Mission Bay Real Estate 2020 Through June

25 single family homes sold in Mission Bay so far in 2020. Single family volume is down, there were fewer high-end deals, but low price deals nearly vanished and the average transaction price jumped up.

Townhome transactions accelerated with 12 in just 6 months. The average price was down slightly.

Single Family Homes in Mission Bay

20348 Hacienda Court

As usual some of the highest prices were in the Cordova Estates subdivision. 20348 Hacienda Court was the top deal, selling for $592,000. The four-bedroom, three-bath house has 2650 square feet, and a screened-in pool.

20284 Hacienda Court

On the other side of the circle, 20284 Hacienda Court sold for $570,000 with the same floor plan.

In 2019 three homes in Mission Bay sold for over $600,000, so prices at the high end fell off a bit.

11173 Harbour Springs

On the south side of Glades Road, 11173 Harbour Springs sold for $520,000 with five bedrooms and three baths in 2900 square feet.

Seven other homes sold for more than $500,000:

  • 10738 Santa Rosa – $565,000 for 5 bedrooms in 2800 square feet
  • 10750 Haydn – 4 bedrooms in 2700 square feet for $555,000
  • 20561 Sausalito – $530,000 for 4 bedrooms in 2560 square feet
  • 20296 Hacienda – 4 bedrooms, 2560 square feet, $525,000
  • 10837 Ravel – $520,000, 4 bedrooms, 3100 square feet
  • 10610 Wheelhouse – 6 bedrooms, 3050 sq.ft., $507,000 – took nearly two years to sell
  • 20940 Avenel Run – $505,000, 4 bedrooms, 2800 square feet

The median transaction was the $471,000 sale of 10520 Wheelhouse Circle in Regatta, a four-bedroom house with 2400 square feet. The average price was $470,000 at $190 per square foot.

Most homes sold in two months or less. Taking out the unusually slow transaction at 10837 Ravel, the average sale took less than one month.

  • 10885 La Salinas – 4 bedrooms, 2260 square feet, $475,000
  • 11103 Baybreeze – $455,000, 4 bedrooms, 2650 square feet

  • 10920 Haydn – $445,000, 5 bedrooms, 2300 square feet
  • 10982 Ravel – 3 bedrooms, 2150 square feet, $440,000
  • 20252 Monteverdi – $431,000, 5 bedrooms, 2300 square feet
  • 10719 Avenida Santa Ana – 4 bedrooms, 2100 square feet, $425,000
  • 20364 Vera Cruz – $415,000, 4 bedrooms, 2600 square feet
  • 11106 Harbour Springs – 4 bedrooms, 2000 square feet, $415,000

Four homes sold for $400,000 or less. This is a big change from last year when 21 homes sold in that pricing over the full year.

  • 10592 Mendocino – $400,000, 3 bedrooms, 1900 square feet
  • 10981 Ravel – Short sale, $369,000, 4 bedrooms, 2200 square feet
  • 10298 Buena Ventura – 3 bedrooms, 1900 square feet, $350,000
  • 10480 Mateo – $320,000, 3 bedrooms, 1600 square feet

Mission Bay Townhomes and Villas

The average price for townhomes and villas fell to $288,000, but that average was pulled down by a bank-owned home and an unusually small unit. Taking those two out of the calculation leaves the average price the same at $301,000.

Four townhomes sold over $300,000:

  • 10412 Lake Vista – $340,000, 2 bedrooms, 1660 square feet
  • 10540 Lake Vista – 3 bedrooms, 2000 square feet, $335,000
  • 10440 Plaza Centro – $328,000, 3 bedrooms, 2000 square feet
  • 20970 Via Azalea – 4 bedrooms, 1800 square feet, $302,000

Four more units sold just under $300,000:

  • 20487 Via Marisa – $298,000, 2 bedrooms, 1250 square feet
  • 10430 Lake Vista – 3 bedrooms, 1400 square feet, $295,000
  • 10455 Lake Vista – 3 bedrooms, 1400 square feet, $290,000
  • 20950 Via Alamanda – $290,000, 3 bedrooms, 1600 square feet

The last four homes sold over a broader range:

  • 10470 Lake Vista – $277,000, 3 bedrooms, 2100 square feet
  • 10456 Lake Vista – 2 bedrooms, 1400 square feet, $257,000
  • 10360 Courtside – $242,000, 2 bedrooms, 800 square feet
  • 10376 Lake Vista- 2 bedrooms, 1400 square feet, $207,000Bank-owned

Big Money in Boca? PPP Loans

Six companies in East Boca received Paycheck Protection Program loans as high as $10 million including nationally known law firm Boies Schiller Flexner. But the largest loan package in Boca may have gone to the Federation campus in West Boca.

Boca Winds Home Sales: 2020 So Far

26 homes sold in Boca Winds in the first half of 2020. The pace is similar to 2019, but prices fell significantly. The highest transaction price was $500,000, far below the 2019 top of $650,000.

22250 Kettle Creek Way

The high price so far for 2020 is 22250 Kettle Creek Way, which sold in March for $500,000 even. It’s a four-bedroom, three-bath house in 2250 square feet with a lake view and private pool.

Six other homes sold for prices over $450,000, all with four bedrooms.

22268 Collington Drive

Nearby 22268 Collington Drive sold for $497,500. The house has 2550 square feet on two floors with three bathrooms. There’s no lake view but it does have its own pool.

Others priced over $450,000 include (all 4 bedrooms):

  • 21838 Palm Grass$485,000 for 2400 square feet
  • 12328 Saint Simon Drive – 2300 square feet – $475,000

The Boca Winds median home closing price so far in 2020 is about $415,000, with an average price of $422,000. Nine homes sold with prices from $400,000 to $445,000.

  • 22251 Kettle Creek Way, across from the top priced home, sold for $445,000 with 4 bedrooms and 3 bathrooms in nearly 2600 square feet.
  • 22040 Aqua Court, $443,000, 3 bedrooms, 2 baths, 2000 sq. ft.
  • 22090 Flower Drive, 3 bedrooms, 2 1/2 baths, 2100 sq.ft. for $425,000
  • 22059 Flower, 4 beds, 2 baths, 2000 square feet, $422,000
  • 22468 Middletown Drive, 2100 square feet with 4 bedrooms, $415,000
  • 22359 Collington, 2500 square feet, 4 bedrooms, $415,000
  • 12059 Rockwell Way, $410,000 for 3 bedrooms in 1800 square feet
  • 12841 Smithdale, a 1600 square foot 3-bedroom for $400,000

Also the highest price in Ashley Park was $412,500 for 22554 Blue Marlin Drive with 4 bedrooms and 2400 square feet.

Ten homes sold under 400,000 with the lowest price at $370,000.

22720 Pickerel Circle

The highest price in dollars per square foot goes to 22720 Pickerel in Ashley Park, a 3-bedroom with under 1400 square feet that sold for $379,000. That works out to over $270/square foot. The overall average for Boca Winds in the first half of the year was $206 per square foot. There were no bank-owned home sales and no short sales.

  • 22520 Middletown, 3 bedrooms in 1800 sq.ft. for $389,000
  • 22064 Altona – 3 bedrooms, 1800 sq.ft., $389,000

  • 22454 Sea Bass – 4 bedrooms, 2400 square feet, $385,000
  • 22473 Middletown – 2100 sq.ft., 4 bedrooms, $385,000
  • 22679 Pickerel$375,000 for 4 bedrooms in 2000 square feet
  • 22353 Sea Bass – 3 bedrooms, 1700 sq.ft, $373,000

Boca Falls Real Estate: 2020 So Far

Prices are rising in Boca Falls with 18 homes sold in the first half of 2020. That’s on pace with 2018 but below 2019’s rush of deals.

Three homes sold for over $700,000 so far this year with 21713 Marigot in Crystal Pointe at the top.

21713 Marigot Drive

21713 Marigot Drive sold for $750,000. The 4 bedroom, 3 1/2 bath house is all on one floor with a 3 car garage. It has nearly 3500 square feet, a private pool, but no water view.

The price is $115,000 higher than its previous transaction in 2013 after a new roof and extensive remodeling. It also sold a lot quicker, in only 25 days. The 2013 listing took nearly a year to find a buyer.

21265 Rock Ridge

In the Estates subdivision, 21265 Rock Ridge Drive sold for $725,000. This one-story has 5 bedrooms and 4 1/2 baths in 3800 square feet, with a private pool and a 3 car garage.

12456 Antille

The third member of the 700 Club is 12456 Antille, selling for $716,000 with 5 bedroom and 3 baths on 2 floors and over 3250 square feet. The brand new roof and gorgeous remodel definitely helped get that big price.

Overall for Boca Falls the median price of $587,000 is up nearly $20,000 from the 2019 median. The average transaction closed at over $190 per square foot.

Four homes sold in the 600 Club:

  • 21327 Falls Ridge, $695,000 for 5 bedrooms in 3800 square feet
  • 12402 Cascades Pointe, $675,000, 5 beds, 3 baths, 3250 square feet
  • 21642 Marigot Drive, $650,000, 4 beds, 3 baths, 3100 square feet
  • 21347 Gosier Way, $625,000, 4 bedrooms in 3400 square feet

For all of Boca Falls, the average transaction took 74 days. This can be misleading as some homes are taken off the market and come back on later.

The largest block was homes selling for prices over $500,000 up to $600,000.

  • 21271 Falls Ridge Way: $595,000, 5 bedrooms, 3200 square feet
  • 12731 Yardley: $588,000, 5 bedrooms, 3200 square feet
  • 21280 Rock Ridge: $585,000, 4 bedrooms, 3200 square feet
  • 21594 Halstead: $585,000, 6 bedrooms, 3850 square feet
  • 12253 Rockledge Circle: $570,000, 4 bedrooms, 2500 square feet
  • 21420 Gosier Way: $558,000, 4 bedrooms, 2700 square feet
  • 12763 Hyland Circle: $553,000, 4 bedrooms, 3350 square feet

From there it was a big drop in price to the last group of home sales. Two “normal” transactions were 12396 Clearfalls for $500,000 (4 bedrooms, 2450 square feet) and 12420 Rockledge Circle ($465,000, 4 bedrooms, 2300 square feet). In dollars per square foot that’s actually above average for the neighborhood in 2020.

There were two bank-owned homes, usually sold by the banks after foreclosure.

12660 Yardley, a 4 bedroom with 3350 square feet sold for a reasonable $466,000. This was previously transferred to the bank by a deed in lieu of foreclosure.

12337 Cascades Pointe Drive was the bottom, a small 4 bedroom selling for $399,900.

Taking those two out of the numbers would raise the average selling price about $20,000.
