21824-cypress-palmWe have several home sales to report in the 33428 zip code in March. The most expensive at $680K was in the Avalon gated community on the north side of Palmetto just east of 441.
The house, 21824 Cypress Palm Court, has 5 bedrooms, 4 full and 1 half bath, and around 3400 square feet. It sold in mid-March. From the satellite image there appears to be a screened-in pool nicely integrated into the house floor plan.

The previous owner bought it for $520K back in 2002. It was on and off the market a few times since July with different realtors.
12060-boca-reserveLess than a week ago 12060 Boca Reserve Lane sold for just over $552,000. It’s a four-bedroom, four-bath home with just under 3000 square feet.
Boca Reserve is a brand new development on the south side of Palmetto west of the Loggers Run Publix. It’s a small gated community with around 40 houses. HOA fees are relatively low at $160/month.
12674-little-palm12674 Little Palm Lane sold on the 21st for an even $450K. With four beds and 3 1/2 baths, it’s at the far southern edge of Boca Winds and the property borders the canal and county line.

We have friends on the street and have been there a few times. It’s a good spot.
Previous sales were in 2009 for only $304K as a post-foreclosure transaction, and 2006 for $555K. When first built in 1999 it sold for $266K.
22123-braddock22123 Braddock sold for $449,000 just a couple days ago. It’s in the gated Lexington Estates, on the west side of 441 south of Palmetto. The house has four bedrooms and two-and-a-half baths in roughly 3000 square feet of space. HOA fees are $275/month. Looks pretty, and it’s a good location for commuters and shoppers. Target is close, and Walmart will be even closer when it opens this summer.
The house was purchased new in 1997 for $236K. It was off and on the market a few times since 2010.
21782-sugarberryAnother Boca Winds house sold in mid-March for $410K. 21782 Sugarberry Circle is a very short walk to Waters Edge Elementary. It has 5 beds, 3 baths, and something of a lake view. It backs up to Palmetto near the community entrance so there might be some road noise.
The house originally sold for $210K back when it was built in 1995. It came on the market in November for $449K and sold at a significant haircut. Without knowing more we’d say the buyer got a good deal.

Saturday Event: New Model at The Oaks

This Saturday from 11 am to 2 pm there will be an event showcasing a new model at The Oaks, a gated community north of Clint Moore between 441 and Lyons.

Homes in The Oaks start in the $900K range. Saturday’s event will include complimentary refreshments and a model home tour.
The Kingsmill model is over 5000 square feet with 5 bedrooms, 6 full baths, two half baths and a 3-car garage. We have a hunch this one is well over $1M.

Realty Expo on the 19th in Boca West

The South Florida Realty Expo, a free trade show for licensed real estate professionals, will take place on Wednesday, March 19, from 3:00 to 7:00. They expect over 1000 attendees and 60+ exhibitors.
This is their second annual show and it will be held at Boca West Country Club.

Million Dollar Sales in Woodfield and St. Andrews

Three houses sold for $1M or more in the 33496 zip code in late February. At the top of the list, 17711 Lake Estates Drive sold for a cool $2 million on the 28th. The house has four bedrooms, five full bathrooms plus a half bath, in nearly 4800 square feet of space. The property appraiser indicates 6400 square feet, along with nearly half an acre of land.

As you can see (hopefully) from the satellite view above, it has a pool with a greenside view on the St. Andrews golf course.
The price is a pretty big bump up from its last arms length transaction in 2011, for $1.6M.

Not far behind at $1.862 million is 6585 Landings Court, in Woodfield Country Club, also on the 28th. The two properties are actually quite close to each other as the crow flies. Both are just east of the Turnpike on opposite sides of Clint Moore.
This house in The Landings may actually be larger than its pricier neighbor. It’s listed as having five bedrooms, 5 full bathrooms plus a half bath, and over 5100 square feet. It has a pool and a lake view and its location protects it a bit from poorly hit golf balls.

The appraiser has the address as 6585 NW 38th Ct, with over 6500 square feet and a third of an acre. The last arms-length transaction was all the way back in 1997 for $962K. The seller appears to be Allen D. McGee, Chairman and CEO of Radiology Corporation of America.

Rounding out the three is 4189 Briarcliff, which is also in Woodfield Country Club. The 4-bedroom, 4-bath house sold for a mere $1.08M on the 27th. It was listed as having nearly 3400 square feet. The house has a particularly large pool and a lake view, but it may get a bit more traffic noise from a main road within Woodfield.
The property was purchased several months ago for roughly the same amount of money. The seller, Larry Bank, appears to be a Washington DC consultant who deals with various sectors including real estate.
