Loggers’ Run is a large community in West Boca. There are several subdivisions including the Timberwalk townhomes and single family homes in Cimarron, Country Landing, Indianhead, Crystal Cove Estates, Island Lakes, Winding Lakes, Tamarron and Ponderosa. Timberwalk in particular has seen substantial gains in home values over the past few years – see bottom of the article.
Single Family Homes Sold
The average price per square foot across the single family subdivisions was $187 for all of Loggers’ Run. Island Lakes had the lowest prices on a per square foot basis, coming in just below $180/sq.ft. Indianhead and Crystal Cove Estates were $185/sq.ft. and the others were all about $190/sq.ft. The houses typically sell in two months or less.
Ponderosa
The highest overall price for 2017 was an outlier at 11351 Timberlodge Terrace in the Ponderosa subdivision. The 7200 square foot home sold near the corner of Winikoff and Palmetto for $1.1 million. Two smaller Ponderosa homes sold for $600,000 (3000 square feet) and $680,000 (3300 square feet).
Winding Lakes
Eight homes sold in the Winding Lakes subdivisions. One 2900 square foot model sold for $500,000. The rest sold for prices of $615K or higher. The highest price and most per square foot was 21387 Sweetwater Lane, a 3450 square foot house with four bedrooms and three baths that sold for $760,000.
Crystal Cove Estates
Crystal Cove Estates is a small gated subdivision just north of Loggers’ Run Plaza. Three homes sold in 2017. A smaller 3000 square foot house sold for $595,000, while two 3500 square foot houses sold for $615,000 (11541 Kensington Court) and $659,000 (11637 Kensington). All three have five bedrooms and were built in 2000.
Island Lakes
Island Lakes is a gated loop of one-floor houses on the north side of Glades Road, with the park to its north. There were seven homes sold in Island Lakes in 2017. Prices ranged from $392K for the 2400 square foot home at 11650 Island Lakes Lane to $542,500 for the 2950 square footer at 11283 Island Lakes Lane. The average price for Island Lakes was $463,500. Island Lakes homes took the longest to sell in Loggers’ Run with most selling in one to three months.
Indianhead
Eight homes sold in the Indianhead subdivision with prices ranging from $332K to $430K. The most typical transaction was 21215 Raindance Lane, a 2000-square-foot 4-bedroom that sold for $373,000.
Cimarron
The Cimmaron subdivisions had 11 transactions in 2017. The low price was an REO (bank-owned, typically after foreclosure) 3 bedroom with less than 2000 square feet that sold for $325,000. A similar non-REO model sold for $341,500. Two homes sold for $410,000. One was a 2600 square foot 2-floor house with 3 bedrooms and 2 1/2 baths. The other was a 2100 square foot 1-floor with 3 bedrooms and 2 baths. The average price for Cimarron was $378,500.
Country Landing
Twenty homes sold in the Country Landing subdivisions, most in the $300K range. Two smaller houses (1600 – 1700 square feet) sold for $290K. The top two prices were on Woodspring Avenue at $395K and $385K, both somewhat larger between 2000 and 2200 square feet. The average in the Country Landing group was $337,000. Country Landing homes also seem to sell quicker, averaging less than a month.
Timberwalk Townhomes
Timberwalk is a community of townhomes just south of Loggers’ Run Middle School between Ponderosa and Judge Winikoff. It’s a very convenient location with a back gate into the school and a short walk to Publix and the Loggers’ Run shopping plaza.
Twenty-one of the Timberwalk townhouses sold in 2017 and prices averaged $232,000. Only one sold for less than $200,000 and just barely so at $198K. Four homes sold for $250K or more, with the top going to 22499 Vistawood Way at $275K.
Just a few years ago in 2014 most of the Timberwalk sales were for less than $200K with the bottom close to $100K and nothing over $240K. In 2013 the highest price was $190K.
They’re also moving quickly, with most selling in less than a month and about half in 10 days or less. On a per square foot basis the average was $176/sq.ft. with some smaller 1200 square foot 3-bedrooms going for over $200/sq.ft.

The ranch home at 19540 Saturnia Lakes Drive sold for $567,500. It has 4 bedrooms and 3 full bathrooms in 3151 sq. feet of living space. This beautiful home is located on a private lot with southern exposure. The double door entry leads into a marble foyer and high ceilings. The gourmet kitchen has an island, custom cabinetry, granite counters and tile backsplash. The backyard features a screened pool and spa. Built in 1999, it was last sold for $686,000 in 2007.
There are two Boca Isles neighborhoods, west of Cain Blvd and south of Yamato Rd. Boca Isles North and Boca Isles South, are gated communities with bike and jogging paths and they’re popular with families. Home prices in Boca Isles have been flat at best recently.
The contemporary home at 19237 Cloister Lake Lane sold for $585,000. It has 5 bedrooms and 3 full bathrooms in 3046 sq. feet of living space. This totally remodeled home has an open floor plan and new roof. The brand new gourmet kitchen has a huge island and the latest designer appliances. The bathrooms have also been remodeled. The master boasts balcony views of the preserve. The 3 car garage has extra work space. Built in 1994, it was purchased for $383,250 in February 2016. This home was foreclosed on in 2015.

Boca Greens doesn’t usually make it into our reports but this time two houses sold for higher than our threshold. 10368 Milburn Lane, a 4-bedroom, 3-bath home with 2700 square feet went fast – 15 days – for $532,500. The home sold for just $350K earlier this year after what looks like a foreclosure, so the investors who bought it did well.
Even more impressive, 10327 Canoe Brook Circle sold for $525K with just 3 bedrooms, 2 baths and under 2300 square feet. The house was on the market for over 3 months. The home was last purchased in 2013 for $345K in what looks like an ordinary transaction.

Stonebridge
Stonebridge Golf and Country Club is a gated community located on 441 just north of Clint Moore Road. There are just under four hundred homes. It has a large clubhouse with a state of the art fitness center and many dining options. There is an 18 hole private golf course and 6 Har-Tru tennis courts. Equity membership is required.
The large home at 17628 Charnwood Drive sold for $500,000. Built in 1987, it has 4 bedrooms and 3.1 bathrooms in 3713 sq. feet of living space. There are amazing views of the lake and golf course and a big in ground pool. The kitchen was recently remodeled to include custom cabinets and stainless steel appliances. All bedrooms have an en suite bathroom. It was originally purchased in 1988 for $386,000.

Saturnia
This beautiful home at 19542 Estuary Drive in Saturnia sold for $550,000. The two story home has 3379 sq. fee of living space, 5 bedrooms and 3 full bathrooms. It was built in 1999 and sold in 2002 for $480,000. Located on the lake, it has an inground heated pool and spa. The home has hard wood floors and a gourmet kitchen with wood cabinets and a center island. There is a guest bedroom on the first floor. The master bedroom suite is upstairs and there is a loft as well.
Also located in Saturnia, 19294 Skyridge Circle sold for $500,000. This lake front Chardonnay model has 4 bedrooms and 3 full bathrooms in 2819 sq. feet. The home was built in 1999 and has marble and wood flooring. It is a one story home. It was previously purchased in 2011 for $425,000.
In the same neighborhood, 19221 Skyridge Circle sold for $530,000. This two story home has 4 bedrooms and 3.1 bathrooms in 3495 sq. feet. There is an upgraded kitchen with granite counter tops and wood cabinets. The master bedroom suite is located on the first floor. Upstairs is a large loft and 3 bedrooms. While the first two have full lake views, this one has a limited corner lake view and is close to the community entrance.

It has a lake view and an in ground screened in pool and patio. The house is located in a small cul-de-sac in a gated section, The Isle at Mission Bay. It was purchased in 2005 for $567,000. Previous transactions include 1996 for $284,000, and 1999 for $315,000.
The beautiful courtyard home at 10957 Ravel Court sold for $485,000. Located in Sonata in Mission Bay, it has 4 bedrooms and 3.1 bathrooms in 2987 sq. feet of living space. Built in 1994, the kitchen and bathrooms were recently remodeled. The kitchen has granite counter tops and stainless steel appliances. The home surrounds a custom free form pool plus private guest house.

The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School and is near commercial plazas including Sports Authority and Mission Bay Plaza. There are swimming pools, tennis leagues, social events and more. HOA fees vary. Students attend Loggers’ Run Middle School and West Boca High.
11797 Island Lakes Lane located in Loggers Run sold for $520,000. The contemporary home is located in the Island Lakes gated subdivision on the north side of Glades Road.
