school-bus2
Readers alerted us to an accident this morning involving a school bus and a car.

There is an accident on westbound Clint Moore Road west of Jog. It’s a school bus and another car and traffic is backed up. … Someone is sitting on the curb and I don’t know if they are children on the bus.

300 Townhouses Coming to Clint Moore and 441?

thomas-street-level
There’s a plan in the works to convert the Thomas Produce facility at Clint Moore and 441 into townhomes and also commercial space. We heard from friends in The Oaks that they were invited to a meeting to hear more about it. Below is an image from the application, showing the location and indicating to some extent the proposed change.

You can also see the location on Google Maps:

The Petition Summary document (pdf) indicates a potential for: “Commercial (407,286 sf max.) and Residential (299 dwelling units). That document and the “justification statement” are at the bottom of this article.
400,000 square feet of commercial space on 37 acres along with 300 townhouses would be huge and dense. The Reserve shopping center on the south side of Clint Moore has 140,000 square feet on 18 acres. Delray Marketplace has 260,000 square feet of commercial space on 32 acres. The documents indicate that Urban Design Kilday Studios is working on this project. They also worked on Delray Marketplace.
Based on past experience with zoning (this author has done some zoning work as an attorney and as clerk for a judge, and also voted on zoning issues as a town board member, all in upstate New York), we suspect that the numbers (299 residential units and 400,000 square feet of commercial space) are a bargaining position and the developers know it will ultimately be reduced to a smaller number.
In the justification statement, the developer argues that the plant is no longer economically sensible as farming nearby has declined dramatically. Most of their farmland is a long distance away and this leads to what they claim is heavy truck traffic on the roads. We’re generally skeptical of developer claims but this one does make sense to us.
Readers can check on the status of the application on the County Zoning active amendments page. As of now no hearing date has been set.

High-End Homes in Stone Creek Ranch

Our real estate readers may remember our article on a special house in Boca West. For those looking in that high end of the market, there are some more opportunities nearby. Stone Creek Ranch is on the west side of Lyons Road north of Clint Moore, close to the Bridges, 7 Bridges, and Mizner Country Club developments. Many people look to this area when considering ranches for sale, but there is other property available in this market too.

There are a few lots remaining and at least one house on the market. The site plan map below gives a sense of what’s available.
scr-siteplan-size
The lots sell in the $1 million ball park. In addition, there’s a huge existing house that just came on the market at 16201 Quiet Vista Circle (lot 30).

The property appraiser has the house at nearly 14,000 square feet and shows the original 2005 sale price as $4.5 million. We have several pictures of the property. Not pictured is the full-size outdoor basketball court with a special floor that allows water to run off so it dries quickly after rain.
The previous owner was a Florida State fan and some of the decorating reflect Seminole colors, so Gator and Canes fans should budget for painting. The colors are rather bright so it’s going to take a lot of paint to cover it. Alternatively, peel and stick wallpaper will cover it well, hiding any color that’s underneath the paper. It also comes in a vast variety of colors and designs too, suitable for any decor. Plus, it’s easily changeable too so if new homeowners change their mind, it won’t be a bother removing it.
One of the most impressive spots is the backyard, which has a gorgeous view.

The house looks great from back there too, a wonderful space for outdoor entertaining:

There’s lots of space inside for entertaining as well:

And of course as you’d expect at this level, it has a wonderful kitchen:

There’s an office with a spiral staircase to a second floor with a balcony looking to the back:

The master suite has his and hers bathrooms and hers is pleasant:

And our last photo is an architectural feature that really impressed me when I saw it in person. There’s a hallway that runs parallel to the front of the house.

Stone Creek Ranch has enhanced security with its gate and a roving patrol as well. It seems completely unnecessary due to its low-crime location but it brings additional peace of mind to the residents.
The location is very convenient to Delray Marketplace and also to everything on Clint Moore and Yamato.

Doctor Accused of Robbery?

dwight-collman-robbery
Dr. Dwight Collman (58) was arrested Monday on charges of robbery, battery on a uniformed security guard and criminal mischief. From the probable cause affidavit filed in the court, this concerns an incident in front of Dr. Collman’s home in the gates Seasons community off Jog Road south of Clint Moore.
Collman had a DUI case in 2001 and a 2006 aggravated battery and criminal mischief case. Both sets of charges were dropped by prosecutors. His record with Department of Health also shows a criminal incident involving trespassing at his daughter’s high school but we see no record of that in any court.
Collman is a certified specialist in emergency medicine. He runs the Collman Institute, apparently from his home, which helps prepare other physicians for emergency medicine board exams. He claims to have helped over 12,000 physicians. He’s also a co-author of a 2005 Emergency Medicine Board Review prep book.
From what we understand, Dr. Collman was involved in an argument on Saturday with a security guard from the Seasons community related to a violation of homeowners assocation rules. Dr. Collman allegedly punched the security guard in the chest, grabbed the guard’s cell phone, stuck it in a wet vac, and then threw it at the guard.
Update: WPBF has some video on this story.

Home Invasion in The Oaks

robbery-oaks
A few readers reported an incident last night with a heavy police presence and a police helicopter around Clint Moore. A couple heard it was an attempted home invasion in either The Oaks or Long Lake Estates.
The CrimeMapping.com website shows a robbery in The Oaks was reported on Cadena Drive, which is north of Clint Moore and close to Lyons Road.
One reader sent us this picture of police on the scene:
oaks
We checked the court system and do not see any new cases that clearly fit with this incident. We also contacted PBSO Media Relations and they did not see this case in their system yet. It’s not clear if an arrest was made at all.
As one reader put it:

There was an attempted home invasion in the Oaks around 10 PM. The police are looking for the robber. A male wearing a grey shirt.

Considering the accuracy of the reader on the location and time, we’re guessing the rest of his report is accurate as well.
