Boca Falls is a gated community with manned entrances at the far west end of Glades Road and Palmetto Park Road. The community has a clubhouse with a new exercise room, full-size basketball courts and several tennis courts. There is also a large resort-style pool and kiddie pool as well as a covered playground. There are sidewalks and biking paths and a private entry for the elementary school. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.
The beautiful home at 12295 Cascades Point Drive sold for $700,000. It has 5 bedrooms and 3 full bathrooms in 3254 sq. feet of living space. The master bedroom is located on the first floor. The large master bath has dual sinks and separate shower and tub. The backyard has an in-ground pool overlooking the lake. Located on the cul de sac, the home was built in 1997.
This is a high price for a house of this size in Boca Falls and good news for sellers in the near future. The house was previously purchased in 2007 for $680K, before the market fell. Our information indicates the sellers invested a lot in upgrades including top of the line appliances (including two dishwashers), custom cabinets and a summer kitchen.
21473 Halstead Drive sold for $575,000. It has 5 bedrooms and 3 full bathrooms. It’s a similar model to the $700K house above, but the location is not as good. It has no waterfront, is not on a cul de sac, and its backyard faces Boca Falls Drive through a hedge.
12220 Kenton Way sold for $645,000. It has 5 bedrooms and 3.1 bathrooms in nearly 3500 square feet on one floor. It is in Crystal Pointe, one of the two premium subdivisions in Boca Falls. It does have a lake view but the location is at the entrance to the subdivision meaning somewhat more traffic both in and out and along Boca Falls Drive.
Boca Winds
Boca Winds is a sister community to Boca Falls, also at the far west end of Palmetto Park Road, on the south side. The southern edge of the community borders the Loxahatchee Canal and Broward County. Community amenities include a clubhouse, basketball and tennis courts, a pool and sidewalks. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School. Unlike Boca Falls there is no gate.
The contemporary home at 12642 Maypan Drive sold for $450,000. It has 4 bedrooms and 3 full bathrooms in 2531 sq. feet of living space. The 4 bedrooms are all on the second floor. The kitchen is modern and there is marble flooring throughout the first floor. There is also a 3 car garage. The backyard features a screened in pool and fenced in yard with a view of the lake.
12757 Spikerush Circle sold for $421,000. It has 4 bedrooms and 2.1 bathrooms.
Palma Vista
Palma Vista is a gated community located south of Glades on the east side of US-441, a short walk from West Boca Medical Center. Amenities include a new clubhouse, exercise room and community pool. There are also sidewalks and tennis courts. Students go to Sandpiper Shores Elementary School, Eagles Landing Middle School and Olympic Heights Community High School.
The large home at 9779 Palma Vista Way sold for $666,500. It has 4 bedrooms and 4 full bathrooms in 3749 sq. feet of living space. The home was built in 2002. The kitchen has granite counter tops, an island, 2 wall ovens, stainless steel appliances and a walk in pantry. The resort style backyard has a heated pool and hot tub and overlooks the lake.

Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

The home at 21420 Gosier Way sold for $530,000. Located in the gated community of Boca Falls, it has 4 bedrooms and 3 full bathrooms in 2700 sq. feet of living space on one floor. The master bedroom and kitchen were recently remodeled. There is a screened patio and an in ground pool. The house was built in 1997. The previous owner took a hit, having paid $724K back in 2005.
This two story home at 21516 Halstead Drive sold for $550,000. The home has 6 bedroom and 3 full bathrooms in 3000 sq. feet of living space, also on one floor. The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.
This stunning ranch at 21780 Marigot Drive sold for $634,350. The home is located in the higher end “Crystal Pointe” subdivision of Boca Falls and features a large pool, patio and outdoor kitchen overlooking the lake. The home has 6 bedrooms and 4 and a half bathrooms in 3500 sq. feet of living space. The master bedroom is on the ground floor and has engineered hardwood floors. The seller was the original owner who paid $325K in 1996.
A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.
21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.
Logger’s Run
Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.
21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.

Also in Boca Winds and with the same square footage, this beautiful, naturally decorated house sold for $362,000. It has four bedrooms, two and a half bathrooms. The house was built in 1996 and comes with a two car garage, a screened patio, and a pool. Appraiser records suggest the home was acquired out of foreclosure in October for $286K.
This stunning house in gated Boca Falls was built in 1996 and sold for $315,000. Located at 12365 Antille Drive, it comes equipped with four bedrooms, two and a half bathrooms, a garage, and a basketball hoop. There’s a total of over 3400 square feet on two floors. Appraiser records indicate a 2013 transaction for $365K, suggesting the most recent transaction might not be at arms length.
Also in Boca Falls, 12409 Rockledge Circle sold for $540K in early December. The house has 4 bedrooms, 3 baths and 2400 square feet. The backyard has a lake view. It was acquired by an investor out of foreclosure a few months earlier for only $347K.
10679 Boca Woods Lane sold for $550K in the gated Boca Woods golf club community. It was built in 1989, and was remodeled more recently. Currently, the home contains a two car garage, three bedrooms, three and a half bathrooms, a pool and golf view, a fireplace, and a fenced in patio. The home is over 3300 square feet. The new owner is a Delaware corporation, which purchased the property from the original owner.
At 10821 Fox Glen Drive, this single family home sold for $375,000 after being relisted for $414,900 a few months prior. The home has five bedrooms, two and a half bathrooms, has two stories, a three-car garage, and a fenced-in pool. The home itself is a total of 3,084 square feet and was built in 1994. The property was foreclosed by Fannie Mae in 2013.
Recently sold for $608,000, this house is located at 9815 Palma Vista Way and has over 3,800 square feet. In in the gated “The Estates” community on the east side of 441, it was built in 2000 and contains a garage, basketball hoop, a pool, and a pond view. The new owner is an LLC based in Sunrise.
The final home in our report sold for $329,000. This house contains four bedrooms, two and a half showers, a two-car garage, a pool, a screened patio, and an open balcony. The home has 2,265 square feet and was built in 1995. The home is located at 10260 Brookville Lane in the Meadow Lakes community on the west side of 441 at the county line. This is another house with a foreclosure in its recent history, back in July of 2014.
