Mission Bay Real Estate 2020 Through June
25 single family homes sold in Mission Bay so far in 2020. Single family volume is down, there were fewer high-end deals, but low price deals nearly vanished and the average transaction price jumped up.
Townhome transactions accelerated with 12 in just 6 months. The average price was down slightly.
Single Family Homes in Mission Bay
As usual some of the highest prices were in the Cordova Estates subdivision. 20348 Hacienda Court was the top deal, selling for $592,000. The four-bedroom, three-bath house has 2650 square feet, and a screened-in pool.
On the other side of the circle, 20284 Hacienda Court sold for $570,000 with the same floor plan.
In 2019 three homes in Mission Bay sold for over $600,000, so prices at the high end fell off a bit.
On the south side of Glades Road, 11173 Harbour Springs sold for $520,000 with five bedrooms and three baths in 2900 square feet.
Seven other homes sold for more than $500,000:
- 10738 Santa Rosa – $565,000 for 5 bedrooms in 2800 square feet
- 10750 Haydn – 4 bedrooms in 2700 square feet for $555,000
- 20561 Sausalito – $530,000 for 4 bedrooms in 2560 square feet
- 20296 Hacienda – 4 bedrooms, 2560 square feet, $525,000
- 10837 Ravel – $520,000, 4 bedrooms, 3100 square feet
- 10610 Wheelhouse – 6 bedrooms, 3050 sq.ft., $507,000 – took nearly two years to sell
- 20940 Avenel Run – $505,000, 4 bedrooms, 2800 square feet
The median transaction was the $471,000 sale of 10520 Wheelhouse Circle in Regatta, a four-bedroom house with 2400 square feet. The average price was $470,000 at $190 per square foot.
Most homes sold in two months or less. Taking out the unusually slow transaction at 10837 Ravel, the average sale took less than one month.

Four homes sold for $400,000 or less. This is a big change from last year when 21 homes sold in that pricing over the full year.

Mission Bay Townhomes and Villas
The average price for townhomes and villas fell to $288,000, but that average was pulled down by a bank-owned home and an unusually small unit. Taking those two out of the calculation leaves the average price the same at $301,000.
Four townhomes sold over $300,000:
- 10412 Lake Vista – $340,000, 2 bedrooms, 1660 square feet
- 10540 Lake Vista – 3 bedrooms, 2000 square feet, $335,000
- 10440 Plaza Centro – $328,000, 3 bedrooms, 2000 square feet
- 20970 Via Azalea – 4 bedrooms, 1800 square feet, $302,000
Four more units sold just under $300,000:
- 20487 Via Marisa – $298,000, 2 bedrooms, 1250 square feet
- 10430 Lake Vista – 3 bedrooms, 1400 square feet, $295,000
- 10455 Lake Vista – 3 bedrooms, 1400 square feet, $290,000
- 20950 Via Alamanda – $290,000, 3 bedrooms, 1600 square feet
The last four homes sold over a broader range:
