2017 was a good year for home sellers in The Lakes at Boca Raton. The average sale was a 2280 square foot 4-bedroom going for $411,000 ($184 per square foot) in less than 2 months. 40 homes sold for the year, 25 of them for $400,000 or more.
At the high end two homes in Cypress Bend sold for more than $500,000 with the top going for nearly $600,000. The 5-bedroom, 3600 square foot house at 18820 Cypress Bend Court sold for $590,000.
Only one house sold under $300,000 and it’s a small one at only 1300 square feet, more than 200 square feet smaller than the next largest transaction. 10383 Islander Drive in Amber Bay went for $292,500 with 3 bedrooms and 2 baths. That works out to $230 per square foot.
While no home fits as the precise average for any neighborhood, 18974 Concerto Drive comes close. The 2220 square foot 4-bedroom home sold for $410,000.
The best apparent bargain of the year was 10839 Sea Cliff Circle, a 3000 square foot 4-bedroom that sold for $428,000 ($143/sq.ft.). An investor had bought it out of foreclosure for $353,000 in 2016.

Saturnia generally has the highest prices west of US-441. This report is no exception with two of the top three prices in Saturnia. Mainly this is due to the homes being large.
19354 Skyridge Circle sold for $735,000. The house has just over 4000 square feet with 5 bedrooms, 4 bathrooms and a variety of nice features including a screened in pool with a lake view and a large second floor patio inside the screen.
Nearby 19245 Skyridge Circle sold for $670,000 with 5 bedrooms and 3 bathrooms in 3300 square feet. It has extensive remodeling including the kitchen, master bath and marble tile.
Boca Isles is a large development between Yamato and Glades on the west side of Cain. It includes two sections, North (closer to Yamato) and South (closer to Glades).
20070 Ocean Key Drive in Boca Isles South sold for $705,000, a pretty high price for that community. The house has 5 bedrooms and 3 baths in just under 3200 square feet, with extensive remodeling.
19078 Cloister Lake Lane in Boca Isles North sold for $605K with 4 bedrooms and 3 bathrooms in 2700 square feet on one floor. Again this home had substantial remodeling and also has a screened in pool.
Back to Boca Isles South, 10933 Bal Harbor Drive sold for $569K with the same “Palm Beacher” 5 bed, 3 bath model as the one on Ocean Key Drive. The kitchen was nicely remodeled. Bathrooms and some floors could use an update and there’s no lake view but overall this buyer got quite a bargain by comparison.
Still in South, 19753 Dinner Key Drive sold for $545K with 4 beds and 3 baths in 2900 square feet on two floors. The house has some upgrades but some curious design choices may have reduced buyer interest.
In Boca Isles North again, the smallest model at 19496 Preserve Drive sold for $495K. It has 3 bedrooms and 2 baths in 2100 square feet. A new roof and various upgrades likely increased the value.
The slightly larger at 10864 Tea Olive Lane sold for $479K with 4 bedrooms and 2300 square feet. Again a new roof helped the price.
The lowest price in Boca Isles goes to 20113 N Key Drive (Boca Isles South) at $455K with 4 bedrooms and 3 baths in 2800 square feet. The price was lower than usual because it’s a bank-owned property after a foreclosure last year.
The Shores at Boca Raton
Unusually large for The Shores, 11307 Sea Grass Circle sold for $665K with 7 bedrooms and 4 1/2 baths in just over 4000 square feet on two floors. It’s a relatively high price for the neighborhood but a good deal for the buyer on a dollars per square foot basis and the house has some nice features as well.
We see more typical pricing with 18524 Ocean Mist Drive selling for $534K with 5 bedrooms and 3 1/2 baths in 3400 square feet. The price still works out cheap in dollars per square foot.
Boca Greens is a gated golf course community but membership is not mandatory. Most homes are on one floor.
10353 Milburn Lane sold for $549,000. It has 4 bedrooms and 3 bathrooms in 2700 square feet. This is after substantial renovation including new roof, new air conditioning, kitchen, floors and more.
The larger 10367 Camelback Lane sold for $480K with 4 bedrooms and 2 1/2 baths in 2900 square feet. The substantial backyard is probably a magnet for sliced tee shots.
10556 Fenway Place went for the lowest price in Boca Greens this report at $350,000. The 2 bedroom, 2 bath home has 2100 square feet and sat on the market for over five months, due to a high original listing price ($435K).
18636 Cape Sable Drive (image at top of this article) in Lakes at Boca Raton sold for $470,000. The house has 4 bedrooms and 3 1/2 baths in 2800 square feet on two floors.
18171 181st Circle S in Boca Chase sold for $383K with 4 beds and 2 baths in 2100 square feet. It took over six months to sell.
Stonebridge homes usually sell low due to the mandatory club membership. 17887 Stonebridge Court did better than usual at $330K with 4 bedrooms and 3 baths in 3100 square feet.
Update: We checked the court files and we do not see a case that fits this incident yet. PBSO’s Media Relations does not see it in their system yet either.
Several readers sent us photos from last night of a rollover accident at Yamato and 441. We don’t know what caused the car to rollover – and we may never know. But it’s certainly grabbed attention from many people.
The Sheriff reported a DUI incident at that location last night:
The accident happened right at the intersection in full view of The Lakes at Boca Raton and the CVS.
Other readers reported a heavy police presence including “under cover,” though we think that refers to detectives in plain clothes. There was also police activity from an incident in The Oaks to the north, which we will cover in our next story.

Zip code 33498 is located west of US-441, north of Glades Road and south of Rio Poco and Saturnia Isles. It has one of the lowest crime rates in Palm Beach County. Neighborhoods include Mission Bay, Island Lakes, Boca Isles, Boca Greens, Saturnia, Lakes of Boca Raton, Boca Chase, and Stonebridge.
10951 Ravel Court in Mission Bay sold for $305,000. This 3 bedroom, 2.5 bathroom home has new marble floors. Built in 1992, it has 2149 sq. feet of living space and a 2 car garage.
This ranch at 18806 Point Cypress Court in the Cypress Bend community sold for $360,000. There are 4 bedrooms and 2 full bathrooms in 2368 sq. feet of living space. Built in 1989, it has a large front and side yard. It was previously purchased in 2007 for $424,000.

17862 Heather Ridge Lane sold for $336,864. This 4 bedroom, 3.5 bathroom home is in Stonebridge Golf and Country Club. It has 3358 sq. feet of living space and was built in 1987. This contemporary home has an in ground pool overlooking a lake. It was originally purchased for $355,800.
This ranch home in Saturnia sold for $750,000. 19251 S. Creekshore Court has 5 bedrooms and 3 full bathrooms in 3544 sq. feet. Built on a cul de sac in 1999 it has a custom bbq area and an in ground pool overlooking a lake. The kitchen has wood cabinets, granite counter tops and stainless steel appliances. This home was last purchased in 2004 for $630,000.
This Mediterranean home at 19213 Cloister Lake Lane sold for $465,000. It has 4 bedrooms and 3 full bathrooms in 2660 sq. feet. Located in Boca Isles North, it has a screened in pool and a recently renovated kitchen with granite counter tops. It was originally purchased in 1994 for $240,500.
This ranch at 18738 Cape Sable Drive sold for $385,000. Built in 1991, it has 4 bedrooms and 2 full bathrooms in 2315 sq. feet. Located in the The Lakes at Boca Raton, it has automatic sprinklers, a screened in porch and a view of the lake.
County Fire Rescue reports a fire on Pebble Cove Lane. That’s in Lakes at Boca Raton north of Yamato and west of Cain Blvd.
And we just received an update that the fire was found to be in a laundry area and is now out.
Residents in the area may experience some traffic delays due to fire trucks. Please give them room to do their work.

There have been numerous amounts of auto break ins in the lakes of Boca Raton neighborhood. Please if you can write a post about people making sure their cars are locked since there has been a large amount of car break-ins. they seem to be always stealing electronics but leaving radar detectors sunglasses etc.
The Lakes at Boca Raton is just north of Yamato on both sides of Cain Blvd, which is east of US-441.
We’ve heard similar stories in the past about car break-ins in nearby South County Regional Park.

Over the last few weeks the Palm Beach County Sheriff’s Office has been experiencing an increase in vehicle burglaries occurring in various neighborhoods in PBC. Many of the burglaries have been occurring due to owners forgetting to lock their vehicles.
The Palm Beach County Sheriff’s Office would like to remind you to:
· Do not leave valuables in plain view
· (GPS, lap tops, PDA’s, cell phones and purses)
· Do not leave windows open
· Do not leave doors unlocked
· Do not leave the keys inside the vehicle
· Do not leave out items with personal information
· Do not move valuable items to the trunk while in public view
