Homes in the 33498 zip code are located north of Glades Road, and west of 441. Neighborhoods include Saturnia, Boca Isles, Island Lakes, Stonebridge, Shores, Boca Greens and the northern part of Mission Bay. The schools have an excellent reputation and the area has one of the lowest crime rates in Palm Beach County. In addition, there are many unique attractions both nearby and within, such as South County Regional Park.

The Saturnia neighborhood is wonderful for families and offers a 24 hour guarded gate, clubhouse, pool and spa. It also has basketball and tennis courts, and a fitness center. Students attend the highly regarded Eagles Landing Middle School and Olympic Heights High School, though some go to other area schools. There are HOA fees. We recently covered three houses for sale in Saturnia and all are still on the market at this writing.

The eat-in kitchen overlooks the screened in pool and spa. It was last purchased in 2010 for $704,000.

Boca Isles North and South are gated communities with bike and jogging paths and they’re popular with families. Each community has a large clubhouse with meeting rooms and billiards. There are state of the art exercise rooms, basketball courts, playgrounds and tennis courts. There is also a large pool and spa.

Located in Boca Isles South, the two story home at 10864 King Bay Drive sold for $690,000. The 5 bedroom home has 3 full bathrooms in 3197 sq. feet of living space. The screened in pool with waterfall overlooks the lake. Built in 1995 and purchased for $317,000, it was sold for $555,000 in 2010.

Island Lakes
Island Lakes is a guard gated community on Glades Road west of 441. The community has basketball courts, bike and jogging trails and tennis courts. Students go to Sandpiper Shores, Loggers’ Run Community Middle School and West Boca Raton High School.

The ranch house at 20671 Bay Brooke Court in Island Lakes sold for $509,000. It has 4 bedrooms and 2 full bathrooms in 2288 sq. feet of living space. The kitchen was recently renovated and includes custom wood cabinets, granite counters and Viking appliances including a double wall oven. Both bathrooms were also remodeled and there is a new washer and dryer. It overlooks the lake and an in-ground pool.

Stonebridge Golf and Country Club is a gated community located on 441 just north of Clint Moore Road. There are just under four hundred homes. It has a large clubhouse with a state of the art fitness center and many dining options. There is an 18 hole private golf course and 6 Har-Tru tennis courts. Equity membership is required.
The large home at 17628 Charnwood Drive sold for $500,000. Built in 1987, it has 4 bedrooms and 3.1 bathrooms in 3713 sq. feet of living space. There are amazing views of the lake and golf course and a big in ground pool. The kitchen was recently remodeled to include custom cabinets and stainless steel appliances. All bedrooms have an en suite bathroom. It was originally purchased in 1988 for $386,000.

Saturnia has a unique location sheltered from the rest of the world by South County Regional Park, and conveniently located across the street from highly rated schools: Eagles Landing Middle and Sunrise Park Elementary.

Prices are likely to go up since GL Homes is going ahead with a 43-home high-end development just south of Saturnia. Those houses will start somewhere north of $1 million, and that kind of addition tends to boost neighboring home values.


Two of the homes in this report are on one floor and were built in 2001. Brand new on the market is 19211 North Creekshore Court, listed at $809,900.

This is a large home for only one floor. It has five bedrooms and 4 baths in nearly 3700 square feet of living space. It’s also a fairly big lot at a third of an acre and it’s on a cul-de-sac with a pool and a pleasant lake view.

Previous transactions include 1996 for $284,000, and 1999 for $315,000.

The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School and is near commercial plazas including Sports Authority and Mission Bay Plaza. There are swimming pools, tennis leagues, social events and more. HOA fees vary. Students attend Loggers’ Run Middle School and West Boca High.

11797 Island Lakes Lane located in Loggers Run sold for $520,000. The contemporary home is located in the Island Lakes gated subdivision on the north side of Glades Road. It was built in 1991 and sold for $294,300. It was sold in 2002 for $360,000. The home has a 3 car garage on a corner lot and a great view of the lake.

The subdivision has basketball courts, jogging paths and tennis. It’s also only a couple houses from the cul de sac at the end of this short street (only 13 houses).

Recent Home Sales in Boca Isles

Boca Isles is in the 33498 zip code. There are two sections, both on the west side of Cain Blvd (west of 441) and just east of South County Regional Park. Boca Isles North is south of Yamato Road and north of Old Everglades-Pump Road (aka Kimberly Blvd). Boca Isles South is south of Kimberly and a little north of Glades Road. Due to restrictions on real estate photos, we are using satellite images for this article. All such imagery and map data are from Google.

9 Zip Codes: Crime Rates in Boca Raton

west-boca-zipsThis is the second in our series on crime rates. Part 1 compared arrest statistics in West Boca with East Boca and with the rest of Palm Beach County.
In this second part, we will look at arrests in West Boca and East Boca only, by individual zip code. We’ve figured out which zip codes have the most arrests and which have the fewest.
As discussed in Part 1 there’s no perfect way to break down east and west. We generally define West Boca as including zip codes 33428, 33498, 33496, 33434 and 33433.

East Boca includes zip codes 33431, 33432, 33486 and 33487. The division is a rough compromise between the city boundaries and using Congress, Military Trail and/or St. Andrews Blvd. as the break line. One East Boca friend tells us that I-95 should be the divider. Others think it should be the Turnpike or Jog Road. But zip codes are useful so that’s what we’re doing.
Let’s start with the zip codes that have the fewest arrests. To be clear, we are referring to the address listed for the person arrested. We do not have information on where the arrests or alleged crimes took place, so this is what we have to go on.
Three West Boca zips are in a virtual tie. With only 1.1 arrests per thousand residents, zip code 33434 generally runs from 441 to St. Andrews between Yamato and Glades. Just barely higher at 1.2 arrests per 1000 is zip code 33496, a rectangle from 441 to Military Trail north of Yamato. Tied with that number is zip code 33498, west of 441 and north of Glades. That is using arrests per population. If we go by counts, 33496 is actually the lowest with 2 counts per thousand, just below 33434 with 2.1 counts per thousand and 33498 is a bit higher at 2.4 counts per thousand.
Mostly south of the 33434 zip code between Lyons and St. Andrews/Military Trail south of Glades Road, 33433 had more arrests with 1.6 per thousand and more counts with 2.6 per thousand. The highest arrest rate in West Boca is 33428, the home zip code for West Boca News. We had 2.4 arrests per thousand residents and 4.5 counts per thousand. The number of counts for 33428 was inflated somewhat by one man arrested for 36 counts of sexual assault on a  child.

While the numbers for 33428 might seem high, they’re actually in line with three of the East Boca zip codes, 33487, 33486 and 33431. The worst zip code in all of Boca Raton is 33432, with 4.2 arrests and 8.8 counts per thousand residents. Keep in mind that the rest of the county has an even higher crime rate with 12 counts per thousand. So even the worst zip code in all of Boca is significantly safer.

Demographics may play an interesting role in the numbers. Zip code 33434 has the lowest arrest rate and also has the oldest population with a median age over 62 years old. Approximately half the population of 33434 lives in either Century Village or Boca West, two very large developments filled with seniors. Meanwhile 33428 has the youngest population in West Boca with a median age of 41 years old.
Regular readers of West Boca News will have noticed a lot of arrests in the Sandalfoot area (and the Sandalfoot KKK guy). That area is mostly in 33428 but also includes the western edge of 33433. It may explain the higher arrest rates in those two zip codes, though on the other hand Sandalfoot may be unfairly stigmatized.
