Boca Del Mar is a master planned residential community located off Palmetto Park Road and Palmetto Park Circle, west of I-95 and east of the Florida Turnpike. Boca Del Mar has a population of almost 25,000 residents and is composed of many small communities. Students attend Verde Elementary School, Omni Middle School and Spanish River Community High School.
The ranch at 21800 Beachnut Drive in the Pines at Boca Del Mar sold for $505,000. It has 4 bedrooms and 2.1 bathrooms in 2397 sq. feet of living space. There is an open floor plan with a large family room with fireplace and wet bar. The kitchen has been recently remodeled and has stainless steel appliances. There is an in-ground heated salt water pool and the lot is on a private cul de sac. Built in 1988, it was previously purchased in 2010 for $375,000.
Also in Boca Del Mar, the contemporary home at 7144 San Sebastian Drive in Village Del Mar sold for $650,000. It has five bedrooms and 4 1/2 baths.
21879 Town Place Drive in Town Place Club Villas sold for $432,500.
Boca Pointe is a master planned community located on SW 18th Street west of Powerline Road. It includes the Club at Boca Pointe, Boardwalk at SW 18th Street and over 4000 residences within 29 diverse villages. Nine manned gated entrances serve the homes within the Villages of Boca Pointe. Residents may obtain golf, social and tennis memberships in the Club at Boca Pointe. Students attend Del Prado Elementary School, Omni Middle School and Spanish River Community High School.

The corner lot has an in ground salt water pool. Built in 1986 and sold in 1991 for $736,600, it was purchased in 2013 for $450,000.
Next door the house at 7598 La Corniche Circle in Boca Pointe sold for $515,000. The 2647 square feet of living space includes 3 bedrooms and 2.1 bathrooms. This open, spacious home features a split bedroom plan and an open kitchen with granite counter tops. The breakfast area overlooks a pool and large patio.
The Mediterranean home at 23484 Mirabella Circle South in Valencia at Boca Pointe sold for $475,000. It has 3 bedrooms and 2.1 bathrooms in 2273 sq. feet of living space. Valencia is south of SW 18th and this house is fairly close to the Gulf Stream canal at the county line.

Via Verde

This ranch at 7417 Estrella Circle, located in Estancia IV of Via Verde, sold for $501,000. Built in 1980, it has 4 bedrooms and 3 full bathrooms in 2966 sq. feet of living space. The covered patio and large pool overlook the lake. The original purchase price was $345,000.
In the Paseos section of Via Verde (east of Powerline), 20784 Soneto Drive sold for $535K, not far below its listing price of $550K. The ranch has four bedrooms and two baths in 2400 square feet of space. Features include a marble foyer, stainless and granite in the kitchen plus an induction cooktop, and a built-in wine cooler.
Boca Pointe
23376 Mirabella Circle South is in the Valencia subdivision of Boca Pointe on the south side of SW 18th. The house sold for $500K even. It has three bedrooms and two baths in just over 2000 square feet.
Currently for sale in Boca Pointe by our brokerage is 7135 Mariana Court, in the Encantada subdivision just east of Valencia. Listed for $824,900, it has four bedrooms along with 3 1/2 baths and over 4100 square feet of living space. There are many features including a media room with eight recliners and a very nice pool in the back yard.

Also in Encantada, 7242 Montrico Drive sold for $500K even. The ranch house has 4 bedrooms, 3 baths in 3200 square feet, plus a 3-car garage.
In the La Corniche subdivision within the main development, 7782 La Corniche Circle sold for $545,000. The house has four bedrooms, four and a half baths in over 3400 square feet of space. The corner lot home includes a salt water pool.
In the Esplanada subdivision, 22532 W Esplanada Circle W sold for $597K. The large 4-bedroom, 4-bath house has over 3800 square feet of living space.
Our brokerage also has a rental available in Boca Pointe, at 7535 La Paz Court, unit 305, for $2200 per month. It’s a large two bedroom model with granite and high end appliances.
A 3-bedroom condo, 7567 Imperial Drive unit 701, sold in Boca Pointe for $525K. It’s considered a lower penthouse and has over 2500 square feet with lake, golf and pool views.
An even larger condo, 7351 Promenade Drive, unit 501, sold for $510K. This unit has 3 beds, 2 1/2 baths and just under 3400 square feet.
Boca Grove
Boca Grove is a gated community is located on Glades Road, just east of the Florida Turnpike. Amenities include a large clubhouse, exercise room, golf course, tennis, pool and hot tub. There are basketball courts, and bike and jogging paths as well. Owners must purchase equity membership for $70,000. Students in this community go to Del Prado Elementary School, Omni Middle School and Spanish River Community High School. We’ve also heard rumors that pop star Austin Mahone and/or his mother own a house in Boca Grove.
The contemporary home at 7826 Afton Villa Court in Boca Grove sold for $1.199 million. This incredible home has a beautiful lake view, and a master suite with sweeping views of the pool, lake and golf course. There are 6 bedrooms and 5.1 bathrooms in 5250 sq. feet of living space. The master bathroom has marble floors and exotic wooden custom cabinetry. The master suite and 2 bedrooms are located on the ground floor. The patio and pool deck are covered with Jerusalem Stone and there is an outdoor fire pit and waterfall. Built in 1984 for $530,000, it was purchased in 2005 for $1.07 million. This particular home is located near the western edge of the development, which has a back entrance and exit to Glades Road near the Turnpike.
Boca Del Mar
Boca Del Mar is a large development with many subdivisions, south of Palmetto Park Road running to Military Trail. Some think it’s the basis for the “Del Boca Vista” community in the Seinfeld comedy series.
6760 Villas Drive East sold for $500K even, about 10% off its listing price of $549K. The ranch home has three bedrooms and three baths in just under 2800 square feet, a cul de sac location with a golf course view out the back.
Mizner Trail Going Ahead with 250+ Homes
In January of last year we reported on a proposal to add 288 new housing units in Boca Del Mar, replacing an old golf course. That proposal, now whittled down to 252 homes, appears set to be built in the near future.
The Sun-Sentinel reports that the last opposition to the new development will not appeal any further.
In our review of various documents we can’t find a solid number of actual units that will be built, nor clear indications as to what will be built. The Mizner Trail website claims it will be:
252 luxury units are proposed, 115 patio homes and 137 townhomes. Units will range from 2300 square feet to over 3500 square feet with prices ranging from approximately $425,000 to $695,000 or more.
We’re not even sure what a patio home is, and the same website has a site plan showing 288 homes rather than just 252. We’ve seen other numbers including 255 and 253. So it’s not fully settled yet. The Sun-Sentinel did note that some hurdles remain with permitting so it may get worn down a bit more in the bureaucratic grinder.

Hit-and-Run DUI for Boca Del Mar Resident
PBSO deputies arrested Galen Kinsey (27) Sunday night after a hit-and-run accident. Mr. Kinsey stands accused of several offenses including driving while suspended, DUI, hit and run with property damage, and a probation violation. His reported address is in Boca Del Mar near the Boca Raton Synagogue.
Mr. Kinsey previously appeared in West Boca News in February of 2014 for drug charges, where we detailed some of his criminal history.
Court records for Palm Beach show a 2012 felony that was resolved with pre-trial diversion. Broward records show a few cases including two disposed with probation. One of the previous cases also involved drugs.
Kinsey has managed to add a bit to that since then. In July of last year he was arrested on felony charges of burglary and grand theft dating back to a 2013 incident that may have involved the Apple store at Town Center Mall. The burglary charge was dropped and he was convicted of grand theft. For that he was sentenced to a year of probation, a violation of which has been triggered by the new arrest.
Kinsey also had two other criminal traffic cases in October and December. The October case was for leaving the scene of a property damage accident. He was convicted of that and paid fines but had no other consequences. Then in December he was charged with driving while suspended or revoked. That case is still open. He didn’t show up for court and a warrant was issued for his arrest in January. He’s had driving while suspended charges in Broward as well.
This history of repeated arrests for hit-and-run and for driving while suspended with little or no consequences should remind readers of the Brett Knowles case we’ve been following. State Attorney Aronberg has been persistent and willful in letting these offenders off, sending the wrong message to bad drivers in our community. Kinsey is yet another in a long list of people who have been repeatedly let off light and then continue to break the law putting us all in danger.
Major Fire in Boca Del Mar
A very serious fire broke out this morning in an apartment building:

Somerset Place is an apartment complex in the eastern end of Boca Del Mar, near Military Trail between Camino Real and SW 18th.
