Pei Wei Progress, Smoothie King, and Fashion Scoop: New Stores and Restaurants

We’re seeing progress on new stores. We previously reported that Pei Wei is coming to Glades and 441 (the new building in the Home Depot plaza). We weren’t sure before but we are now. The store sign is up and they’re busy on the inside getting it ready.

We still think it’s at least a month away but this is real progress. None of the other spaces in the new building are anywhere close to this.

Next up we just learned that a Smoothie King will open in Mission Bay Plaza. This came on us fast. It opens tomorrow morning. The menu is focused on healthy smoothies, with categories including Fitness, Slim, and Wellness, along with some other options. Most of them start at $5 or so with large ones (40 oz) approaching $9.

There was some activity inside but we couldn’t get in or get a good picture of the inside. Grand opening with ribbon cutting will be tomorrow around noon.

We’ve also reported on a new organic market, 4th Generation, coming to Boca Lyons Plaza. They seem to be behind schedule and we don’t see much progress inside.
–Update: A reader tells us 4th Generation expects to open in August.–
However, there is a new place opening next door, Fashion Scoop. A sign on the door indicates they’re hiring experienced retail staff.

Dump Truck Rollover Blocks 441: Photos and Video

US-441 was blocked this morning for a few hours because of an accident. We’re told that the dump truck was making a left turn from Glades Road onto 441 southbound. It’s unclear why but the truck rolled over onto its side. It was carrying a heavy load of stone and it’s possible the weight shifted unexpectedly.

Fortunately no one was seriously injured. Several deputies from PBSO kept the area safe while workers cleaned up the mess. FDOT staff and contractors working on clearing out the stone and removing the fuel from the truck – it was reported that there was a partial leak.

Traffic was severely affected. We had reports from people who were unable to get out of Mission Bay Plaza. The section of 441 coming southbound north of Glades was backed up, to Kimberly and possibly to Yamato Road. They were unable to continue southbound on 441. Some turned right and cut through the Sports Authority parking lot. Others went left and we’re not sure what they did from there.

Other traffic wasn’t quite as bad. Northbound 441 seemed unaffected. Westbound traffic on Glades was slowed a little. Eastbound traffic on Glades did have to wait an extra cycle or two at the 441 light.

Poker Faces: Arrests in Loggers Run and Mission Bay

It must be crime week in West Boca. Let’s hope the big stories only come in threes because this is the third.
Thanks to yet another helpful reader, we learned that there was substantial police activity in the Cimarron neighborhood on the east side of Ponderosa Drive between Palmetto Park and Glades Road. The reader specifically referenced Chipmunk Drive, and we found two arrests from that street that fit the timing.
In the above mugshots, the two on the left and middle are Devon Shalmi (30) and Thomas Cuce (32), reported at the same address on Chipmunk Drive. That property appears to have been foreclosed in the last few years and acquired by a local investor under an LLC, so it appears these two men are renting the place out.
The third gentleman on the right, Joseph P. Petrolino (47), has a reported address not far away in Mission Bay.
All three were arrested on the “charge” of “Out-of-County Warrant.” This normally means there’s some kind of criminal case pending against them in another county. We searched Broward and Miami-Dade along with the FDLE warrant database and our local federal court, but didn’t find anything. As we were finishing up the article we heard from PBSO:

The three individuals you are inquiring about are being investigated by the Broward Sheriff’s Office. PBSO just executed a warrant that is signed by a Judge. We have no information regarding BSO’s case.

One thing notable about the three arrests is the very high bond amounts that were set. Petrolino’s bond is set at $135K, Cuce’s at $125K and Shalmi’s at a whopping $305K.
So far we haven’t found much more information. All three appear to be poker players in events at area casinos (including in Broward) so that’s a possible hint, but then again it could be completely unrelated.
We will contact BSO and update the story if and when we find out more.
Of course, all arrestees are innocent until proven guilty.

Warren Redlich is a West Boca real estate agent who lists homes for $500K and up. Here we report on homes sold since December 2014 in zip code 33498. Warren is a licensed sales associate working with the Signature International Real Estate brokerage.

Homes in the 33498 zip code are located north of Glades Road, and west of 441. Neighborhoods within this region include Mission Bay, Island Lakes, Boca Isles, Boca Greens, Saturnia, Lakes of Boca Raton, Boca Chase, and Stonebridge. Many of these communities are gated and Google Maps does not have “street view” of the homes. Due to restrictions on real estate photos, we are using Google satellite images for this article.
The schools in this area have an excellent reputation and has one of the lowest crime rates in Palm Beach County. In addition, there are many unique attractions both nearby and within, such as South County Regional Park.

This luxurious home at 11726 Watercrest Lane, located in the Saturnia Development, sold for $690,000. It has 5 bedrooms and 3 full bathrooms in 3544 sq. feet of living space. It is located on the lake on a corner lot and has a circular driveway. Built in 1999, it has been remodeled to include a game room, screened porch with full outdoor kitchen and upgraded cabinets and granite counter tops.

The Saturnia neighborhood is wonderful for families and offers a 24 hour guarded gate, clubhouse, pool and spa. It also has basketball and tennis courts, and a fitness center. Students attend the highly regarded Eagles Landing Middle School and Olympic Heights High School, though some go to other area schools. There are HOA fees. Also located in Saturnia, this 5 bedroom home at 19163 Two River Lane sold for $708,000. It has 4 full bathrooms and 4170 sq. feet of living space. It was originally purchased in 2000 for $379, 806. It has ceramic tile throughout and an enclosed pool. There are also views of the lake.

The next home at 10712 Avenida Santa Ana was purchased for $547,000. Located in the gated “The Isle” in Mission Bay, it has 4 bedrooms and 3 full bathrooms in 2715 sq. feet. The kitchen has dark wood cabinets, granite counter tops and stainless steel appliances. There are beautiful views of the lake and pool from the kitchen window. All the bathrooms were recently renovated.
Two other homes sold in Saturnia: 11852 Bayfield Drive (5 beds and 3 baths) went for $559K and 11745 Preservation Lane (5 beds and 4 baths) went for $725K.


The Mission Bay development consists of over twelve hundred homes within 10 “villages.” Certain villages have their own sub-associations. The community is west of 441 and covers 500 acres on both sides of Glades Road. The land includes the Evert Tennis Academy and Boca Prep International School and is near commercial plazas including Sports Authority and Mission Bay Plaza. There are swimming pools, tennis leagues, social events and more. HOA fees vary.

This 5 bedroom home at 19275 Cloister Lake Lane in Boca Isles North sold for $550,000. The home has 3 full bathrooms and a 3 car garage. It is located on a cul-de-sac and has an in ground pool. The kitchen has dark cabinets, granite counter tops and stainless steel appliances. The bathrooms have custom vanities. It was built in 1994 and renovated in 1999. Originally purchased then for $255K, it was purchased in 2006 for $793K. The property is wedged in and has no particular view, though there is a nice screened in area in the back.

There are two Boca Isles neighborhoods, west of Cain Blvd and south of Yamato Rd. We call them Boca Isles North and Boca Isles South, though we see some references to just “Boca Isles” as well as to a “Boca Isles West.” Sunrise Park Elementary School is nearby. Both are zoned for Eagles Landing Middle and Olympic Heights High School even though West Boca High is a lot closer.

A ranch home at 10690 Maple Chase Drive in Boca Isles North sold for $535,000. The home has 4 bedrooms and 3 full bathrooms in 2660 sq. feet. It overlooks a lake and has an in ground pool. Built in 1993, it was originally purchased for $259, 500 and sold in 2001 for $389,000.
Just down the street, 10582 Maple Chase (5 beds, 3 baths) sold for $570K. A smaller 4-bed, 2-bath house at 10792 Queen Palm Court sold for $405K. In Boca Isles South, 20130 Ocean Key Drive (4 beds and 3 baths) sold for $475K, and 20145 S Key Drive (5 beds, 3 baths) sold for $655K.


The Shores is another gated community on the north side of Yamato across from South County Regional Park. Within there 11041 Blue Coral Drive sold for $515K on December 1st. It’s a somewhat unusual structure with 4 garage doors. It has 5 bedrooms and 3 1/2 baths and sits on a cul-de-sac. The backyard has a fairly large screened-in area with a pool and a bit of a lake view off to the side.
