Homes in the 33498 zip code are located north of Glades Road and west of 441. Neighborhoods include Saturnia, Boca Isles, Island Lakes, Stonebridge, Shores, Boca Greens and the northern part of Mission Bay. The schools have an excellent reputation and the area has one of the lowest crime rates in Palm Beach County. Most homes are close to South County Regional park.
The Saturnia neighborhood is wonderful for families and offers a 24 hour guarded gate, clubhouse, pool and spa. It also has basketball, tennis courts, and a fitness center. Students attend the highly regarded Eagles Landing Middle School and Olympic Heights High School, though some go to other area schools. As we recently reported home prices in Saturnia have been going up.

The large and beautiful home at 11833 Preservation Lane sold for $721,000. It has 5 bedrooms and 4 full bathrooms in 4043 sq. feet of living space. Lovely crema marble floors are throughout the first floor. The kitchen has granite counters, stainless steel appliances and a glass tile backsplash. The master suite has a large sitting area with views of the preserve and his/her closets. A special feature is the extra large balcony situated off the master suite. The back patio is private and has a fully screened patio and heated salt water pool and spa. Built in 2000 for $408,840, it was previously purchased in 2015 for $705,000.
The ranch home at 19540 Saturnia Lakes Drive sold for $567,500. It has 4 bedrooms and 3 full bathrooms in 3151 sq. feet of living space. This beautiful home is located on a private lot with southern exposure. The double door entry leads into a marble foyer and high ceilings. The gourmet kitchen has an island, custom cabinetry, granite counters and tile backsplash. The backyard features a screened pool and spa. Built in 1999, it was last sold for $686,000 in 2007.
There are two Boca Isles neighborhoods, west of Cain Blvd and south of Yamato Rd. Boca Isles North and Boca Isles South, are gated communities with bike and jogging paths and they’re popular with families. Home prices in Boca Isles have been flat at best recently.

This remodeled home has lake views and a fenced in side yard as well as a large screened in pool. The covered patio has a built in bbq and home sound system. There is an extra large circular driveway leading to a 3 car garage. Built in 1989, it was purchased for $430,000 in 2003.

The home at 20781 Snug Creek Court sold for $510,000. It has 4 bedrooms and 3 full bathrooms in 2869 sq. feet of living space. This 2 story home is located on a cul de sac and has beautiful lake views. The new custom kitchen has granite counters, a granite island with bar sink and new appliances. There is also a pool. It was built in 1991 for $235,000.
The Shores is a gated community on the north side of Yamato across from South County Regional Park. The community features basketball and tennis courts, a bike and jogging path, and clubhouse. There is also a pool, exercise room and game room. Students attend Sunrise Park Elementary School, Eagles Landing Middle School and Olympic Heights Community High.

The home at 11146 Sandyshell Way sold for $580,000. It has 5 bedrooms and 4.1 bathrooms in 3589 sq. feet of living space. Located on almost 1/2 acre, this courtyard home has a guest house with office and bathroom. The home boasts a loft and a ground floor master. The master bedroom has a sitting area and a spacious bathroom. The courtyard has a covered terrace and a screened in pool. This home was built in 1999 for $405,300.
The colonial home at 11375 Sea Grass Circle sold for $535,750. It has 5 bedrooms and 3.1 bathrooms in 3035 sq. feet of living space. There is a new custom kitchen with stainless steel appliances and a large peninsula.  Floors have been upgraded to bamboo and ceramic tile. Soaring ceilings add to the open floor plan. The screened in patio overlooks a new custom built pool and a built in outdoor grill. Built in 1998, it was purchased for $400,000 in 2010.
Boca Greens doesn’t usually make it into our reports but this time two houses sold for higher than our threshold. 10368 Milburn Lane, a 4-bedroom, 3-bath home with 2700 square feet went fast – 15 days – for $532,500. The home sold for just $350K earlier this year after what looks like a foreclosure, so the investors who bought it did well.
Even more impressive, 10327 Canoe Brook Circle sold for $525K with just 3 bedrooms, 2 baths and under 2300 square feet. The house was on the market for over 3 months. The home was last purchased in 2013 for $345K in what looks like an ordinary transaction.

A Stonebridge House Tour

Stonebridge Country Club is in the northwest corner of Boca Raton, on the west side of 441 north of Clint Moore. The entrance is across from the 441 entrance to The Oaks. The community has just under 400 single family homes. It’s a great community to live in, with a recently renovated golf course, top-notch tennis courts and fitness center, and a gorgeous clubhouse with great food.
This Friday we were invited to an event at the clubhouse put on by the Realtors Association of the Palm Beaches. PBSO Deputy John Ledford was the main speaker, and he talked about safety concerns and practices for real estate professsionals.

The clubhouse is a fairly large space easily holding an event with well over 200 people.

Stonebridge hired John Iannotti as the club’s general manager in 2014. We’ve heard he’s doing a great job, especially with the food. Many people went back for seconds.
The event was followed by a tour of open houses. There are currently 26 homes in Stonebridge on the market with prices ranging from below $200K up to $530K, with one 3-bedroom house currently listed at only $125K as an estate sale. The lowest prices are on Spyglass Way in the northeast corner of the community. There were 17 transactions in the past year from $170K to $500K.

10570 Harich Lane is on the market for $355,000. It has four bedrooms and three full baths in 3000 square feet. The house seemed to be in mostly good shape. The backyard has a pool and faces woods. There’s nothing behind it but empty land and the Loxahatchee Wildlife Refuge.

Next up is 10402 Stonebridge Boulevard, on the market for $349K. It has four bedrooms and three baths in 3250 square feet, along with a screened-in pool.

On the way to the last house we noticed a gorgeous home not on the market at 10361 Parkstone:

Across the street sits 10360 Parkstone, which has large trees blocking any attempt to get a good photo of the front of the house.

This house has four bedrooms and four baths in nearly 3500 square feet, and is listed for $460K. It did not feel as big as the numbers indicate and we didn’t find it staged in an appealing way, though the kitchen does look very nice.

The screen doors in the backyard seemed to need work, but this was the only house that had a nice view.

Overall this last house appears to be overpriced relative to the other houses on the market.
Like many country clubs, prices are low because of the mandatory membership which gets expensive. It starts with over $50K you need to pay to join the club (another $15K if you join for golf) and in the ballpark of $25K per year in dues, association fees and other expenses.
You can get a great house in Stonebridge for a very good price. It comes with a pleasant lifestyle if you can afford the annual expense.

Saturnia Home Prices Up

Home prices in Saturnia were up by 7.5% in the first half of 2016, compared to the year earlier period. The average transaction closed at $645K, up marginally from the second half of 2015 but significantly higher than the $600K average for the first half of 2015.
The biggest price in the first half of 2016 was $801.5K for 19557 Saturnia Lakes Drive, a four bedroom, three bath house with just over 3200 square feet. At just short of $250 per square foot, it was also the most expensive on that measure. The average was $187.

Houses moved a little quicker with an average of 72 days on the market (down from 81 a year ago). They are also being priced well at the start, with the average house selling for 96% of the original list price, up slightly from last year.
At the low end $455K bought 19084 Skyridge Circle, a 4 bedroom 3 bath house with 2600 square feet.
There was only one REO transaction in the latest period and it did bring down the average. 19234 Creekshore Court sold for just under $600K. That sounds good but the house is nearly 4700 square feet with 6 bedrooms and 5 1/2 baths. At $128/sq.ft. it is by far the cheapest sale in the last 18 months.

Boca Isles Prices Down in 2016 Due to REO

Average house prices in Boca Isles (including both sections – Boca Isles North and Boca Isles South) dropped below $500K in the first half of 2016, but the number may be misleading. The average transaction was $495K, down from $507K in the second half of 2015 and $514K in the first half of 2015.
The statistics were significantly reduced by REO transactions (homes sold by investors after foreclosure). Out of 35 total transactions, 6 were REO compared to none in the year earlier period. For the 29 non-REO transactions the average price was over $521K. This is still only a 1.3% increase year on year. As we just reported, the similar Boca Falls community saw a 7% increase in the same time frame.

The biggest transaction in Boca Isles was $670,000 for a 5-bedroom, 3-bath house on King Bay Drive. The #2 house was also on King Bay, a 5-bed, 4-bath house selling for $640K. Both are around 3200 square feet.
On the low end, 5 of the 6 REO homes sold for less than $400K with the two lowest selling for around $335K. The lowest non-REO home sold for $440K with 4 bedrooms and 2 bathrooms on Preserve Drive.
On the bright side houses are selling faster with “days on market” dropping to only 55 days, or less than two months. It looks like time to buy in Boca Isles as prices have not risen along with the overall market. This is a great neighborhood with excellent schools.

The one story home has an open floor plan, high ceilings and split bedrooms. The kitchen has wood cabinets, stainless steel appliances including a double wall ovens and an island. There are not backyard neighbors as the home backs up to a public park. The bathrooms have been recently updated. In addition, there is a new pool and new wood flooring.  Built in 1994.

This spectacular lakefront home is located on an oversize lot and has great views. The master suite has a California closet system, and a large bathroom with dual sinks, double showers and a separate jacuzzi tub. The backyard features a resort style pool and a large grassy space.  Built in 1995, it was previously sold for $694,000 in 2007.

Built in 1998, it was sold for $492,500 in 2013.
