear to be both members and supporters.
A week earlier, on April Fool’s Day, 7667 Estrella Circle sold for $650K. But it’s no joke. The property is in Estancia West (south side of Glades just east of Lakeside Terrace and the Turnpike) and the house has 4 beds and 3 1/2 baths. It’s a touch under 3000 square feet on over a quarter of an acre. This another example of good timing as the previous transaction was in 1999 for $410K.
A day before that, $550K bought a 4-bed, 5-bath house in Boca Grove, just south of Estancia West. 7412 Mandarin Drive was purchased by the sellers back in 1993 for $387,500, though there was a transaction a year earlier for $268,500, so there may have been some quirks in one of those prices.
On the same day in Estancia South (west side of Powerline), 6728 Giralda Circle sold for $540K. It has 5 beds, 3 1/2 baths and over 3500 square feet on almost half an acre. The seller purchased it new in 1988 for $284,000.
Back in Boca Hamlet in mid-March, 7945 Tennyson Court sold for an even $700K. With 3 bedrooms, 3 baths and just over 2300 square feet, it seems pricey. Its price history ranges from $188K when it was new in 1988 up to a peak of $815K in 2006. The sellers appear to be investors who live in another part of West Boca.
23129 Boca Club Colony Circle sold a few days earlier for $530K. Near the Outback on SW 18th and Congregation B’nai Torah, it has 3 beds and 2 1/2 baths with over 2300 square feet. As you can see in the picture, there’s an oddly placed fence section on the sidewalk in front of the house. There were a few recent transactions in 2012 and 2013 making it look like it was foreclosed in 2012 and then sold to an investor for $265K. The owner before that bought it for $405K in 2004, up from the $312K it sold far new in 2002.
Our last house to report, sold on March 4th in the Encantada community just southwest of SW 18th and Powerline. 23407 Milano Court sold for $900K even. It has three bedrooms with five full baths and a half bath. It’s a gorgeous location with a lake view:
The previous owner bought the lot in 1991 and built it. Sadly he passed away in October. The new owners have a photography and film business based in the New York metropolitan area.
