The Oaks – 2019 Real Estate Report

Just under fifty homes sold in The Oaks in 2019, nearly all of them priced between $750,000 and $1.7 million. Twenty-six of the forty-seven sales were for less than $1 million.

The highest price of the year was $2.275 million for 17591 Cadena Drive. Built in 2018, the house has seven bedrooms in nearly 6800 square feet with a gorgeous pool deck and pool overlooking a corner lake view.

That was an outlier. The top otherwise included four homes priced from $1.5 million up to $1.675 million, all over 6000 square feet. The largest was 9551 Grand Estates Way with over 8400 square feet at $1.66 milllion. It was originally listed for over $2.6 million, then taken of the market, relisted for $1.66 million and promptly sold.

At this writing there are 32 homes listed for sale in The Oaks. That’s a good sign for sellers as inventory is down from our last report. Eleven are listed at prices below $1 million. Other than a bank-owned home listed at $743,000, the lowest price is $800,000 for 17928 Villa Club Way with four bedrooms and three bathrooms in 3200 square feet. Five homes are listed optimistically at prices of $2.2 million to $2.4 million. Since only one home sold in all of 2019 for over $2 million, these sellers may have to wait a while.

Two homes sold in 2018 at just over $2 million with two more selling close to $1.9 million, so there’s some hope. The low end this year is up as there were two sales in 2018 under $700,000. On the other hand last year less than half the sales were under $1 million. There were 48 transactions last year, and 47 so far this year.

Four listings are in pending or backup status at this writing, one listed at $750,000, two at $1.2 million and one at $1.48 million. Two of the four just went under contract a few days ago. The other two have been lingering.

Century Village Real Estate Report for 2019

Nearly four hundred condos sold in Century Village Boca during 2019 with top prices approaching $300,000. As of this writing there were 391 closings with about a week left in the year. By contrast 2018 saw 421 sales

Four condos sold for more than $250,000, each with two bedrooms and two full bathrooms and just over 1000 square feet.

  • $270,000: 2040 Ainslie C
  • $265,000: 1031 Ainslie B

Prices dropped off from there with the next highest prices at $215,000. That group of seven condos ranged down to $195,000, three in Yarmouth, two in Wolverton and two in Rexford.

The lowest closing for the year was at $15,000 for a unit in Cornwall, but other than that the prices started at $31,000 for a 1-bedroom in Dorset. The lowest sale price for a 2-bedroom was $50,000 with three units going at that price, two in Dorset and one in Preston.

In the 4-story buildings in the central part of the development, most sales started at $55,000 for 1-bedroom units (Cornwall and Wolverton).

The highest priced 1-bedroom sold in Yarmouth for $88,000, so for flippers, 2-bedrooms have a lot more upside in Century Village.

As of December 25th, 121 condos were listed for sale with prices from $45,000 for a 1 bedroom 1 bath model in Brighton to $315,000 for a 2-bedroom in Yarmouth. Six models were listed for prices of $200,000 and up. Six were listed for $50,000 or less, and seventy-two listed for prices of $100,000 or less.

In the 3-story sections like Brighton, Preston and Fanshawe, remodeled 2-bedrooms are selling as high as $130,000.

Bipolar Sales Numbers: October Real Estate Report – 33428

Slow month for homes sold in Boca Falls and Boca Winds, contrasted with a big month for Mission Bay and Loggers’ Run. Lexington Estates, Paraiso, Boca Woods and Palmetto Pines were all quiet.

Boca Falls

Only two Boca Falls homes sold in September.

Mystic Cove’s 12396 Rockledge Circle sold for $470,000 with four bedrooms and three bathrooms in 2400 square feet.

In Emerald Pointe, 12770 Yardley Drive sold for $590,000. This is a larger 5-bedroom with 3 1/2 baths and over 3300 square feet, plus a lake view.

There are currently 10 homes listed for sale in Boca Falls. The lowest price is 12349 Cascades Pointe Drive, one of the smallest models with 3 bedrooms in under 2000 square feet. It’s listed at $429,900, down from the original list price of $460,000.

At the high end 21311 Falls Ridge Way in the Estates subdivision is listed for $799,999. We reported on a fire in this home’s garage back in November 2018.

Boca Winds

We’re not sure we’ve ever seen a month this slow in Boca Winds – only one sold in a community of 1100 homes.

22617 Blue Fin Trail in Ashley Park sold for $350,000. It’s a 3-bedroom, 2 bath house with about 1800 square feet.

There are 11 homes listed for sale in Boca Winds including four in Ashley Park and another four in Regency Place. Five homes are listed under $400,000, starting at $382,000. Only one home is listed over $500K at $512,000 for 12783 Spikerush Circle in The Waterways.

There are 8 listings in pending/backup/contingent status.

Mission Bay

In a stark contrast, Mission Bay saw 9 closings. At the low end, the townhome at 20931 Via Jasmine #1 in Las Flores sold for $300,000.

Four of the transactions were grouped in a tight range from $375,000 to $390,000. Two of them are in Sonata, one in Ventura and the fourth in Laguna.

The high price was $495,000 for 10663 Avenida Santa Ana in The Isle. In the middle was 10912 La Salinas Circle selling for $440,000. It’s a two-story 4-bedroom with 2200 square feet, and some remodeling including a nice kitchen.

18 homes are listed for sale in Mission Bay including 5 townhomes. Two of the townhomes are listed just under $300K. The single-family homes start just under $400K.

In The Isle, 10791 Avenida Santa Ana is aggressively priced at $649,000 for a 2600 square foot model with gorgeous remodeling, but an unspectacular lot location.

Six homes are in pending/backup/contingent status.

Loggers’ Run

Logger’s Run also had 9 transactions in September. 3 of them were townhomes in Timberwalk, all selling between $255,000 and $295,000.

A couple single family homes in Country Landing 2 and 3 sold in the low $300K range. 20963 Rustlewood Avenue sold for $323,000, and 11669 Countryview Lane sold for $335,000.

The biggest price was $599,000 for 21621 Reflection Lane in Winding Lakes II.

There were two closings in Island Lakes, one at $487,000 and another at $523,000.

Loggers’ has 11 listings at the moment including 3 townhomes in Timberwalk. Two homes in Crystal Cove Estates are listed just under $600,000. Both have been on the market for over 4 months.

Lexington Estates & Paraiso

Two homes closed in Lexington Estates in September, 22181 Cressmont Place for the very low price of $315,000, and 22330 Rushmore Place for $525,000. That $315K price is so low it could be a typo.

Four homes are listed for sale with prices from $425,000 up to nearly $700,000.

In Paraiso there’s one home listed, 22368 Overture Circle, for $375K. Next door, 22360 Overture Circle sold for $365,000.

No homes sold in Palma Vista or Avalon in the past month.

Palmetto Pines

Only two homes sold in Palmetto Pines with nothing in Boca Springs.

22045 Aquila Street sold for $365,000, and 10941 Granite Street sold for $385,000. Both have a bit less than 1800 square feet.

Boca Woods

Three homes closed in Boca Woods. Two smaller 2000 square foot models on Clover Leaf Circle went for $80,000 and $85,000. On the bright side, 10916 Boca Woods Lane sold for $300,000 with 3100 square feet.

There are 21 homes listed for sale in Boca Woods, and 9 in pending/backup/contingent status.

Real Estate Update: September 33428

Warren’s latest report on Boca Falls, Boca Winds, Loggers’ Run, Mission Bay, Palmetto Pines and Boca Springs, Boca Woods, and a little more.

Boca Falls

Boca Falls inventory grew slightly now with 18 homes listed, with 5 sales in the month of August. The biggest sale was at 21839 Marigot Drive in the Crystal Pointe subdivision at $765,000. The home has five bedrooms in 3800 square feet of space with some gorgeous features (below).

The other four homes sold with prices from $545,000 to $590,000. That $590K home is the most startling, a 4100 square foot palace in the premium Estates subdivision that was originally listed for $710,000.

The closing price is nearly $100,000 less than the owner paid for the house back in 2009, when the market was down after the foreclosure crisis. According to the listing the house has some great features inside including a gourmet kitchen, but there are no interior photos included. Maybe there were problems inside but the listing doesn’t show that.

Of the 18 homes listed, prices run from $445K to $800K.

Boca Winds

Boca Winds has 15 homes listed again this month, and only two of them in Ashley Park. Prices seem higher with the lowest listing at $378,000.

Loggers Run

The number of homes for sale is steady in Loggers’ Run as well. There are now nineteen listings including six in the Timberwalk townhomes section.

Single family home listings start from $375K to $405K in Country Landings III.

At the high end there are three homes for sale including a possible bargain at 11629 Kensington Court, listed for only $539,000. The listing does not indicate it’s bank-owned but it appears to have been foreclosed earlier this year and is owned by an LLC.

Another three homes are listed in Island Lakes with prices from $500,000 to $550,000.

Timberwalk townhome and villas list from $244,000 up to $295,000.

The highest price was for 22749 Wilderness Way at $875,000. The lot has quite a bit of waterfront.

A few homes sold in Country Landings II and III with prices near $375,000. A house on Little Bear Way in Cimarron sold for $470,000 and one in Indian Head sold for $487,500.

Mission Bay

Mission Bay had seven transactions in August. A 2000 sq.ft. townhome sold in Reflections for $300,000.

Six single family homes sold from $394,000 for a 1900 sq.ft. 3-bedroom in Harbour Springs to $511,000 for a 2500 sq.ft. 2-story 4-bedroom in Sonata.

There are eighteen homes actively listed for sale at this writing. Fifteen are single family homes including six in the Sonata subdivision and four in Ventura. There are also two townhomes listed in Reflections and one in Las Flores, with all three priced in the low $300K range.

Single family home list prices start around $380K in the gated Regatta and Ventura subdivisions, with 10791 Avenida Santa Ana optimistically priced at $649,000 for a 2600 sq.ft. house with no waterfront on an odd lot in The Isle. It’s very nicely remodeled with gorgeous features and a new roof, but $250 per sq.ft. still seems high for a 30-year-old house.

Palmetto Pines and Boca Springs

August saw only two closed sales in Palmetto Pines and one more in Boca Springs, all under $400,000.

  • 10076 Country Brook Road sold for $381,000 (4 beds, 2300 sq.ft.)
  • 4542 Avalon Street sold for $360,000 (3 beds, 1350 sq.ft.)
  • 10680 Eland sold for $295,000 (3 beds, 1240 sq.ft.)

There are fifteen homes listed for sale at this writing, with two priced down at $275,000. Only one home is listed for for more than $400,000.

Boca Woods

Five homes sold in Boca Woods with one lowball 2-bedroom priced at $103,500. One closed at $300,000 and two more were in the high $200K range.

Palma Vista and Avalon

We did not see any transactions in Palma Vista or Avalon in August. There are no listings in Palma Vista at the moment and only one house listed for sale in Avalon at 21830 Cypress Palm Court at $585,000. It’s also listed for rent at $4200/month.

What’s Selling in West Boca? 33498 August

Below are specific reports by neighborhood covering home sales in July of 2019, along with current homes listed for sale. We previously wrote about home sales in the first half of 2019.

Boca Isles

Ten homes sold in Boca Isles this July, with three in Boca Isles North and seven in Boca Isles South. That’s a busy month compared to twenty-two sales in the first six months.

The highest price was $720,000 for 10864 King Bay Drive, a renovated 3200 square foot 2-story 5-bedroom with a screened-in pool and lake view.

The next highest price was in Boca Isles North, with 19184 Cloister Lake Lane selling for $665,000. It has 5 bedrooms in 3100 square feet.

Three more sold over $600,000, all in Boca Isles South. With 5 bedrooms each, 20029 Palm Island Drive sold for $657,500 and 10938 Bal Harbor Drive sold for $630,000. The 4-bedroom, 2900 square foot 19652 Biscayne Bay Drive sold for $615,000.

Three homes sold in the mid-$500K range, and two more homes sold below $500,000. The bottom was 19652 Biscayne Bay Drive at $450,000.

Inventory is up in Boca Isles with 21 homes listed for sale (there were 18 last month). Only one house is listed over $700,000, a large (for Boca Isles) 6-bedroom with 3400 square feet all on one floor at 19239 Redberry Court. That’s in Boca Isles North.

At the low end three smaller homes (3 bedrooms with 2000-2100 square feet) are listed from $479,000 to $499,000.

Seven listings failed in the past 45 days, one expired and six canceled.

Saturnia

It was a big month for Saturnia with six homes sold in July. That compares to only eight sold in the first six months of the year. The highest price, and the only one over $700,000, was 19565 Havensway Court at $775,000. The house has 6 bedrooms in 3500 square feet on one floor. It’s a cul-de-sac lot with a wide lake view.

Two 5-bedroom homes sold for $660,000 each at 19210 N Creekshore Court and 19090 W Two River Lane.

Three 4-bedroom homes sold between $550,000 and $575,000.

There are twelve homes listed for sale in Saturnia, down from twenty. Two are listed at $849,000, both on Natures View Court. Three more are listed at $749,000. The biggest bargain of those is 19219 N Creekshore Court with 5 bedrooms in over 4700 square feet. It has lots of updates and a screened in pool, but no water view.

All the other homes are listed at $659,000 or below. The low end listing is $499,500 for 19042 Skyridge Circle, a 4 bedroom with 2800 square feet.

Six listings failed in the past 45 days, 3 of them canceled and 3 expired.

Boca Greens

Only one house sold in Boca Greens in July. 10567 Fenway Place sold for $435,000 with 4 bedrooms in 2000 square feet. Twenty-two sold in the first half of 2019.

There are fourteen homes listed for sale at the moment with prices from $350,000 to $600,000. Six listings failed recently including four listings canceled and two expired.

The Shores

Three homes sold in The Shores at Boca Raton in July:

  • $585,000 – 18715 Ocean Mist Drive, 5 beds with 3400 sq.ft.
  • $526,000 – 11350 Sea Grass Circle, 3 bedrooms in 2800 sq.ft.
  • $515,000 – 11371 Sea Grass Circle, 5 beds in 3000 sq.ft.

There are four active listings at the moment, priced from $490,000 up to $609,000. One listing expired recently after 3 months on the market.

Lakes at Boca

The Lakes at Boca Raton had a busy month with six sales, two of them at $400,000: 18982 Adagio Drive (4 bedrooms, 2700 sq.ft.) and 10532 Plainview Circle (3 bedrooms, 1700 sq.ft.).

The other four homes all sold for less, with the lowest at $307,500 for 10403 Sand Dollar Place, a small 3 bedroom with under 1300 sq.ft.

There are seven homes currently listed with 18618 Cape Sable Drive at $460,000. Four homes are listed at the identical price of $419,000, and two homes are listed under $400K. 10369 Islander Drive is the bargain at $365,000.

One listing failed. 18939 Red Coral Way expired after it sat on the market for a year without selling, and has relisted it. The owner has been trying to sell the house for over two years, sticking with the same Broward-based real estate agent. That choice might be an ethnic thing. Also the listing indicates it’s tenant-occupied which can make it harder to sell.

Boca Chase

Boca Chase West

Two homes sold in the western end of Boca Chase: 11080 Lakeaire for $385,000 with 4 bedrooms in under 2000 square feet; and 21291 Millbrook Court for $355,000 with 3 bedrooms in under 1700 square feet.

There are eight active listings in western Boca Chase. 18359 Coral Isles Drive is optimistically priced at $515,000. Two others are priced in the low $400Ks.

Four more are priced between $370,000 and $400,000, and one bank-owned home (foreclosure) is priced just under $300,000.

Boca Chase East

Three single family homes sold in the eastern half of Boca Chase, two in the low $400Ks and a smaller 3 bedroom for $365,000.

Two single family homes are listed for close to $400,000, and one townhome on Boca Way is listed for $285,000.

55+

Two 2-bedroom villas sold on Lake Front Place for $190,000 each. That’s in Waterberry. There are ten units listed for sale with prices from $190,000 up to $325,000 for a single family home in Greenbriar.

Stonebridge

It was a slow month with only one home sold in Stonebridge. 17713 Charnwood Drive fetched a pretty good price at $375,000. They had 20 sales in the first half of 2019.

There are 16 active listings in the community at the moment. Three listings canceled in the past 45 days.
