Boca Isles South: $420K to $659K for Early 2017


Over 10 home sales have closed in Boca Isles South since the start of the year. Prices range from $659K at the high end for a 3300 square foot 5 bedroom, down to $420K for a 3 bedroom with 2000 square feet.
Four homes with over 3200 square feet are on the list, all four of them in less than a month.
20148 Ocean Key Drive sold for $659K. The house has 5 bedrooms and 4 baths in 3300 square feet, with a variety of new upgrades and features including a pool, though it has no waterfront.
Nearby 20016 Ocean Key Drive sold for $625K with 5 beds, 3 baths in 3200 square feet, with waterfront, a pool and a recent remodel.
Also at $625K, 19717 Brickel Point Drive has roughly the same size and features, again including a recent remodel.
The same model sold for nearly $100K less – $527K – at 20029 Palm Island Drive. It also has waterfront with southern exposure for the pool. We don’t know why it sold for so little but the listing included not a single photo of the interior, so we have a hunch it needed a lot of work inside.

The remaining homes were all smaller than 3000 square feet. The 2900 square foot home at 10588 Saint Thomas Drive still sold for nearly $510K with 4 beds, 3 baths and a pool but no waterfront. There are a lot of interior upgrades so it looks like this buyer got a relative bargain.
20106 Ocean Key Drive sold for $482,500 with 5 bedrooms and 3 baths in 2800 square feet on one floor. This one sat on the market for nearly a year before selling. The interior did seem dated but this one looks like another case where the buyer got a deal.
Also selling for $482.5K was 19748 Dinner Key Drive, the same model as the $510K home mentioned above, but with no pool. The home was listed by a Realtor from another county and the listing photos were poorly done.

A couple of large homes went even cheaper. 10861 Bal Harbor Drive sold for $458K with 4 bedrooms and 3 baths in 2750 square feet on one floor. It’s on a good lot with a lake view in the backyard. The interior was clean but out of date.
Possibly an even better bargain was found at 10581 Saint Thomas Drive, which sold for just $455K with 4 bedrooms, 3 baths and over 2900 square feet (same model as a couple others above). The house has waterfront and a recent kitchen renovation.

The smaller models in Boca Isles ranged from $465K at the high end down to $420K for the smallest model.
19634 Biscayne Bay Drive sold for $465K with 4 bedrooms and 2 baths in 2300 square feet with a pretty good lake view from the backyard pool area. The house was in good shape but the kitchen appliances looked dated. We heard that the new owner redid some floors.
The same model sold significantly cheaper at 19555 Dinner Key Drive at $443K a month later. This was a bank-owned home and they often sell for less.
Going still smaller, 10576 Saint Thomas Drive sold for $450K with 3 bedrooms and 2 baths in 2100 square feet. The house has substantial upgrades inside, though it has no pool and no waterfront.
The smallest and cheapest in this report, 19537 Dinner Key Drive sold for $420K with 3 bedrooms and 3 baths in 2000 square feet and significant upgrades. It’s an odd layout with the pool on the side facing the house next door, and a lake view out the back windows of the house.

How do you like them olives? Home Sales in Boca Isles North


There are two Boca Isles neighborhoods, west of Cain Blvd and south of Yamato Rd. Boca Isles North and Boca Isles South are gated communities with bike and jogging paths and they’re popular with families. In this report we focus on Boca Isles North, which saw a few sales on Black Olive since the beginning of the year, along with some others. There were no short sales or bank owned homes in this report.
The two story home at 19386 Black Olive Lane sold for $555,000. There are 5 bedrooms and 3 full bathrooms in 2676 sq. feet of living space. This completely renovated home has lots of new additions. The kitchen has quartz counter tops, a marble back splash, wood cabinetry and stainless steel appliances. The two islands open up to the living room. A remodeled bathroom is on the first floor. A brand new roof was installed in 2016. The fenced in yard includes an in ground pool. Built in 1993, it was recently purchased in 2016 for $390,000.
19457 Black Olive Lane sold for $485,000. The home has 4 bedrooms and 3 full bathrooms in 2660 sq. feet of living space. This Mediterranean style home has great views of the lake and a custom free form pool with a paver deck, built in grill and custom landscaping. The kitchen has been updated and includes tile counters and back splash. The master bathroom was also remodeled. A balcony off the master bedroom overlooks the lake. It was purchased for $521,000 in 2007. It was built in 1993 for $209,000.
The ranch home at 19722 Black Olive Lane sold for $435,000. It has 3 bedrooms and 2 full bathrooms in 2118 sq. feet of living space. The pool home has a screened in deck and the pool has a new diamond brite surface. The kitchen has granite counter tops, stainless steel appliances and cherry wood cabinets. Both bathrooms have been remodeled. A unique feature is the outdoor shower. It was sold for $312,100 in 2014 and $435,000 in 2015. The home was built in 1994.

19250 Redberry Court sold for $615,000. It has 4 bedrooms and 3 full bathrooms in 2660 sq. feet of living space. Located on a lakefront lot, it has an open and spacious floor plan. The new custom kitchen has stainless steel appliances, granite counter tops and huge island. There are crema marfil marble floors throughout. The master bathroom has double vanities and separate shower and tub. The additional bathrooms were renovated. The driveway and pool deck feature travertine marble. The salt water pool and spa was recently remodeled. Built in 1994, it was previously sold for $430,000 in 2012. It looks like the seller’s patience was rewarded, as the house took eight months to sell but they found a buyer who appreciated the value. The backyard is simply gorgeous.

19681 Black Olive Lane sold for $567,500. The house has 4 bedrooms and 3 baths in 2800 square feet, along with a private pool and waterfront location.
10689 Maple Chase Drive sold for $515K, with 4 bedrooms and 3 baths in 2700 square feet, waterfront but no pool.
And 19456 Preserve Drive sold for $472,500. It also has 4 beds, 3 baths and 2700 square feet. We suspect this house could have gone for more if it had better photos.

Body Identified: Jonathan Bronzini


A couple days ago readers reported that a dead body was found in Shadowood Square. We have now confirmed that it was Jonathan (Eban) Bronzini, age 24. Mr. Bronzini, also known as Jonnie Bronzo, was a graduate of Olympic Heights and a resident of Boca Isles North.
He had many friends. One related to us:

He was a great person. He was on his way to becoming a paramedic. He was best friends with Joel Deleon, who passed away almost a year ago. I know he was going through a lot. His dad died not long after Joel.

We verified that Mr. Bronzini had been licensed as an Emergency Medical Technician (EMT). From his Facebook page it appears he was well liked and an accomplished musician. His profile is full of messages from friends sad to see him go.

I can’t believe you’re gone. I got the news last night but I woke this morning to a hope it was just a horrible dream. Sadly it’s reality. Jonnie Bronzo you were one of the sweetest people I have ever met. I’ll never forget tagging along to all APDFD band practices and hanging out with you. …

My heart is broken right now. Jonnie Bronzo (Eban) I can’t believe you’re gone. We’ve known each other almost our entire lives. From Sunday school to reuniting in high school playing music together to partying later in our 20s. You were always a kind soul and everyone loved you. May you Rest In Peace, brother. You will be missed dearly

We do not have any verified cause of death. The Sheriff’s office told us there was no suspicion of foul play.

Foreclosures Depress Boca Isles Prices

10845 King Bay Drive sold for $670,000 in June of 2016. It has 5 bedrooms and 3 baths in 3200 square feet and a waterfront location with a pool.

Home prices in Boca Isles fell by nearly 4% in 2016 compared to 2015. The average transaction price was $492,000, a drop of $20K from the $512,000 average in 2015. The numbers are still higher than they were in 2014 ($478K).
As we noted in our mid-year report on Boca Isles, these numbers are a bit misleading. There were a large number of “REO” (bank owned) transactions in 2016 and these tend to sell at lower prices. Removing the REO transactions from both years showed no significant changes in price from year to year with average price in both years around $512K.
19234 Inkwood was the largest house sold in Boca Isles in 2016. With 6 bedrooms and 3 1/2 bathrooms in 3400 square feet, it sold for $585,000. This even though with its ideal cul de sac location, large waterfront lot, and private pool. Image and map data by Google.

Measured in dollars per square foot, the overall average for 2016 was $182/sq.ft. Removing non-REO homes raises that average to $188/sq.ft, about the same as 2015 but well above the 2014 numbers.
Leaving out the REO homes, prices ranged from a low of $392K to a high of $670K. Seven of the REO homes sold for less than $390K. Most homes in Boca Isles have four or five bedrooms ranging from 2300 to 3200 square feet. There are a few exceptions.

There were roughly 60 transactions in each of the last three years. Excluding REO homes, homes sold a little quicker in 2016 with the average selling in a bit less than two months and the median at only 34 days.
Boca Isles includes two neighboring gated communities zoned for Olympic Heights High, Eagles Landing Middle, and Sunrise Park Elementary. They are located on Cain Blvd south of Yamato, with South County Regional Park to the west.

Recent Home Sales in Saturnia, Boca Isles and Mission Bay

Homes in the 33498 zip code are located north of Glades Road and west of 441. Neighborhoods include Saturnia, Boca Isles, Island Lakes, Stonebridge, Shores, Boca Greens and the northern part of Mission Bay. The schools have an excellent reputation and the area has one of the lowest crime rates in Palm Beach County. Most homes are close to South County Regional park.

The Saturnia neighborhood is wonderful for families and offers a 24 hour guarded gate, clubhouse, pool and spa. It also has basketball, tennis courts, and a fitness center. Students attend the highly regarded Eagles Landing Middle School and Olympic Heights High School, though some go to other area schools. As we recently reported home prices in Saturnia have been going up.

The beautiful one story home at 19188 Natures View Court sold for $770,000. It has 5 bedrooms and 4 full bathrooms in 3681 sq. feet of living space. This home sits on a 1/3 acre cul de sac lot with a great lake view. The gourmet kitchen has wood cabinets, granite counter tops and stainless steel appliances. The master suite has a sitting area, 2 walk in closets and a marble master bath with jetted tub. The backyard has a screened in porch with heated pool and tub. Other special features include accordion hurricane shutters and marble floors. Built in 2000, it was last sold in 2000 for $625,466.
The ranch home at 19228 Skyridge Circle sold for $532,500. It has 3 bedrooms and 2.2 bathrooms in 2819 sq. feet of living space. Located on the lake, this home has tile throughout and lots of upgrades. The large kitchen has granite counter tops and a center island. There is lots of natural light and high ceilings. The outdoor space features a screened in patio and pool with fountains. Built in 1999 for $327,900, it was last sold in 2011 for $525,000.

There is engineered wood flooring throughout. The gourmet kitchen has granite counters, hi gloss cabinets and top of the line appliances. Built in 1993, it was purchased for $465,000 in 2014.
The Grand Cayman one story home at 20100 Palm Island Drive sold for $515,000. It has 5 bedrooms and 3 full bathrooms in 2805 sq. feet of living space. Large, open and spacious, it has high ceilings and custom front doors. The oversized kitchen opens to the large family room. The floors and bathrooms have all been updated. The backyard features a solar heated diamond bright pool with a waterfall. Built in 1994 for $254,000, it sold for $419,000 in 2009.
The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School and is near commercial plazas including Sports Authority and Mission Bay Plaza. There are swimming pools, tennis leagues, social events and more. HOA fees vary.
The ranch home at 10751 Avenida Santa Ana sold for $535,750. It has 3 bedrooms and 3 full bathrooms in 2860 sq. feet of living space. This newly renovated home on a cul de sac has a large lake view. The new kitchen has stainless steel appliances, granite counter tops and cabinets with self-closing drawers. The bathrooms have also been recently upgraded. A screened in patio and pool overlook the lake. Built in 1991, it has changed hands a few times; it was sold in 2015 for $510,000.

Located on an oversized lot, the outdoor entertaining has a screened in patio with a pool and hot tub. Built in 1994, it was purchased for $425,000 in 2013.
