The Loggers’ Run development consists of fifteen subdivisions. Most of the subdivisions are not gated. The development features a common swimming pool, tennis courts and a playground. There are also jogging and biking trails. Students go to Sandpiper Shores Elementary School, Loggers’ Run Community Middle School and West Boca Raton High School.
This ranch home at 21442 Sweetwater Lane S. in the Winding Lake Estates section of Loggers Run sold for $585,000. It has 4 bedrooms and 2.1 bathrooms in 2927 sq. feet of living space. Located on 2/3 of an acre it is a private lot with a large covered patio and pool area. Beautiful french doors overlook the pool area. Built in 1984, the kitchens and bathrooms have been renovated. The home was last purchased in 2010 for $485,000.
11132 Whispering Pines Lane sold for $550,000. It has 4 bedrooms and 2.1 bathrooms in 2615 square feet of living space. Homes in this Tamarron section of Loggers’ Run have larger lot sizes and this one has a full acre of land. That may explain the high price.
Not far away in the same Tamarron subdivision, 22057 Woodset Way sold for $569,000. It has 4 bedrooms and 2.1 bathrooms in 2723 sq. feet of living space. The house sits on a 1.1 acre lot on a cul de sac.
Boca Falls is a gated community with manned entrances west of 441 between Glades Road and Palmetto Park Road. The community has a clubhouse with a new exercise room, a full-size basketball courts and several tennis courts. There is also a large resort-style pool and kiddie pool as well as a covered playground. There are amazing sidewalks and biking paths and a private entry for the elementary school. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School.
The beautiful home at 21717 Fall River Dr. in the Crystal Pointe section of Boca Falls sold for $600,000. It has 5 bedrooms and 3 full bathrooms in 3108 sq. feet of living space. This Mediterranean style home has a 3 car garage. The bathrooms have been updated. The large backyard has an in ground pool. Built in 1997 for $295,000, it was sold for $779,900 in 2005. Crystal Pointe is one of the two higher end subdivisions within Boca Falls.
12913 Hyland Circle sold for $451,000. It has 4 bedrooms and 2.1 bathrooms in 2497 sq. feet of living space.
12331 Cascades Pointe Drive sold for $545,000. It has 5 bedrooms and 3 full bathrooms in 3528 sq. feet of living space. In our last Boca Falls report we mentioned a similar size house five houses down that sold for $700K.
21329 Gosier sold for $505,000. It has 5 bedrooms and 3 full bathrooms in 3331 sq. feet of living space.

The kitchen was recently renovated with marble counters, maple cabinets, and stainless steel appliances. The rear of the home faces the Loxahatchee Canal and the county line. A large screened in heated pool is in the backyard. Built in 1999, the previous owners purchased the house for $337,500.

Real Estate Analysis: Boca Falls
We’ve been doing real estate reports for a while now, but to help our readers better understand the market, we’re starting a new series of reports analyzing real estate data to get a better sense of market trends specifically for West Boca.
We’re starting with Boca Falls. We looked at closed real estate transactions in the first half of 2015, and compared them with the second half of 2014 and the first half of 2014 as well. Our spreadsheets are at the bottom of the article for those who want to get into the nitty gritty.
Average transaction prices were up compared to a year ago, but on a $/sq.ft. basis there was not much change. Houses do seem to be selling more quickly.
Overall prices seem steady with some hints of increases. The average transaction price of non-REO* sales in Boca Falls in the first half of 2015 was $556,990, just a few hundred dollars less than the second half of 2015. This is significantly higher than the first half of 2014, which was $495,763.
*REO (generally meaning bank-owned) transactions tend to be lower prices and of less interest to readers thinking of selling their house.
The average price in per square foot hasn’t changed much, staying pretty close to $177/sq.ft. For the more recent two data sets we broke them down by number of floors. Single-story homes sold for roughly $10-20 more per square foot but there is still plenty of variability.
Non-REO homes did move more quickly in the first half of the year, selling on average in 53 days, 23 days quicker than in the previous six-month period. Transaction prices are nearly 95% of the original list price, with a few sales at the listing price. Back in the first half of 2014 we saw houses selling for closer to original list price, suggesting that sellers are asking for more now but not getting much more.
REO homes are selling for closer to 90% of the original list price, and that actually declined in the first half of 2015.
We’ll do some more neighborhoods over the next few weeks and eventually try to tie it all together with a larger analysis of neighborhoods that have a lot in common.

The beautiful home at 12295 Cascades Point Drive sold for $700,000. It has 5 bedrooms and 3 full bathrooms in 3254 sq. feet of living space. The master bedroom is located on the first floor. The large master bath has dual sinks and separate shower and tub. The backyard has an in-ground pool overlooking the lake. Located on the cul de sac, the home was built in 1997.
This is a high price for a house of this size in Boca Falls and good news for sellers in the near future. The house was previously purchased in 2007 for $680K, before the market fell. Our information indicates the sellers invested a lot in upgrades including top of the line appliances (including two dishwashers), custom cabinets and a summer kitchen.
21473 Halstead Drive sold for $575,000. It has 5 bedrooms and 3 full bathrooms. It’s a similar model to the $700K house above, but the location is not as good. It has no waterfront, is not on a cul de sac, and its backyard faces Boca Falls Drive through a hedge.
12220 Kenton Way sold for $645,000. It has 5 bedrooms and 3.1 bathrooms in nearly 3500 square feet on one floor. It is in Crystal Pointe, one of the two premium subdivisions in Boca Falls. It does have a lake view but the location is at the entrance to the subdivision meaning somewhat more traffic both in and out and along Boca Falls Drive.
Boca Winds
Boca Winds is a sister community to Boca Falls, also at the far west end of Palmetto Park Road, on the south side. The southern edge of the community borders the Loxahatchee Canal and Broward County. Community amenities include a clubhouse, basketball and tennis courts, a pool and sidewalks. Students attend Waters Edge Elementary School, Loggers’ Run Middle School and West Boca Raton High School. Unlike Boca Falls there is no gate.
The contemporary home at 12642 Maypan Drive sold for $450,000. It has 4 bedrooms and 3 full bathrooms in 2531 sq. feet of living space. The 4 bedrooms are all on the second floor. The kitchen is modern and there is marble flooring throughout the first floor. There is also a 3 car garage. The backyard features a screened in pool and fenced in yard with a view of the lake.
12757 Spikerush Circle sold for $421,000. It has 4 bedrooms and 2.1 bathrooms.
Palma Vista
Palma Vista is a gated community located south of Glades on the east side of US-441, a short walk from West Boca Medical Center. Amenities include a new clubhouse, exercise room and community pool. There are also sidewalks and tennis courts. Students go to Sandpiper Shores Elementary School, Eagles Landing Middle School and Olympic Heights Community High School.
The large home at 9779 Palma Vista Way sold for $666,500. It has 4 bedrooms and 4 full bathrooms in 3749 sq. feet of living space. The home was built in 2002. The kitchen has granite counter tops, an island, 2 wall ovens, stainless steel appliances and a walk in pantry. The resort style backyard has a heated pool and hot tub and overlooks the lake.
Mission Bay

The kitchen has a butler’s pantry featuring stainless steel appliances, granite counter and cherry cabinets. Note that on some maps the street shows as Ladyfern (one word) rather than Lady Fern.

Palma Vista is a small neighborhood on the east side of 441, north of West Boca Medical Center, and not far south of Westwinds of Boca (the Home Depot plaza).

The house at 12066 Boca Reserve Lane sold for $910,000. It has 4 bedrooms and 4 and half bathrooms. The total square footage is 5381 sq. feet. Some records indicate it was built in 2013, but we think it wasn’t really finished until this sale. The house has tile and wood flooring, impact glass windows and a resort style pool, fire pit and grill. The kitchen has stainless steel appliances, quartz counter tops and beautiful wood cabinets. There is a 3 car garage.
Another home at 12105 Boca Reserve Lane sold for $655,000. The home has 4 bedrooms and 4 1/2 baths. Built in 2014, it is brand new and has a gourmet kitchen with quartz counter tops, a double oven, stainless steel appliances and wood floors.

The home at 21420 Gosier Way sold for $530,000. Located in the gated community of Boca Falls, it has 4 bedrooms and 3 full bathrooms in 2700 sq. feet of living space on one floor. The master bedroom and kitchen were recently remodeled. There is a screened patio and an in ground pool. The house was built in 1997. The previous owner took a hit, having paid $724K back in 2005.
This two story home at 21516 Halstead Drive sold for $550,000. The home has 6 bedroom and 3 full bathrooms in 3000 sq. feet of living space, also on one floor. The house features an oversized pool and spa overlooking a lake and a recently renovated kitchen with new appliances and granite counter tops. The bathrooms were recently renovated also. It was originally built in 1996. From the appraiser records this looks like it was a bank owned home but at least one record we see says otherwise. Previous transactions include what looks like a foreclosure sale in 2014 for $442K. In 2005 there’s a $480K but that seems to have been within the same family.
This stunning ranch at 21780 Marigot Drive sold for $634,350. The home is located in the higher end “Crystal Pointe” subdivision of Boca Falls and features a large pool, patio and outdoor kitchen overlooking the lake. The home has 6 bedrooms and 4 and a half bathrooms in 3500 sq. feet of living space. The master bedroom is on the ground floor and has engineered hardwood floors. The seller was the original owner who paid $325K in 1996.
A few doors down the two story home at 21803 Marigot Drive sold for $685,000. This modern home has 4 bedrooms plus a den and 3.1 bathrooms in 3506 sq. feet of living space. The backyard oasis has a salt water pool that is gas-heated and a full outdoor gas kitchen and bar as well as an oversized screen enclosure. The new kitchen has granite counter tops. Originally built in 1997, the house had two transactions in 2010 with the later one at $440K.
21288 Rock Ridge Drive sold for $530,000. Built in 1998, it has 5 bedrooms and 4.1 bathrooms in 3879 sq. feet of living space. Located in The Estates subdivision, it has a large screened patio with a pool. The master bedroom is on the ground floor. It was purchased by an investment firm and then quickly sold to what looks like an individual investor in Deerfield Beach. Like Crystal Pointe, “The Estates” is on the higher end of the homes in Boca Falls. These two neighborhoods typically have paver driveways instead of stamped concrete, and other luxury features.
21404 Shannon Ridge Way in the Mystic Bay subdivision sold for $550,000. That’s a pretty good price for a four bedroom, three bath house in less than 2800 square feet. It is on one floor, has a wide lake view, and a fairly large rectangular pool. There is a 5th bedroom in the house but it’s configured as an office.
Logger’s Run
Crystal Cove Estates is one of many subdivisions within the larger Logger’s Run neighborhood. It’s just north of Palmetto Park Road behind Logger’s Run Plaza, between Judge Winikoff and Ponderosa.
11581 Kensington Court in Crystal Cove sold for $500K even. The house has 4 beds and 3 1/2 baths in just under 3300 square feet, with another 680 sq. ft. of garage space along with a couple of patios, and it has a screened in pool in the backyard. It was purchased new in 2000 for $408K.
21118 Sweetwater Lane North is in the Winding Lake Estates subdivision. The 5 bedroom, 4 bath house sold for $600K. It has an unusually large lot – almost an acre, and sits on a cul de sac. In addition to the 3300 square feet of living space the house has two 2-car garages totaling over 1200 square feet.
