Zip code 33428 is located west of Lyons Road, south of Glades Road, and north of Loxahatchee Road. Many neighborhoods can be found here including Mission Bay, Boca Falls, Boca Winds, Kestrel Loggers’, Avalon, Vineyards, Boca Woods, Boca Lago, and Boca Dunes. Boca Reserve
Boca Reserve is a gated community located off Palmetto Park Road, west of 441. The community has landscaped walkways and is close to shopping. Students go to Loggers’ Run Middle School and West Boca High School. We previously wrote about the development in 2014 and earlier in 2013.

The house at 12066 Boca Reserve Lane sold for $910,000. It has 4 bedrooms and 4 and half bathrooms. The total square footage is 5381 sq. feet. Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

Boca Falls
Boca Falls is a gated community with manned entrances on Glades Road and Palmetto Park Road, west of 441. Amenities include an large resort-style pool, several tennis courts and a full-size outdoor basketball court. The clubhouse has a recently renovated and enlarged fitness room along with a covered playground. There are amazing sidewalks and biking paths and a private entry for the elementary school. Students go to Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.

The home at 21420 Gosier Way sold for $530,000. Located in the gated community of Boca Falls, it has 4 bedrooms and 3 full bathrooms in 2700 sq. feet of living space on one floor. The master bedroom and kitchen were recently remodeled. There is a screened patio and an in ground pool. The house was built in 1997. The previous owner took a hit, having paid $724K back in 2005.

This two story home at 21516 Halstead Drive sold for $550,000. The home has 6 bedroom and 3 full bathrooms in 3000 sq. feet of living space, also on one floor. The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.

This stunning ranch at 21780 Marigot Drive sold for $634,350. The home is located in the higher end “Crystal Pointe” subdivision of Boca Falls and features a large pool, patio and outdoor kitchen overlooking the lake. The home has 6 bedrooms and 4 and a half bathrooms in 3500 sq. feet of living space. The master bedroom is on the ground floor and has engineered hardwood floors. The seller was the original owner who paid $325K in 1996.

A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288-Rock-Ridge
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.

21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.

Logger’s Run

Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.

21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.

Other sales of note:
9719 Palma Vista Way, on the east side of 441 just north of West Boca Medical Center and just south of the Home Depot and Publix plaza, sold for $675K. The house has 6 bedrooms and 5 bathrooms in 3700 square feet on two floors.
21805 Old Bridge Trail, in Boca Woods, sold for $625K. It has 4 bedrooms and 4 baths in nearly 3500 square feet, and a golf course view.

3 Burglaries in Boca Woods

A reader alerted us to problems in Boca Woods. Per the West Boca Crime Map, there have been three burglaries reported on the 11200 and 11100 blocks of Boca Woods Lane in the last five days.

Boca Woods is north of Palmetto Park Road and west of 441. The main entrance is on 441 north of the Target store in West Boca Square, and across from the West Boca Medical Center entrance. There is also a residents-only entrance on Palmetto.

Our reader tells us these break-ins showed no signs of forced entry and did not set off alarms.

We encourage our readers to make sure your doors are locked and your alarm systems are activated. If you are worried about your safety when you are home though, then there are other safety measures you can look to for your home. Things like getting tempered glass is always a good option, as this can help deter people from forcing entry into your home.

This isn’t the only thing that you can do though, please make sure that you do not show off any valuables and that you make sure to lock your doors and windows at night. Be smart, and be safe!

Hobby Lobby Grand Opening: Photos and Video

Hobby Lobby is finally open. The grand opening was this morning at 9 am. We missed the ceremonies but got there before 10 am. There seemed to be a lot of customers for a weekday morning and it looks like a good start.
Some key details: It’s definitely big and there are a lot of sections. They have a fabrics section which we’ve heard some demand for:

There has been a lot of controversy surrounding Hobby Lobby for various reasons, related to their identity as a “Christian company.” When I walked in I was greeted by Jacqueline Chavez (below, far right), of the firm’s Management Ministries.

I think some of the critics don’t get how serious the company is about being Christian. Having Ms. Chavez there at the front door is a sign of it. The “Management Ministries” staff are part of that:

The focus is to exhibit a Godly culture by making a positive impact on the lives of the management teams. I believe this position is one of equipping men and women, right where they are and that is in the workplace. It is exciting to see biblical principles touching and changing lives across the country. Jesus said “And I, if I be lifted up from the earth, will draw all men unto me.” (John 12:32) The goal of Management Ministries is to let them see Jesus!

I met the two co-managers and they were happy with how things were going. The soft opening was Saturday and business was strong even though it was essentially unadvertised. This is not the first Hobby Lobby in South Florida – they told me there are stores in Davie and Kendall. From the store website there are plans to open another one in Coral Springs in a few weeks.
The store does seem to be running well, but from a business perspective I was surprised at how uncomfortable and unprepared they were for questions about the controversies. In light of an incident of alleged antisemitism in New Jersey where the Hobby Lobby President apologized, I asked about whether they would be carrying merchandise for the Jewish holidays. They had no idea whether or when Hanukkah merchandise would be coming to the store, though the store has plenty of Christmas merchandise on the shelves already.
The managers seemed unaware of the significant Jewish population around them. The West Boca Square plaza borders Boca Woods, which is mostly Jewish, and the Jewish Federation campus is not far away on the other side of 441.

I asked about the decision to locate a Christian store in an area that has such a large Jewish population and they simply said it was a decision made by the company’s real estate division and they didn’t know about it. To me it doesn’t come off as antisemitism but rather that they’re tone deaf. For a more critical perspective see this article in Coral Springs Talk.
Regardless of all of that, we’re pleased to see that the opening is going well. This is a great shopping option for a lot of people in West Boca and also a source of good jobs. We wish Hobby Lobby well.

Serious Accident Closes 441 Northbound: Scene Photos & Video

Update: Per a reader the road is still closed as of 11:40 pm on Friday night.

A friend alerted us tonight to an accident scene on the northbound side of 441 near Target and West Boca Medical Center. We went to the scene and took several photos as well as video. A brief video summary is below, but it was early in our investigation and we learned more afterward.

At the scene this reporter was able to see various items of debris in the roadway and on the shoulder. In particular there was a shoe or sneaker, a flip-flop, and a hat, all in the travel portion of the roadway.

I also saw two different skateboards, an orange one just off the shoulder at the south end of the scene, and a green one further into the grass at the north end of the debris area. In the picture below, the orange skateboard is at the lower left corner and you may be able to see the shoe in roughly the middle of the picture.

I’m not sure why this worked with my camera but the shot below gives a good sense of the amount of debris in the roadway behind one of the cars that was on the scene:

Later on deputies from PBSO were spray-painting the roadway where the items were and then collecting the items as evidence, as seen in the two videos below:


Piecing it all together based on my experience in handling criminal and personal injury cases including accident reconstructions, certain details stand out. First of all the shoe, flip-flop and hat in the roadway suggest that there wasn’t just one pedestrian hit by a vehicle but multiple and they were in the roadway when they were hit. It is somewhat common for a pedestrian to be literally knocked out of their shoes when hit by a car. In this case it would appear that two different pedestrians were hit, as it seems unlikely that one person would be wearing a flip-flop on one foot and a shoe on the other. There is not much lighting on the northbound side of the road and it may have been difficult for a driver to see skateboarders crossing the road in the dark. We were notified of the accident after 8:30 pm and it was dark.
Shortly before we left the scene the individuals we saw at the side of the road were allowed to leave. It’s unclear if they were just witnesses, or if one of their vehicles had been involved in the collision. I did not see any damage to either vehicle though the lighting was poor and I was not allowed to get close to the vehicles.
I should also note that a reader told us:

Two teenagers on the ground by west boca medical center. Looks like they must have been hit by a car or something.

Also, per CBS 12: “Three people were riding skateboards in the bike lane when they were hit by the vehicle. The vehicle then fled the scene and the driver was later caught, according to The Palm Beach County Sheriff’s Office.”
