West Boca McMansions – Real Estate Trends and Analysis

Real estate trends in West Boca

We’ve been looking at recent real estate trends in West Boca. We started with neighborhoods, discussing Boca Falls in one article and Boca Isles in another.
For this article we’re taking a different approach. We looked at large houses, over 6000 square feet, and we included southwest Delray Beach because the market is similar. There are so many different housing options for those who are interested in them, not only in West Boca but also Texas through somewhere like Houston real estate, with many finding their own form of their home. These “McMansions” sales were clustered in a fairly small area as shown on the map below:

Transactions in this class consistently average over $2 million, and around $300 per square foot of living space. When starting to review this we separated houses into two groups – inside and outside a membership club. Some of the most common membership clubs in our data include St. Andrews Country Club, Mizner Country Club, Boca West, Polo Club, Addison Reserve and Woodfield Country Club. Top neighborhoods that do not require membership include Long Lake Estates, The Oaks, The Bridges, Azura, Stone Creek Ranch, and Le Lac.
We do not see a big difference in values between these two groups. At this end of the market country club memberships do not seem to have much impact on real estate prices. Either way the neighborhoods are exclusive.

It’s also hard to identify clear trends because individual homes tend to be more unique. Some can have features that dramatically change the price. Or there could features that may be valued differently by Lynchburg realtors compared to a realtor in this area. At the low end some houses sold for as little as $1 million at $150/sq.ft. or less, while two houses went in the $600/sq.ft. area and the most expensive went for nearly $10M and over $900/sq.ft.
Still, here’s what we see:

  1. Large home sales increased dramatically in total numbers. There were 23 such transactions in the first half of 2014, 17 in the second half of 2014, and that rose to 35 transactions in the first half of 2015. There was a particularly big turnover of homes in St. Andrews.
  2. The total size of the market also increased, from $57M in the first half of 2014 to $76M in the first half of this year. In 2014 the value was driven by a few very high-end homes. In 2015 it’s the total volume that’s driving things.
  3. Average prices dropped. In both the first and second half of 2014 the average transaction was close to $2.5 million. In the first half of 2015 the average transaction was under $2.2 million. The average in 2014 was around $320/sq.ft. and that dropped to $290/sq.ft.

The biggest lesson we see in all of this is for sellers. If you have a large house there is a very wide spread in prices. Consequently, if you now feel ready to make a real estate investment of your own, you might also find this Roofstock guide on investing 20k useful. Furthermore, these trends seem to be driven by the features of the houses involved and by finding the right buyer both for that house and for the community. The most patient sellers get more value by holding out for that buyer, be they one looking to the 1031 exchange requirements or to other areas, but may wait a year, two years or even longer to get a sale done.

Students go to Calusa Elementary School, Omni Middle School and Spanish River Community High School.

The 2 story home at 5735 Harrington Way in Woodfield Country Club sold for $900,000. It has 5 bedrooms and 5.1 bathrooms in 5275 sq. feet of living space. The chef’s kitchen has granite counter tops and stainless steel appliances including a double oven and 2 microwaves. A unique feature are the purple cabinets in the master bedroom. The roof was replaced in 2007. The home has beautiful lake views. Built in 1988, it was purchased in 2004 for $600,000.
4120 Briarcliff Circle sold for $975,000. It has 4 bedrooms and 4 full bathrooms in 3672 sq. feet of living space.
6501 Landings Court sold for $1.125 million. It has 4 bedrooms and 4.2 bathrooms in 4056 sq. feet of living space.
5600 Regency Circle sold for $675,00. It has 3 bedrooms and 3.1 bathrooms in 2592 sq. feet of living space.

St. Andrews Country Club, a gated community, boasts an expansive clubhouse with basketball courts, a large pool, and tennis courts. There is a large recreation and aquatic center as well as 2 golf courses. There is a mandatory golf membership which requires a non refundable initiation fee. The club also offers dining and catering venues. St. Andrews Country Club is located on Clint Moore Road west of Jog Road.

This stunning home at 7242 Ayrshire Lane in St. Andrews sold for $1.25 million. It has 4 bedrooms and 5.2 bathrooms in 4997 sq. feet of living space. The ranch is on a premium waterfront lot and has great golf views. The home has an open floor plan and interesting architectural details. The kitchen has a large island and two refrigerators. The home was built in 1988 and last purchased for $540,000 in 2011.
7132 Queenferry Circle sold for $815,000. It has 3 bedrooms and 5 full bathrooms in 4315 sq. feet of living space.

Colony Point is a small community located on the north side of Clint Moore, just west of Military Trail. It has sidewalks for walking and biking. Students here attend Calusa Elementary School, Omni Middle School and Spanish River Community High School.
This contemporary ranch home at 6601 NW 23rd Way in Colony Point sold for $610,000. It has 4 bathrooms and 3 full bathrooms in 2704 sq feet of living space. The kitchen boasts new cabinets, quartz counter tops, marble floors and new stainless steel appliances. The master bathroom has dual sinks, a separate shower and jacuzzi tub. All the bathrooms have been recently renovated. Located on a large lot, the large screened patio has garden views and a free form pool with a stunning waterfall. Built in 1990, this home was foreclosed on in 2014.
The Polo Club is a gated community and exclusive country club. Owners must purchase an equity interest in the club. The club features 2 championship golf courses, a new 145,000 square foot clubhouse, 29 tennis courts, spa and community pool. There are also multiple dining options, a fitness center and playground. The Polo Club is located on Military Trail north of Clint Moore.
The beautiful home at 17072 Huntington Park Way sold for $762,500. It has 3 bedrooms with a den and 3.1 bathrooms in 2772 sq. feet of living space. The kitchen and bathrooms were recently renovated. New floors and a new roof were also added. When installing a new roof, it’s important to consider the benefits of hail resistant shingles so you can decide whether or not to protect your roofing and your home against destructive debris. Built in 1990, it was originally sold for $290,000.

Recent Home Sales in Boca West, Woodfield Hunt Club and New Floresta

The 33434 zip code includes homes between 441 and St. Andrews Blvd, North of Glades Road to Yamato Road. Neighborhoods in this area include Boca West Country Club, Hamptons at Boca Raton, Woodfield Hunt Club, Santa Barbara and Century Village.
Boca West Country Club is a top rated country club with four championship golf courses and 31 tennis courts. The Aquatics Center has lots of activities and a sprawling free form pool. The Sports Center has a fitness center and aerobics studio. The community has six restaurants. All homeowners must pay an initial $70,000 membership fee. Close to Town Center Mall, the Club has entrances on Glades Road and Yamato Road.
Front 2
Located in the exclusive “The Island” section of Boca West Country Club, the contemporary home at 7673 Wood Duck Drive sold for $2.6 million. We wrote about this house in September.
This newly constructed home has 7,038 sq. feet of living space with plenty of custom features and views of the lake and golf view. There are 4 bedrooms and 5.5 bathrooms as well as an office, flex room and theater. The flex room could be converted to a bedroom also. The floor plan is impressive.

Woodfield Hunt Club is a gated community located on Jog Road just south of Yamato Road. The community has two parks, 5 tennis courts and basketball courts. There is a large clubhouse as well. Non-equity memberships in Woodfield Country club are available to residents. Students attend Omni Middle School and Spanish River Community High School.

New Floresta is a small community on Potomac Road between Jog Road and St. Andrews Blvd. There are sidewalks throughout the community and large lots. Students attend Omni Middle School and Spanish River Community High School.

2799 NW 27th Terrace sold for $620,000. It has 4 bedrooms and 3 full bathrooms in 3219 sq. feet of living space.
Santa Barbara is a gated community with a clubhouse, a newly refurbished fitness room, tennis courts and resort style pool and spa. It is located close to the Town Center Mall between St. Andrews and Jog Road just north of Glades Road. Public school students mostly attend Omni Middle School and Spanish River Community High School. The houses in the neighborhood are tightly packed together with zero lot lines.

6422 Montesito Street, located in Azura, sold for $1.148 million. Built in 2014, it has 3 bedrooms and 3 full bathrooms in 3505 sq. feet of living space. The home has views of the lake and a master bedroom on the ground floor. The master bedroom has a sitting room and bathroom with separate shower and spa tub.  There is a built in grill and covered patio.

It has a screened in patio overlooking the golf course. The roof was replaced in 2010 and there are hurricane shutters. Built in 1989, it has a 2 car garage. It was originally purchased in 1989 for $410,000.
5803 Waterford  sold for $740,000. It has 3 bedrooms and 3 full bathrooms in 3299 sq. feet.

In the Colonnade community, 4600 NW 26th Way sold for $740,000 in mid-December. The house has 5 bedrooms and 4 full baths, and is on a corner with minimal street frontage.

In the southwest corner of the same neighborhood, 4122 NW 28th Way sold for $750K. The new owner has a mailing address in Moscow, Russia. The house has 4 beds and 2 1/2 baths with a large ground floor area and a small upper floor as well.

3035 St. James Drive in Woodfield Hunt Club sold in December for $625K. The ranch house has 4 bedrooms and 3 1/2 baths on just under a third of an acre. The sale price is a big boost from a 2009 transaction that went for under $475K, but still down from the $798K it sold for back in 2005 near the market’s peak.
Also in Woodfield Hunt Club, 4875 Regency Court with 4 beds and 3 baths sold for $567,000. It has a nice location just short of a cul de sac with a lake view.


In the gated Santa Barbara community nearby, 20693 NW 27th Ave sold for $667,500. It has 4 bedrooms and 3 1/2 baths, though there is a small 2nd floor area included. Some real estate websites have this marked as a townhouse, but it’s a single family house. The homes are very close together in this neighborhood. This particular house is on a corner lot.

In New Floresta, this fairly small 3 bedroom and 2 1/2 bath house at 2732 NW 27th sold for $520K in early December.

Another smaller house in New Floresta, with 4 bedrooms and 2 1/2 baths, sold for $445K in early December as well. Both homes are a fairly short walk from University Woodlands Park.

In Boca Lake this 4-bedroom, 3-bath house at 2669 NW 38th Street sold for $485K just before Christmas.


There’s a bit of a gap in home prices in 33434, with only a few homes selling between $350K and $500K. There’s a larger group of houses that sold for near $300K and below.
In the Brentwood of Boca community just west of the Turnpike and just south of Century Village, we see a few transactions:
8035 Copenhagen Way sold for $320K, with 3 beds, 2 baths and about 1600 square feet; and 19860 Milan Terrace sold for $319K with similar dimensions.
West of Southwinds Golf Course, 9525 Denver Court sold for $314K with 4 beds and 2 baths in a slightly larger structure but still under 2000 sq.ft. Closer to 441 off La Fontana, 19831 Court of the Myrtles sold for $340K with 4 beds and 2 baths in 2500 square feet.
In Boca West, a townhome at 7409 Bondsberry Court sold for $313K with 3 bed and 2 1/2 baths.
Near Boca Municipal Golf Course, 8717 Eagle Run sold for $325K with 3 beds and 2 baths in just under 2000 square feet.
In Sonoma Lake Estates (east side of Lyons just north of Somerset Shoppes), 8967 Sonoma Lake Blvd sold for $310K. It has 4 bedrooms and 2/12 baths in a 2300 square feet single-family home.
