Boca Falls is a gated community of 722 single family homes. Most of the houses have 4-6 bedrooms, 3 or more baths, and 3-4 car garages with 2400 to 3800 square feet under air. There are also a few smaller 3-bedroom homes. Boca Falls is at the far west end of West Boca, between Glades Road and Palmetto Park Road.

In 2018, prices ranged from $735,000 to $422,500, though only that one home sold for less than $450,000. Most homes sold for well over $500,000. The average home that sold was on the market for 2 1/2 months. The average transaction was a 3000 square foot home selling for $560,000.

Amenities include a clubhouse with a resort style pool, a fitness room (upgraded and expanded in 2014), several tennis courts, a full basketball court, playground and sidewalks in the subdivisions, stamped concrete driveways and paved walking paths along Boca Falls Drive. HOA fees work out to a little over $300/month.Recent improvements include new signs for the subdivisions, upgrades to the Palmetto and Glades entrances, and substantial improvement to the waterfalls at those entrances.

Boca Falls is in a great location. Waters Edge Elementary is on the same property accessible by a gate from Boca Falls. West Boca High is just across Glades Road and Loggers Run Middle is very close.

South County Regional Park and Osprey Point Golf Course are a short distance from the Glades Road gate. Shopping at Publix and Loggers Run Shoppes are also nearby.
There’s more shopping 5 minutes away along US-441, including Target, Walmart, Dick’s Sporting Goods, Home Depot, Lowe’s, a variety of restaurants and much more. West Boca Medical Center is also on 441. It’s about 10 minutes to the Florida Turnpike and Town Center Mall, 15 minutes to FAU and downtown Boca, and 20 minutes to the beach.

6. Majestic Bay – Torbay Drive, Abington Court and Lynhurst Way
7. Majestic Pointe – Gosier Way and Halstead Drive
8. Mystic Bay – Shannon Ridge Way, Clearfalls Drive and Crestfalls Court
9. Mystic Cove – Rockledge Circle
10. Victoria Falls – Riverfalls Court and Cascades Pointe Drive
