Homes in the 33498 zip code are located north of Glades Road, and west of 441. Neighborhoods within this region include Mission Bay, The Shores, Boca Isles, Boca Greens, Saturnia, Lakes at Boca Raton, Boca Chase, and Stonebridge. The schools in this area have an excellent reputation and the area has one of the lowest crime rates in Palm Beach County. In addition, there are many unique attractions both nearby and within, such as South County Regional Park.

The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School and is near commercial plazas including Sports Authority and Mission Bay Plaza. There are swimming pools, tennis leagues, social events and more. HOA fees vary.
The beautiful 2 story home at 20255 Hacienda Court sold for $565,000. It has 4 bedrooms and 4 full bathrooms in 3565 sq. feet of living space. Special features include a large kitchen with wood cabinets, granite counters and stainless steel appliances. Neutral tile and wood laminate floors are in all the living areas and the homeowners installed accordion hurricane shutters. The in ground screened in pool has views of the lake. Built 1993 for $246,200, it was last purchased in 2013 for $500,000.
10704 Avenida Santa Ana sold for $506,000. It has 5 bedrooms and 3 full bathrooms in 2640 sq. feet of living space.
The Saturnia neighborhood is wonderful for families and offers a 24 hour guarded gate, clubhouse, pool and spa. It also has basketball and tennis courts, and a fitness center. Students attend the highly regarded Eagles Landing Middle School and Olympic Heights High School, though some go to other area schools. There are HOA fees.

The Mediterranean ranch at 19211 N. Creekshore Court sold for $750,000 by our brokerage, Signature International Real Estate. It has 5 bedrooms and 4 full bathrooms in 3681 sq. feet of living space. The home is situated on a cul de sac on 1/3 of an acre with views of the lake and no rear neighbors.
The custom kitchen has wood cabinets with pullouts, glass cabinets with lighting stainless steel appliances, granite and a 9 foot island. There are engineered hardwood floors through the house. The backyard features a large heated in ground pool and screened patio.  Built in 2000, it was originally purchased for $552,030. It was sold for $800,000 in 2005 and $755,000 in 2008.

Boca Isles North and Boca Isles South, are gated communities with bike and jogging paths and they’re popular with families. Each community has a large clubhouse with meeting rooms and billiards. Fit Foodz Cafe Celebrates 4 Year Anniversary

4 year anniversaryFit Foodz Cafe in the Reserve Shopping Center on Clint Moore Road is celebrating their 4 year anniversary on Tuesday, September 29th. They will be having special promotions throughout the day along with raffle prizes. UFC Fighter Stefan Struve will make an appearance also.
The Cafe offers a variety of healthy food including soups, salads, shakes and more. Their specialty is a 10 meal weekly plan for $80 for those who want delicious, fresh and quick meals.

Restaurant Inspections: Mostly Good News

This week’s restaurant inspection report was one of the best we’ve seen. Only two restaurants had more than ten violations. The worst of Boca was Aladdin’s Eatery on St. Andrews, with 11 violations including two marked high priority. This is not that bad and they’ve had good inspections in the past.
The other double-digit inspection was for Rob’s Bageland on Wiles Road in Coral Springs.
The best inspection in our report goes to the Denny’s on Palmetto Park Road just east of I-95, near perfect with only one minor violation. Fit Foodz Cafe also had an excellent result with just two minor violations.

Homes Sold in Boca Grove, Boca Pointe and Mizner Pointe

Homes in the 33433 zip code are located east of Lyons Road and west of Military Trail, south of Glades Road down to the county line. Some neighborhoods in this zip code include: Boca Grove Plantation, Boca Lago, Boca Rio Golf Club, Via Verde, Boca Del Mar, Boca Pointe and Town Place Club Villas.
Boca Grove Plantation is a gated community located on Glades Road, just east of the Florida Turnpike. Amenities include a large clubhouse, exercise room, golf course, tennis, pool and hot tub. There are basketball courts, and bike and jogging paths as well. Owners must purchase equity membership for $70,000. Students in this community go to Del Prado Elementary School, Omni Middle School and Spanish River Community High School.

Unique features include the 2 level library/den and an elevator. The 3 car garage has room for a golf cart. Built in 2001, it was purchased for over $1.6 million in 2005, and apparently went through a foreclosure in 2013.
Boca Pointe is a master planned community located on SW 18th Street west of Powerline Road. It includes the Club at Boca Pointe, Boardwalk at SW 18th Street and over 4000 residences within 29 diverse villages. Nine manned gated entrances serve the homes within the Villages of Boca Pointe. Residents may obtain golf, social and tennis memberships in the Club at Boca Pointe. Students attend Del Prado Elementary School, Omni Middle School and Spanish River Community High School.

A few houses down, 7767 La Corniche Circle sold for $520,000. It has 5 bedrooms and 4 bathrooms in 3401 sq. feet of living space.
7575 Imperial Drive at Promenade Condominiums sold for $535,000. It has 3 bedrooms and 2.1 bathrooms in 3150 sq. feet of living space.
Mizner Pointe of Boca is located on Boca Rio Road between Glades and Palmetto Park Road west of the turnpike. The guard gated community consists of villas, townhomes, single family homes and executive sized homes. Amenities include tennis, a fitness center, swimming pool and clubhouse. Students attend Del Prado Elementary School, Omni Middle School and Olympic Heights Community High School.
This custom home at 8724 Via Ancho sold for $521,000. It has 4 bedrooms and 3.1 bathrooms in 3252 sq. feet of living space. The home was recently upgraded with wood floors and a gourmet kitchen. The backyard has views of a canal. There is a 3 car garage. This home was originally purchased in 1999 for $283,400.

In the same subdivision, 21758 Banyanwood Road sold for $480,000. It has 4 bedrooms and 2.1 bathrooms in 2524 sq. feet of living space. It is on a cul de sac and seems to have more land, but is also near one of the Veranda Club assisted living buildings which might generate some noise.

6781 S. Grande Drive sold for $620,000. It has 5 bedrooms and 3 full bathrooms in 3746 sq. feet of living space.

Inspections: New Dunkin' Donuts on St. Andrews?

This week’s restaurant inspection report is mostly good news. The biggest thing we noticed was a nearly perfect licensing inspection for a Dunkin’ Donuts at 21200 St. Andrews Blvd, which doesn’t show up on Google Maps or the Dunkin’ Donuts website. But it does show up on the landlord’s website, as you can see in the picture above.
Other near-perfect inspections were recorded in East Boca by Marti’s Deli and a Wendy’s, both on Federal Highway, and in Delray by a couple of the restaurants inside Addison Reserve Country Club.
The worst result was Rebel House on Palmetto in East Boca with 15 violations. Other double-digit numbers were posted by:

  • Davinci’s of Boca (Town Center, 13 violations)
  • Bird Nest Tree (Military Trail in Delray, 13)
  • China Buffet & Grill (Hillsboro in Deerfield, 13)
  • Golden Corral (Sample in Margate, 11)
  • House of Dog (Boca Grove, Powerline south of Glades, 10)

Other notable inspections include:
IHOP (Mission Bay), Asia (Powerline & Camino Real) and Lucky Palace (West Boca Square near Target) each had 9 violations
Sybarite Pig (Shadowood) had 6 minor violations.
The new Chick-Fil-A (Hillsboro in Deerfield) had 5 minor violations, ordinarily good but pretty bad for an initial licensing inspection. Chick-Fil-A in Town Center had 4 violations in a routine inspection, with 3 marked high priority.
Jon Smith Subs in Mission Bay had four minor violations, which is pretty good.
