Lakes at Boca Raton 2019 Homes Sold

41 homes sold in the Lakes at Boca Raton development in 2019, including 35 single family homes and 6 townhomes.

For single family homes the top price was $570,000 for two homes, one in Harbour Lakes and the other in Cape Sable.

18653 Cape Sable Drive also sold for $570,000, with 4 bedrooms in 3300 square feet.

The three lowest prices were in Amber Bay, starting at $298,000.

The median price for 2019 was $400,000, with three homes selling at that price and another one at $402,000. 30 of the 35 transactions were for less than $450,000.

This is another example of homes selling for more in 2019. The median price in 2018 was $389,000, the highest price was $492,500, and only three homes sold for more than $450,000, two of them just barely. The lowest prices in 2018 were in Port Cayman.

Inventory is high at the moment with 8 homes listed for sale with prices from $390,000 up to $540,000. There’s only one transaction in backup status with a list price of $370,000.

Townhomes and Villas

While there were 11 sales in 2018, there were only 6 in 2019. 2018 prices ranged from $175,000 to $242,500 with a median of $222,000.

Prices were up in 2019 with a low price of $223,100 (above last year’s median) and a high price of $240,000. The median was $231,000.

There are no townhomes or villas listed for sale at this writing, nor any pending transactions.

Lakes at Boca Raton $300K to $500K – First half of 2018

Ten single family homes within Lakes at Boca Raton sold in the first half of 2018 along with three townhomes and three villas. The single family home prices ranged from just over $300,000 for a foreclosed three bedroom to $492,500 for a four bedroom in Harbour Lakes with 2400 square feet. Townhomes and villas ranged from $200,000 to $242,500.

Single Family Homes

Harbour Lakes had the three top sales for the first half of the year. The biggest was 10738 Seacliff Circle at $492,500 for this four bedroom in 2400 square feet. Features include extensive remodeling with gorgeous floors, a screened-in pool and a large lot with lake view. 10756 Sea Cliff Circle, the same model just around the corner without the remodeling, sold for $435,000.

Two somewhat smaller four bedrooms homes sold in Cypress Bend for $412,000 (2100 square feet) and $400,000 (1900 square feet). Three homes sold in the mid-300s, one each in Pelican Cay, LaCrosse and Symphony.

The two lowest single family prices were in Port Cayman. 10696 Plainview Circle sold for $320,000 with three bedrooms in 1500 square feet. It took seven months to sell. Reading the phrase “everything is immaculate” in the listing and then looking at the photos may have caused cognitive dissonance for some prospective buyers.

Townhomes and Villas

The highest price for townhomes was $242,500 for 10274 Riverbend Terrace 14B, a three bedroom unit with just over 1200 square feet. It was the largest unit sold so far this year. All the rest were two bedroom units with 1100 square feet or less. A few doors down the villa at 10282 Riverbend Terrace sold for $220,000 with just 1000 square feet.

The low end was 10324 Windswept Place, the same model villa that sold for $199,900.

Lakes at Boca Raton Homes 2017

2017 was a good year for home sellers in The Lakes at Boca Raton. The average sale was a 2280 square foot 4-bedroom going for $411,000 ($184 per square foot) in less than 2 months. 40 homes sold for the year, 25 of them for $400,000 or more.
At the high end two homes in Cypress Bend sold for more than $500,000 with the top going for nearly $600,000. The 5-bedroom, 3600 square foot house at 18820 Cypress Bend Court sold for $590,000.

Only one house sold under $300,000 and it’s a small one at only 1300 square feet, more than 200 square feet smaller than the next largest transaction. 10383 Islander Drive in Amber Bay went for $292,500 with 3 bedrooms and 2 baths. That works out to $230 per square foot.
While no home fits as the precise average for any neighborhood, 18974 Concerto Drive comes close. The 2220 square foot 4-bedroom home sold for $410,000.
The best apparent bargain of the year was 10839 Sea Cliff Circle, a 3000 square foot 4-bedroom that sold for $428,000 ($143/sq.ft.). An investor had bought it out of foreclosure for $353,000 in 2016.

Boca Isles, Saturnia, Boca Greens, Shores, Lakes at Boca Raton: Real Estate Report

We report on 17 homes sold from $330K to $735K in zip code 33498. Mission Bay and Island Lakes were covered in a previous article.

Saturnia
Saturnia generally has the highest prices west of US-441. This report is no exception with two of the top three prices in Saturnia. Mainly this is due to the homes being large.
19354 Skyridge Circle sold for $735,000. The house has just over 4000 square feet with 5 bedrooms, 4 bathrooms and a variety of nice features including a screened in pool with a lake view and a large second floor patio inside the screen.
Nearby 19245 Skyridge Circle sold for $670,000 with 5 bedrooms and 3 bathrooms in 3300 square feet. It has extensive remodeling including the kitchen, master bath and marble tile.
Boca Isles
Boca Isles is a large development between Yamato and Glades on the west side of Cain. It includes two sections, North (closer to Yamato) and South (closer to Glades).
20070 Ocean Key Drive in Boca Isles South sold for $705,000, a pretty high price for that community. The house has 5 bedrooms and 3 baths in just under 3200 square feet, with extensive remodeling.
19078 Cloister Lake Lane in Boca Isles North sold for $605K with 4 bedrooms and 3 bathrooms in 2700 square feet on one floor. Again this home had substantial remodeling and also has a screened in pool.
Back to Boca Isles South, 10933 Bal Harbor Drive sold for $569K with the same “Palm Beacher” 5 bed, 3 bath model as the one on Ocean Key Drive. The kitchen was nicely remodeled. Bathrooms and some floors could use an update and there’s no lake view but overall this buyer got quite a bargain by comparison.
Still in South, 19753 Dinner Key Drive sold for $545K with 4 beds and 3 baths in 2900 square feet on two floors. The house has some upgrades but some curious design choices may have reduced buyer interest.
In Boca Isles North again, the smallest model at 19496 Preserve Drive sold for $495K. It has 3 bedrooms and 2 baths in 2100 square feet. A new roof and various upgrades likely increased the value.
The slightly larger at 10864 Tea Olive Lane sold for $479K with 4 bedrooms and 2300 square feet. Again a new roof helped the price. This is why if you’re looking to sell your home on the market for a decent price, its best to make sure everything looks perfect which might mean you need to reach out to a company like Prime Roofing to repair or install a new roof.
The lowest price in Boca Isles goes to 20113 N Key Drive (Boca Isles South) at $455K with 4 bedrooms and 3 baths in 2800 square feet. The price was lower than usual because it’s a bank-owned property after a foreclosure last year.
The Shores at Boca Raton
Unusually large for The Shores, 11307 Sea Grass Circle sold for $665K with 7 bedrooms and 4 1/2 baths in just over 4000 square feet on two floors. It’s a relatively high price for the neighborhood but a good deal for the buyer on a dollars per square foot basis and the house has some nice features as well.
We see more typical pricing with 18524 Ocean Mist Drive selling for $534K with 5 bedrooms and 3 1/2 baths in 3400 square feet. The price still works out cheap in dollars per square foot.
Boca Greens
Boca Greens is a gated golf course community but membership is not mandatory. Most homes are on one floor.
10353 Milburn Lane sold for $549,000. It has 4 bedrooms and 3 bathrooms in 2700 square feet. This is after substantial renovation including new roof, new air conditioning, kitchen, floors and more.
The larger 10367 Camelback Lane sold for $480K with 4 bedrooms and 2 1/2 baths in 2900 square feet. The substantial backyard is probably a magnet for sliced tee shots.
10556 Fenway Place went for the lowest price in Boca Greens this report at $350,000. The 2 bedroom, 2 bath home has 2100 square feet and sat on the market for over five months, due to a high original listing price ($435K).

18171 181st Circle S in Boca Chase sold for $383K with 4 beds and 2 baths in 2100 square feet. It took over six months to sell.
Stonebridge homes usually sell low due to the mandatory club membership. 17887 Stonebridge Court did better than usual at $330K with 4 bedrooms and 3 baths in 3100 square feet.

Rollover Accident at Yamato & 441: Photos

Update: We checked the court files and we do not see a case that fits this incident yet. PBSO’s Media Relations does not see it in their system yet either.

Several readers sent us photos from last night of a rollover accident at Yamato and 441. We don’t know what caused the car to rollover – and we may never know. There were no reported injuries coming from this accident.

The Sheriff reported a DUI incident at that location last night:

The accident happened right at the intersection in full view of The Lakes at Boca Raton and the CVS.

Other readers reported a heavy police presence including “under cover,” though we think that refers to detectives in plain clothes. There was also police activity from an incident in The Oaks to the north, which we will cover in our next story.
