Prices Down in Woodfield Hunt Club
The average home sale price for 2016 in Woodfield Hunt Club dropped to $826,000, off 8% compared to 2015. On a dollars per square foot basis the drop was nearly 12%.
It’s a smaller community with only 15 transactions a year or less, so conclusions are less reliable. One thing we noticed is that the prices spread out. The higher priced homes sold for more, while there were more homes selling at the low end for less. Prices ranged from $450K up to $1.7M. In 2015 the range was tighter, from $565K to $1.6M.
At the low end, 3880 St. James Way sold for only $450K. The 4 bedroom, 3 bath house has over 2700 square feet, a screened-in pool and significant upgrades but still sold for only $163/sq.ft.
Homes in Woodfield Hunt Club typically range from 4 to 6 bedrooms and are mostly over 3000 square feet with an average over 4000. The neighborhood is zoned for Calusa Elementary, Omni Middle, and Spanish River High – one of the most competitive public high schools in the state. It is also across Jog Road from the private St. Andrews School.
Another notable statistic is that listings in the Hunt Club sell slower than in other parts of West Boca. Over the past three years the average homes took four months to sell and that’s consistent on both the low end and high end.
