Attention West Boca Real Estate Agents

For the past few months we have been writing articles about local real estate transactions. Here’s an example of one: March home sales in 33428.
We would like to work with real estate agents on these articles. We’re looking for one agent for each zip code we cover (33428, 33498, 33496, 33434 and 33433). The agent would write one article a month about home sales in their assigned zip code. In addition to the regular content, the agent would be able to include a banner ad about themselves, a featured listing, and would have an author description at the bottom of the article like you see on this one. If you would like to find out more about agencies in your area you can search online for real estate agents near me to find out more.
This will be a form of what’s called Native Advertising. We will charge a fee to the agents, based on the relevant zip code.
We will also work with the agents to advertise the articles on Facebook to increase readership, targeted to readers in that zip code. This will be much more cost-effective for the agents than the cards they mail to homes.
We are currently in talks with agents for 33428 and 33498, but we have nothing definite with either of them.
WestBocaNews.com has had over 40,000 unique visitors in April so far, and over 90,000 page views. We are also growing fast. Our readership is heavily concentrated in Boca Raton and particularly in West Boca.

Boca Reserve Update

We stopped by Boca Reserve this morning to see how they’re doing. We mentioned one the homes selling for $550K in our 33428 home sales report for March, and we reported last year on the Boca Reserve grand opening.
Now it looks almost done. With plans for 44 houses in total, we would guess they’re 3/4 of the way there.

Houses Sold in 33433

In today’s real estate news, we report on houses sold in the 33433 zip code, shown below on our goofy map of West Boca.

Sold last week for $715,000, 7774 Tennyson Court is in the Boca Hamlet subdivision of Boca Del Mar. The house has four bedrooms, two full and one half baths, and over 3000 squre feet on 1/4 acre of land.

Built and sold in 1986 for $225,700, the seller doubled his money after buying it for $345K in 1999. If it’s the same “Norman J. Mordkofsky,” he’s a NY attorney who’s made quite an impression on the civil courts of both New York and Florida. He even sued the widely respected Judge Guido Calabresi back in 2005.
The property is an easy walk for Orthodox Jews to the Boca Raton Synagogue, and the Mordkofsky’s do appear to be both members and supporters.

A week earlier, on April Fool’s Day, 7667 Estrella Circle sold for $650K. But it’s no joke. The property is in Estancia West (south side of Glades just east of Lakeside Terrace and the Turnpike) and the house has 4 beds and 3 1/2 baths. It’s a touch under 3000 square feet on over a quarter of an acre. This another example of good timing as the previous transaction was in 1999 for $410K.

A day before that, $550K bought a 4-bed, 5-bath house in Boca Grove, just south of Estancia West. 7412 Mandarin Drive was purchased by the sellers back in 1993 for $387,500, though there was a transaction a year earlier for $268,500, so there may have been some quirks in one of those prices.

On the same day in Estancia South (west side of Powerline), 6728 Giralda Circle sold for $540K. It has 5 beds, 3 1/2 baths and over 3500 square feet on almost half an acre. The seller purchased it new in 1988 for $284,000.

Back in Boca Hamlet in mid-March, 7945 Tennyson Court sold for an even $700K. With 3 bedrooms, 3 baths and just over 2300 square feet, it seems pricey. Its price history ranges from $188K when it was new in 1988 up to a peak of $815K in 2006. The sellers appear to be investors who live in another part of West Boca.

23129 Boca Club Colony Circle sold a few days earlier for $530K. Near the Outback on SW 18th and Congregation B’nai Torah, it has 3 beds and 2 1/2 baths with over 2300 square feet. As you can see in the picture, there’s an oddly placed fence section on the sidewalk in front of the house. There were a few recent transactions in 2012 and 2013 making it look like it was foreclosed in 2012 and then sold to an investor for $265K. The owner before that bought it for $405K in 2004, up from the $312K it sold far new in 2002.

Our last house to report, sold on March 4th in the Encantada community just southwest of SW 18th and Powerline. 23407 Milano Court sold for $900K even. It has three bedrooms with five full baths and a half bath. It’s a gorgeous location with a lake view:

The previous owner bought the lot in 1991 and built it. Sadly he passed away in October. The new owners have a photography and film business based in the New York metropolitan area.

March Home Sales in 33498

We have several home sales to report for zip code 33498 in March.

19196 Black Mangrove Court
19196 Black Mangrove Court

In late March, 19196 Black Mangrove Court sold for $525,000. In the gated Boca Isles community, it’s a 4-bedroom, 3-bath house with over 2600 square feet on a third of an acre.
It’s a nice location on the end of a cul-de-sac with an unusual wooded view. From the satellite image the house has a screened in pool as well. Boca Isles is on the west side of Cain just south of Yamato.

Originally purchased for $242K back in 1994, the house was foreclosed in 2013 and records show it was sold a couple months later for $325K to a real estate investment firm. It looks like they got a good return on this one.

10660 Maple Chase Drive

Nine days earlier another house in Boca Isles sold for $515,000. The five-bedroom, three-bath house at 10660 Maple Chase Drive has around 3000 square feet. While still a nice spot, the location is a bit less attractive as it’s very close to the gates and the back of the house faces Cain Boulevard. The lot is unusually large for West Boca with nearly half an acre of land.
The only previous transaction was when the house was purchased new in 1993 for $223K.
18672 Sea Turtle Lane
18672 Sea Turtle Lane

In the Shores, 18672 Sea Turtle Lane went for $480,000. The house has five beds, four baths and a bit under 3000 square feet. The back of the lot faces a lake and with the land curving away, it’s a more than 180ยบ view.
The only previous sale was for just over $250K when it was built in 1995. The Shores is a nice location because it’s on the end of Yamato and across the street from South County Regional Park.

10851 King Bay Drive

The same day 10851 King Bay Drive sold in Boca Isles South in the mid-March for $560K. With four bedrooms, three baths, and over 3000 square feet, the house has a lake view.

We see three previous transactions, selling new in 1995 for $324K, a resale in 2000 for $370K, and then near the peak in 2004 it sold for $609K. This is a good sign prices are getting closer to where they were before the crash.

10894 King Bay Drive

A day earlier and a few houses down, 10894 King Bay Drive sold for $565,000. It is also a four bedroom, three bath model with closer to 4000 square feet of space. Originally sold in 1996 for $326K, there have been a few transactions including one at the peak in 2005 for $765K, and then four years later it sold in 2009 for $465K.

19078 Cloister Lake Lane

Back in Boca Isles, 19078 Cloister Lake Lane sold for $550K. It’s another 4-bed, 3-bath house, but this time all on one floor with just over 2600 square feet. It’s a nice spot on a cul-de-sac with a lake view, and the house has a screened in pool. There was another transaction just six months earlier for $520K.
Two more houses sold in The Shores, both on March 5th and on Sea Grass Circle. A four-bed, four-bath house sold for $445K and a 5-bed, 3 1/2-bath model sold for $440K. Each has about 3000 square feet.

West Bacon Home Sales for March

West Bacon News has three home sales to report for the month of March.

Just west of 441 in the 33428 zip code, 21345 Straw Lane is the first house sold in PL Homes new Sandalstraw community. The developer purchased approximately fifty trailers and is replacing them with upscale luxury homes.

This 3-bedroom, 2-bath model sold on the 27th for $47,999 through an unusual quitclaim deed. Construction went quickly as GL smartly brought in a straw bale assembly team from Nebraska.
The development is a great location with an easy walk to Publix, the Cumberland Farms gas station, and the Western Bacon supermarket in Sandalfoot Plaza. Some homes, including this one, have a delightful view of the KKK guy’s trailer. We’re pretty sure he likes bacon.
There was some opposition to this project, particularly from the West Bacon Community Council. WBCC President Sheri “Big Bad” Wolfborough expressed concern about preservation of the trailers as an essential part of West Bacon’s history. She relented after PL hired former county legislator Burt Baconson to keep an eye on it. They also agreed to name their community center the Reich-Winikoff Clubhouse.

A few days earlier Bacon Isles North saw 7890 Wood Court sell for $390K. Built in 1997, the 4-bed, 2 1/2 bath house is all on one floor. The gated development is on the west side of Cain near Yamato in the 33498 zip code. The home previously sold in 2005 for $936K, and back in 1997 it was bought new for $129K.
47832 Brick Lakes
47832 Brick Lakes
And just yesterday, 47832 Brick Lakes Drive sold for a cool $2.3 million. With 4 bedrooms and 8 full baths, the house is in The Bricks, a gated development just north of Clint Moore near the Turnpike. The HOA made national news when they added armed guards and a team of security boars due to fears of a large and aggressive canine that was seen on the nearby Spanish River High campus.
The Bricks is known locally for the concert series they run. Tonight the Commodores will be performing, with special guest appearances including Nicole Richie and Kevin Bacon.
