If you are one of these people having problems with selling your property, check out sell my house fast Indianapolis to get an offer on your home. It makes things much easier if you’re looking for a quick sale.
We analyzed data on homes with original list prices between $400,000 and $2,000,000 in zip codes 33428, 33498, 33496, 33434 and 33433 that closed, expired or canceled in 2015.

These properties can then be found by the likes of this real estate expired listings lead generator, or others similar, to allow for realtors to find investment properties, as well as possible homebuyers wanting to purchase a new house.

Warren Redlich, a Realtor® with United Realty Group, has a system for getting houses to sell.

  1. Smart pricing matters. Warren knows the real estate market in West Boca better than anyone. Using that knowledge, he is able to help you choose the right price for listing your home. If you go too low, you risk not getting full value. Too high and you won’t get enough people looking at the home.
  2. Great pictures and video help sell a house. Too often we see homes listed with poor quality photos and either no video or just a slideshow of those same bad photos. Warren uses a quality camera and lenses to get good shots. And Warren makes videos that people will actually watch.
  3. Spreading the word gets more buyers to see your home, increasing the odds of a sale and the likely price. Through West Boca News we reach a large audience of potential buyers and referrers. Of course Warren will also list your home in the MLS.
  4. Free legal representation assures you that the transaction will be done right. Warren is not just a Realtor®. He’s also an attorney licensed in Florida and New York. If you hire Warren to sell your house (or to buy a house) Warren will also act as your lawyer at no extra charge if you want.

If you want to get your house sold for a good price and get it done right, then contact Warren now! You can e-mail Warren, call him at 888-733-5299, or use the form below.

There are currently 20 homes on the market in Saturnia, ranging in price from $539K to $949K. We were invited to a “twilight open house” event. All three we saw are still on the market.

At the high end is 19551 Saturnia Lakes Drive. It’s a large and gorgeous house, combining great curb appeal (we had low light so our picture does not do it justice) with a spectacular backyard and also great interior elements. The driveway and back patio are substantial upgrades and there are marble floors inside. Over $100K of Swarovski crystal chandeliers are included. The house has five bedrooms and four and a half baths.
19551-saturnia-lakes-interior
19551-saturnia-lakes-back
This house has been on the market for over a year. In its previous listing it started at $1.1 million, or nearly $240 per square foot. The list price has been dropped a few times and it is now available for $949,000, or just under $200/sq.ft.

On the one hand it’s pricey for the neighborhood. Saturnia home sales averaged $187/sq.ft. in the first half of the year. On the other hand, four other homes in the community sold for over $200/sq.ft. and the price is a big bargain when compared to similar homes in The Oaks and The Bridges. The Oaks averaged $215/sq.ft. in transactions during the first half of the year.
11725 Watercrest Lane
11725 Watercrest Lane

11725 Watercrest Lane is a similar model listed for $849,000. It doesn’t have all the upgrades but is still in very nice condition and is configured with six bedrooms.
11725-watercrest-lane-back
At $181/sq.ft., it is listed at less than the recent average transaction price for Saturnia. It was originally listed for $939.5K and has been on the market for over 7 months. At the current price it arguably makes a bigger bargain but the first one is a better deal if you like those upgrades.
19047 Skyridge Circle
19047 Skyridge Circle

Toward the low end of prices in Saturnia, 19047 Skyridge Circle is a 5-bedroom 3-bath house listed for $565K. At just over 3000 square feet, it felt noticeably smaller than similar houses we are familiar with in other communities. The backyard view is out to a canal and land that is unlikely to ever be developed – owned by the water management district.
19047-skyridge-back
It has been on the market for just over 4 months and is priced right at the community average of $187/sq.ft.
