Late February Home Sales in Far West Boca

Here are some late February home sales in what we call “Far West Boca”, meaning zip codes 33428 and 33498, which are mostly west of US-441. We’ll start with 33428, which generally covers everything in West Boca southwest of the intersection of Glades Road and Lyons Road.

11671 Timberwood sold on February 28th for $325K. It has 4 bedrooms, 2 baths and just over 2000 square feet. It is located in the Country Landing III subdivision of Loggers Run, south of the intersection of Judge Winikoff and Glades Road. The last arms length transaction was $300K in 2004.

In the gated golf course community of Boca Woods, 21733 Old Bridge Trail sold for $665K on the 25th. It has 5 beds, 6 baths and over 5300 square feet. From a satellite view it also appears to be on a cul de sac, has a large screened-in pool and a view of one of the greens. The last recorded sale was back in 2003 for only $375K.
9700-vineyardJust east of 441 on the south side of Palmetto, and near the soon to reopen Walmart, 9700 Vineyard Court sold on the 25th for $398K. The house has 4 beds, 2 1/2 baths and almost 2500 square feet.
It is in the gated Vineyards community, and was previously bought for just over $400K in 2008. At its peak it sold for $490K. There appear to be two other houses for sale in the Vineyards right now, both listed for less than this one.

With a lake view in Boca Winds, 12765 Spikerush Circle sold for $350K on the 21st. It has 4 beds, 3 baths and nearly 2472 square feet. That price is down from its 2003 sale price of $380K.
22545 Blue Fin Trail

Another Boca Winds house sold on the 21st for $293,500. With 3 bedrooms and 2 baths, in under 1750 square feet, 22545 Blue Fin Trail sold in November for $200K to a real estate investor who appears to have successfully flipped the property.
21765 Little Bear Way

Going for $325K on the 20th, 21765 Little Bear Way has 4 beds, 2 full and 2 half baths, a bit over 2300 square feet, and is in easy walking distance to Loggers Run Plaza near Packy’s. The previous owner held the house since 1990 and paid around $140K back then.
The 33498 zip code is all west of 441, and runs from Glades Road up to a bit north of the Stonebridge development.

10991 Haydn sold on the 28th for $330K. It has a pool, 4 bedrooms, 2 baths and just over 2000 square feet. Haydn Drive is essentially the extension of Diego north of Glades Road in Mission Bay. The property is close to the tennis courts and backs up to the utility corridor. The last arms length transaction was in 1999 for $176K.
18700 Sea Turtle Lane

Inside the gated Shores at Boca Raton, 18700 Sea Turtle Lane sold on the 27th for $400K. It has 4 bedrooms, 2 and a half baths and just under 2400 square feet, with a lake view and a pool. Investors bought the house for $339,500 in April of 2013 and appear to have successfully flipped it, after a 2012 foreclosure. In 2004 the house was purchased for $438K. Records suggest the house was built in 1996, but there are no transactions before 2004.

Also in the Shores, 11484 Sea Grass Circle sold for $349K on the 25th. It has 3 bedrooms, 2 baths and 2,133 square feet with a lake view. The last transaction was in 2003 for $211K, but that might not have been at arms length. It originally sold in 1995 for that amount.

10702 Stonebridge Blvd

10702 Stonebridge Boulevard sold on the 24th for $440K, a big drop from its 2005 sale price of $645K. It has 4 bedrooms, 3 and a half baths, and 3,174 square feet with a pool and lake view.
